Did the Tenant Trash this Tiny Rental Unit After Move Out?

  • This is one of the cheapest rentals in our area. It usually rents pretty quickly but we have a lot of turonver in this price range. We had a tenant move out of another unit on this property and they did not leave it nice. We shall see how the tenant left this property!.

    I've only had 1 out of many landlords return my deposit even though when I moved out I left it cleaner and in better repair than I got it. Most landlords are leeches

      You can sue for 3 times damages in almost every state if they do that.

      You should sue. As long as you took pictures you will win 3x the deposit.

    If the town had the property surveyed, especially at their own costs, I would be very suspicious and would be thinking eminent domain long before I heard any rumors.

    I leave my apatments super clean including spackeling all the holes in the walls & always get my deposit back

    Why not fix up and rent the other house that has storage in it and stop renting the basement?

      can't do it. They allow one house which can have multiple units and an accessory unit that is not attached. However I cannot have three separate houses. I can have 2 or three or four units two separate structures, but I cannot have three separate structures.

    Basement apt would banned where I live we need at least 4 ft widow in each room for fire access and the fact the window is block by the outside staircases you seem to be the type of landlord who don’t care for the safety of tenants.

    Damage or wear n tear..painting is in our rental contract. A tenant can paint but they have to return the room to the original color, or we will charge to return the room to the original color, same goes if they paint poorly and will be deducted from there deposit. We don’t charge for wear and tear, we charge for damage, replacement.

    You know if you enclose the stairs (Side walls & roof) it wouldn't look so odd. And who puts a bump out above basement access stairs? How did you get away with that?

      @@investfourmore I know. Hopefully you can unload it for a profit. I wonder if you tell the city/county that you had heard they were interested in the property, and were considering eminent domain, that you could save them time, money, and legal fees, they might make you an offer.

    Sorry but I don’t see that basement apartment being worth $800.00 a month. Maybe $550.00 and honestly that’s a stretch. $800.00 is more like what the other unit is actually worth.

      Kimberley…rents aren’t based on what a renter thinks a space is worth. As a landlord rents are based on mortgage, current rental market pricing, as well as taxes, and insurance for the properties and maintenance, all are factored in. Landlords financially pay more, and are liable for more than renters. The great thing is a renter has the choice as to where they can afford to live

    With this property, I know there was issues with the three different buildings.
    Wouldn't it be better and more efficient to have three separate houses instead of the basement unit, since it's very small and awkward.
    If you had to give up this property, you could almost have the nicer of the three houses moved and relocated since it's in very good condition and not that old.

      I can see its place in certain situations but I think it can also be abused.

      Hopefully they don't slice through the land and only take a corner leaving the remaining part with much lower value. They've done that before in my state to people.

    If you knew that the local government was going to do eminent domain on you but other people didn’t, would you sell the building to an unsuspecting person for more money then you would get from the local government?

    Learn from my mistake. If there is any talk about the state or town expanding that intersection, it is best to start looking for what is being planned. I can guarantee they have already hired an engineer and are drawing up plans. Don't get caught off guard because sometimes there is a limited amount of time for someone to submit public comment or to appeal a decision being made. The fact that they asked for permission to survey is a big deal.

    Weird, but sort of cute property. I never understand the mindset of tenants who trash the places, paint walls without permission, stick on mirrors, etc.
    Considering how the city has treated you in the past I would not expect a fair offer on your property if they use eminent domain. You should have a good lawyer very familiar with eminent domain abuses waiting in the wings ready to attack when the time comes. I can see the city being jerks about it. Start out by getting values on this property by reputable sources as it is NOW and stay on top of any changes in value. I don't trust the city to be fair with you. I hope they do make a fair offer and you can avoid all this nonsense, but I wouldn't count on it.
