Were still in the process of finding a home! The house we wanted, was already on escrow, though we are the backup. Been almost 3 weeks on escrow, im feeling theyre gonna get it. Next home, the seller is firm with price even though its not worth the price. Not even trying to negotiate. We saw one today, ughhh roaches!!!!

We looked at 5 homes and our offer was accepted on the 5th. I was in love with the 4th offer and just knew it was going to accept. God had other plans and blessed we are the first owners of our home. I’m praying our process isn’t too hectic before closing which should be the end of April♥️

Im in the same boat im 23 going on 24 yrs old in a few days and made my offer for the 4th home and same situation im praying and hoping the 5th or 6th if thats the case will be the one its a hard journey, im in the roughest waters especially with a great job yet a hard economy for my generation

Where you required to put down earnest money after you won the offered ?
Yup we did have to put down a deposit
Do you need different people for all these different steps? Like inspectors/ mortgage insurance/ etc?
I recd a preapproval last yr but it was too wild and going again this yr and so nervous
Yes different professionals for most of these steps. Your realtor will likely provide you with suggested vendors. Praying this one will work out for you!
So for your real estate agent commission fees, is that extra money that you have to come up with?? How many months did it take to complete everything after the offer was accepted? I’ve seen houses pending for 3-4 months 😮
nope as a buyer you do not pay the agents fee. The agents fee comes out of the sale of the home. For example, if a house sells for $1,000 each the agents typically get 6% of the 1,000 and split it. After our house was accepted it took about 2 months mostly due to the turn around time for underwriting and inspections. Good luck!

It’s not over until you get your keys to your home after closing.
Your husband said, “DO NOT BUY OR PURCHASE ANYTHING DOING THE CLOSING PROCESS ON YOUR CREDIT. DONT RUN YOUR CREDIT. Wait till after closing to make a big purchase .”
Unfortunately, there are a lot of people during the home buying process lose their house because they have a “spending problem” and they can’t wait until after closing to make a big purchase. Sad but true.

How much does the real estate lawyer usually charge? Anyone?
I vaguely remember but ours was somewhere between $2,000-3,000. It was a flat rate that we paid at closing.
How long until you guys started making big purchases because we don’t have a oven or washer and dryer lol
oh wow, Kayla. Where are you in your process? We purchased our mattress maybe a week before closing but that was because our cards would not be charged until it was delivered. The other major purchase was our fridge and we waited until the day we closed. Fortunately for us we had 3 weeks between closing and when we had to get out of our apartment so we had wiggle room. But we made sure the fridge was something we could get delivered immediately so we made sure it was in stock.Hope that helps!

there are usually agents involved especially to close. Sometimes the owner selling their home is an agent
