    I guess you should do one video on invit investment also which functions in same way except for the fact that the asset in this case is infrastructure projects like power plant , toll units etc instead of commercial real estate. More so because in pandemic, many reit were erratic in dividend pay outs as their rental got adversely affected .

    Its NOT CAGR that shows in the ticker. Its 21% over 5 years. Whereas even a pretty low performing equity TCS is giving 172% in the same period. The title is clickbait, which is unthinkable for this channel.

    I believe there's a mistake in your analysis. The 22% shown is basically your total gain since the REIT was listed which over a 3 year period is literally quite low (averaging

      You are right. It’s 22% absolute returns, which is what one should expect from real estate 6-8% annualized returns.
      I am of the view that Wfh Will drive up commercial even more because people will begin to look for offices close to where they stay. It shows already in the occupancy rates of Coworking spaces which have shot up in the last 1 year.

    Embassy REIT started in 2019 so it makes not sense to check 5 years return. I think there was a bit lapse in the research towards the end of the video. 22% returns in 3 years is not good, I guess.

      I have ELSS tax saving investment with 1% expense giving 13% after 4 years. REIT with 22% returns in 3 years plus USD value increasing against INR by 5% annually is much better

There is a lot of confusing information about the minimum investment to participate in REITs. during their launch, it was 50,000 -> reduced to 10-15,000 in 2021.     Thank you so much sir for the info. The product itself is a really nice investment option but there is a major issue in REITs according to me and please correct me if I am wrong but since they are traded on Stock Market, the price per share will majorly depend on the Demand and Supply instead of the actual returns that is earned via a piece of land. So it would be wrong to consider it as an alternative to owning a piece of land but yes it can provide diversification to your portfolio.

      I think you're wrong. Mutual funds units can also be bought and sold but the demand and supply of those units doesn't affect the NAV. Same goes for gold bonds which can be freely traded and are highly liquid (but it's price is not affected by it's own demand and supply). It's a derivative rather than the actual asset.

      Yes. Supply and demand do that with any investment make sure that the riet you're in is going up. It's Highly unlikely that the price of houses that have been going up for years are gonna go down fast. Make sure to keep an eye on it.

    Sir, you mistakenly said 22% as annualized return, actually it's the total return, not CAGR & it was initiated in 2019 which is 3 years and I think they pay the profits only via dividends, so the REIT's exchange price moves within a range bcoz of the dividends paid out!

    Do not understand how can 15-20% return over 5 year span be good return. Even FD/Corporate bond will give better return than this. Can anyone explain ? Capital appreciation is not happening at all for any REITS so don't fall for that trap

      @@thecrypticmystic28 even including that - total return is hardly matching with usual corporate bonds/FDs. CAGR coming as 4.84 had I invested in 100 REIT units at the start of this fund. Howz that good ? You can calculate by yourself.

    Ideally The benefit of REIT should be that it's price is completely dependent on the asset i.e. where the it is located, how big it is,how much of it is occupied,how frequently and for how long it is occupied. It's prices should not be dependent on people who are trading it,the price cannot be pumped up. Whatever is the price it's the actual price.But I don't think this is how it works,it is being traded like a commodity ,so price is now controlled by the traders not the asset.Divident what he mentioned is also low.

    very true ! I started investing in 2019 and that same year I pulled a profit of about [ $ 300,000 ] with no prior investing experience , basically all I was doing was seeking guidance from a financial - advisor , so you don't necessarily need to be a perfect investor , just have a professional to assist you.

    Well, Ankur you have mentioned quite a lot in your previous videos that investing in real estate in your 20s or 30s is not a great option but on the contrary, the return as you said is quite a lot. Then why should young investors not go for investing in real estate instead of investing in stocks which is much riskier?

      According to me real estate is always a good investment...the only matter of worry is the ticket price is usually very high, which leads to us taking loans for a very long term which bound us significantly.
      most of the times the rental income does not suffice for the emi. And most importantly it is not a liquid asset.
      If we have sufficient money then good real estate is always a great investment option.

      Because stock gives us exponential growth , real estate gives good returns sometimes excellent based on what development that area had , sometimes ok ok returns ... While stocks are completely different story

    Dear Mr. @warikoo . Very helpful video on REITs and they do look promising. The only aspect I think isn't covered in detail here is :
    MF NAV calculation method is transparent since stock prices are available. What methodology is used to calculate a REIT's NAV to ensure that its fair price and not a pumped up NAV ?

      This is a fair question. My initial understanding was that, whatever the share price we pay for REITs, is basically for the profits they make and dividends they are able to pay out of it.
      But after long research and as an investor in REITs and InvITs, I have leant the following,
      1. Be wary of the loans the REITs and InvITs have accumulated. Since REITs has to payout the 90% of the profits in the form of dividends, to grow, they have to take loans to invest on new projects.
      2. REITs and InvITs bleed when interest rates are high. This is when the REITs have too much floating interest rate loans.
      3. REITs and InvITs bleed when inflation is high. This happens because of 2 reasons. One, the cost of the new projects under construction goes up. Two, when there is an increase in the cost of maintenance of the completed projects and the trust is unable to pass on the price to the customers immediately.

    Hi Sir,
    Correct me if I am wrong, there is minimum number of units that you need to buy in RIET. Initially, it was 200 units. Now, SEBI has brought it down to INR 10,000 to INR, 15,000.
    So you should have atleast that much amount with you to start RIET.

    He Ankur, I think 2 missing points on REIT here
    1. company’s liquidity is constrained.
    2. Any operating income or interest paid by REITs is fully taxed in the hands of the investor at the applicable slab rate. As a result, persons in the 30% tax band will have to pay a considerable portion of their dividend income in taxes.
    Ideally, your choice to engage in REITs should be based on whether you have already optimized your investing strategy across equity, debt, and gold and are looking to buy real estate.

    Informative video, one small update we can not buy single unit we have to take in lot of 200, means if you have to purchase 1 lot you have to purchase 200 units means, 370 X 200 = 74000 INR

      That was when IPO came now they trade on Stock Exchange and you can buy 1Unit also :) , NO MORE LOTS RESTRICTION

    Ankur you told that commercial property for rent that idea is great but there are lot's of Factors are working beside a commercial property like - Right company who will giv u the right rental yeild, the price of the property will much higher than normal so how u can suggest that idea without telling or managing the cons?

    @warikoo - Should REITs be considered as debt instruments or equity instruments? If you are going to get fixed income kind of return, then won't it make sense to take on fixed income kind of risk. But here looks like REITs have far higher risk.

    The nitty gritty i saw here in your vedio was very impressive, but when I try to relate with my own company Real estate investment club ( sister concern of Janardan Farms and resort s) , I find it our working idea is very simple, and gives good returns. We are developing small property hotels at various locations in India where the investment is low but after construction when we run this property the neighborhood grows and it becomes prime property, we sell off of this property after four or five years of operation, giving good returns to my investors who are partial owner of the property as per their investment amount in the registered document of the property.
