    $500k for a cheap little house, $350k is too much, builders are going to hold that one for a while.

      This is what over speculation and greed looks like. It’s happened before during every asset bubble. They always pop and return to normal. Thankfully it’s happening. It’ll take time because sellers are in denial but patience will pay off.

      Based on the square footage estimate for house #1 I’d say about $319k is tops, and thats still too much, but I took the added closet features into consideration.

      Someone purchase a home here in Florida 4 months ago for $1 million dollars in 4 months it has already dropped $102,000 in value to $900k that’s in 4 months just imagine 1 year. They will never sell that home for what they paid for it. Short sales coming again just like in 2008

    I'm so glad I own my house because if I had to buy something now I would be greatly depressed, that first house was cute but almost half a million dollars the second was much better in price but a little small for a 4 bedroom I bought my house in tampa 15 yrs ago 3 thousand square feet with a pool ,I paid 120 thousand now I can see why our adult children don't want to leave the nest

    Happened to me in CT during the real estate bubble of the 1980s. Bought in 1987 and two years later I couldn't give it away. In 2000 it was still worth less than I paid.

      It’s going to happen in Florida people coming here from out of state are grossly overpaying for homes. The wages are low in Florida it’s not like California and New York these prices are unsustainable.

      @@s99614 yeah I marked it a little higher because everything has brand new. Perhaps the areas developed. But I agree this is a 250k home that is currently priced should be priced at 300,000 given the over-exuberance of renovated homes.

    I don't understand these builders now, they are doing things as cheap as possible offering small spaces, doing away with the dinning room/areas altogether, no yard and bathrooms have almost no space. Then asking for this much money? Not good at all. I'd say the people are getting ripped off. The older homes have more space and bathrooms that have tubs and showers. I know the market is different but this has been going on for a while. Those nice size homes don't exist anymore. This is almost apartment living. The neighbors are also too close. I guess some might like that but I would never pay that much for this. You can get a Toll Borther's home that offers way more for 499k in other parts of the country.

    WOW they have built downtown Tampa up a lot. Wonder if those blue projects are still across from Ybor City? Downtown area was always the core hood of Tampa. I use to live north, Citrus Park north and far away from any drama. The homes in my old area were way bigger and priced less. Well I'm happy it appears they have cleaned the area but I still don't feel it's worth it. Kissimmee is just way too quiet. I heard many left. Tampa seems to have exceeded the cost of living over salary. smh Such a shame! I'm a New Yorker who lived there for 7 years. It was such an amazing place to live in 1998-2007 The cost of living was freaking amazing. I'm not sure what happened but they need to fix it.

    Apartments are bigger than these homes! No pool, No fences and don't understand the greed ? Don't they want everyone to own a home???Salaries in Florida have to start 50 an hour!

    The homes are way overprice. It's almost double its true value. I don't think the interest rate is high enough, the FED needs to rate it up much higher. The supplies home inventory is really high now, they're just holding it, and wonder how long can they can hold them for.

    The Kissimmee house is a deal as I see it. Only issue is any house with under 2000 sf with 4BR has tight living/dining/kitchen space. 3BR, much better

    Hey Kaleb. Happy Monday. 1st home. Nice front elevation. 2 ok front bedrooms and bathroom. Like that the view on entry is private. You can’t really see the kitchen or living space til you get there. Laundry 🧺 space ok. Nice open concept with breakfast /dining nook. Primary an ok size. Upgraded closet. Agreed. Nice layout. Shower if fine. Tub not needed. Great room for a pool. Nice home but $499k 🤔? 2nd home also appealing front elevation. Great price. Let’s see inside. Nice. At least the kitchen not in full view on entry. Sets back a smidge. First 2 bedrooms and bathroom nice. Clean. Kitchen/pantry ok. Walk through laundry to garage. So 3 bedrooms to 2 bathroom 👎. And no 1/2 bath. Primary size ok. Closets bigger than I thought. Very nice en-suite. Nice home. 3rd home nice front elevation. Unique staggered entry. 1st bath is big to service 2 bedrooms. Very nice kitchen. Love doors VS sliders. En-suite and closet is small but nice. Backyard kinda tight for a pool. But all 3 homes nice. Nice for sharing and see you next video.

