- Usually, the sellers have done all of their hard work before the closing day with their packing and being moved out. Any and all repairs need to be completed before closing and the home needs to be left in Good or BETTER condition.
On the day of closing, you need to do your final walkthrough and confirm what conveys and what does not.
You need your Valid Photo ID at the closing and all signers need to attend. NC is a One to Buy, Two to sell state - so your spouse needs to be present to SIGN at closing.
After you leave the closing office, you need to wait until you've been notified that the Deed was officially recorded. Congrats, now you have sold your home!

I was supposed to close today as a buyer.
But the seller had issues with HUD, so my closing got pushed back. There has been a serious lack of information from the seller and I am wondering when i need to get a lawyer.

Yes! A certified/cashier's check is perfectly acceptable.
What happens if the buyer wires the funds the day before of closing and the seller doesn’t go through with the sale for some reason? How quickly does the buyer receive their funds back? (This is assuming a cash sale.)
This happened to me. Literally 2 weeks ago. I had a loan, appraisal, and inspection contingency. I waived all it was all good, and The day of closing they backed out. My earnest money was refunded and I’m seeking more funds for wasting my damn time. We are in California and have hired a lawyer to get more money because in that time we could’ve offered and bought another house. And they violated the contract. tldr yes the earnest money was returned instantly (26,700)
Do people get key on closing day?
As I understand the video, you can't get the keys till after the deed is recorded.
Since that in itself takes between 14 - 40 days, then no, you won't get the keys on closing day.
I got my keys on closing day (a few weeks ago). I'm not sure if everyone does. I got the notice in the mail a week later that the deed recorded the next day.
Is it normal to be seven days After closing for the buyers money is this a red flag?
