I have bought two homes from auction but notice in my area that the homes are sometimes auctioned 20 times before accepting the highest bid below reserve. Any insight on that?

There is a 5% buyers premium on a lot of properties but there are no buyers premiums on HUDCWCOT programs

Correct some properties have zero buyers premium or 5% of purchase (min $1,000 or $2,500 fee)
