I need some clarification on Carpet area to Super Built up area ratio. One apartment I have booked has carpet area of 845 sq ft, comes to 938 sq ft built up area and the builder has added another 115 sq feet as service area. On top of the total 1053 sq ft they have added another 25% loading and total super built up area comes to 1316 sq ft. I find this very odd that a 2bhk standard sized flat should come to 1300 sq ft while carpet area is a meager ~ 850 sq ft. Is this fair calculation or am i being overcharged?

@SaudaGhar Sir mera ek doubt hai ki meuje bhi builder ne total area means service area bhi dikhake muje price lagaya means mera area builder ne 424 hai bola aur as per rera 404 hai to me uske sath pricing karte samay 404 pe per sq pricing karunga ya 424 pe?

Balcony area provided only for flat owner is considered as carpet area or what

What if building is 90years old with balcony. So balcony is considered in carpet area? As building is not build after rera.

Harsh Ji, Before RERA whatever usable area you get that was considered as carpet area. However, earlier balconies was not the part of FSI (Floor Space Index) so, that was out of carpet area but developers always try to dodge all this, and calculate everything (Balcony, Terrace, Enclosed Balcony, Dry Balcony etc.) under Carpet Area.

@@SaudaGhar thanks for reply. As I am staying in paghdi system, just want to know in redevelopment my balcony portion will considered as carpet area?
So their is any law on it cz many of tanent are getting less area as builders are not consider balcony area in carpet.
And as you said we also told builder that our building is 90 years old and balcony area should consider as carpet only.
Plz suggest your advice thanks in advance.
