    All the panelists sell apartments and people are asking them if it's good to buy one. The stupidiest thing I've come across today.
    Apartments are the worst investment you can make in present times.

      Unless you need an apartment to live. There is no question of buying one for investment. It's the worst decision you can make. Better buy a piece of land in the outskirts of a city and build a cozy home

      @@partha1331 Guys you're not understanding that buying an apartment is much more affordable than buying a land. Say in a locality where you can buy an apartment of 1000 sqft with 50 lakh you'll need almost 85 lakh to buy a piece of land measuring 1400 sqft (to build a house of 1000 sqft). In terms of returns you need to hold the land for 2 to 3 years to sell it at 1crore depends on political and developmental situation. Even if you're buying large amount of land in the city outskirts you need to hold it for 5 to 6 years to get good returns depending on the situation. You can give your apartment on rent and earn a passive income and finally sell it at a higher price in future.

      @@kolkata7948 I respect your view but in my view apartment is more cheating than a land....I personally bought a land in urban Bangalore now I'm constructing 3 floors how ever I want my designs ground floor I can give rent where as in apartments near my house there are almost thousand flats vacant no buyers from 4 years........land is mine I can still make any changes how ever I want......but in flats its like match box....also you don't own a land how do u know wat materials they have used your just paying them money for their exterior designs......in Bangalore there are almost 10 lakh apartments are vacant no buyers....I know this because I worked as real estate

    Not impressed with the answer... Buying a plot with Known builder let's say Godrej or Prestige. If u have a land u can build a house or even a small apartment..

    This is complete bullshit. For 35 years I have bought and sold land with far more profit and less problems than selling apartments. Even the apartments I rent are the most wanted in the regions I have them, because I provide what I promise. These people think or calculate the profits, but they are not sincere and know nothing about doing business.
    Karma will show up in their families.

    ANSWER: Plot will provide better returns but risk is high. You have to spend time to investigate all about land. Also be ready to suffer the complex land registration process of Indian govts. ......For those who want low risk, low return and readymade home to live in with less hassle can opt for Flat.

    what is the carpet area for 1690 sq ft. is loading is 1.50 allowed. i purchased a flat in indiabulls agreement carpet area 1007.18. service area 37.45,dry yard 16.25, saleable carpet 1126.43, loading 1.50. saleble area 1689.65. final saleable area 1690.

    Half the video is intros.
    The apartment is better because there is a fixed income month after month. Land has no such income and its value increase is based on a host of factors, most of which are out of control of ones hand.

    Wat bullshit. Can u build 2 floors in an apartment. Apartment gives u lifestyle ok agreed, but u get gated communities for sites too.
    But definitely wrong to say flats are better. Everyone should own at least 1 plot or 2 then go for flat or watever, then also don’t drown in a loan for buying the flat

    In Pune, You can lease apartment for 2% per anum of its market value. Try selling an 5 old apartment, its nearly impossible. when new ones are offered for lesser price. Buy only 1 apartment for your living. It is expense , not investment. MF will give you 12 to 15% in the long term.

      If you have an OCI and not a PIO card, and Aadhar, along with an Indian regular bank account, and you have someone like yourself or a family member that you trust to live there, then yes.