    House #1: I'm not keen on bedrooms just inside the front door, and the price is high! House #2: Same comment about the bedrooms, and it has a small back yard, but the price isn't scary. House #3: Again, the bedroom placement and another high price.

    It cost 135 to build it and they want 500 or 600k ,wait for boxable to come will destroy this insane valuations and put the real price on it

    #1 & #3 crazy high prices.
    #2 has the most potential if an outdoor protected space with a water feature could be added.
    I’d add sliding doors to both back bedrooms if the yard was improved.

    People attitudes contribute the most to an economic bubble. Look , study markets before you buy and if you see astronomical jumps in prices (above 3 percent annually)....DONT PARTICIPATE!....People lack of understanding creates these situations...Learn to sit and relax and watch the market, for the right time to enter.

    Thanks Kaleb for doing these videos as I am not able to get out to every town. I just signed a contract for a new build home for $350k , 3 bed /2 bath 1300 sq.ft. in Metro West, Orlando. It seems this is the average price for starter homes.

    I agree there’s no way people are going to pay high prices fir home that were sold in the $200,000.I have lived here in Florida for 16 years anyone that has lived here know the value of theses homes. The idiots that over paid will soon find out when there house is not worth what they paid for.

    Don't forget the extremely high home owners insurance! It can easily be the same amount as your taxes! Make sure you know before you set a budget.

    Kaleb, I absolutely love your new intro! I loved the all the homes, but the third needs to loose those ultra modern light fixtures, and the master bath was a let down. I cannot and will not make purchase of a home without a soaker/garden tub🤣 I'm spoiled! Florida and California are high on my potential next residency spaces. I've never seen any videos featuring homes in Port Saint Lucie, are they too far from the areas you typically feature? Thanks for the great videos!

    Have the prospective real estate buyers in Florida gone crazy? Not that many years ago,
    small homes in Tampa could be purchased for under $100k! In 1990, I bought a 2 bdr. used
    ranch, 1 hr. north of Tampa, for $30k. yes $30k! I sold it in 2004 for $55k! Remember, even new
    Fla. homes have no basements, less insulation & small lots! Think twice before paying $500k!

    That's almost twice the price it should be. $300,00 would be about right once you calculate PITI and other costs.

    The First House is Nice, But way over My Head. Why would they build a New Home in a Old Neighborhood, IT Just Doesn't Make Sense. And doesn't even have Fenced in Backyard.. Kaleb, The Second Home is Pretty Nice, But No Patio, The Back Bedroom, You can turn that into an Office Den, The Price is Not Bad at all. The 3rd Home is Not worth no $485,000, I just Don't see it, And it's Nice, But you can find a Affordable Comfortable home, without breaking the Bank, GREAT Video 👍📸

    How about a video on homes that you think it will be a good investment, homes you think that will double in value in 10-20 years. I always buy homes that I want to live in, but the most important is the potential appreciation value. I’m still waiting for housing crash in Florida, my cash is ready, just waiting.     Houses 1 and 3, overpriced! House 2 well priced, but awkward floor plan, especially for dining. I will say that house 1, is much nicer on the inside than the front suggests. You know, for the slight extra cost, builders should finish all of the fencing and put in a large patio. These back yards look like they just stopped, not really finished the project.

    Great job as always Kaleb! You are very thorough and describe the properties well. I’m really surprised that the 1st & 3rd home prices are so extreme. I find it hard to believe that salaries are in line with the prices. I really like the 2nd home, but again, those numbers 😵‍💫😵‍💫😵‍💫. Cheap builder grade no real style and all are less than 1800 sf. Sad. 🤷🏼‍♀️.

    House 3 ... Tiny garage. No way I could get my Caddilac in it. Over $400k and the fence in the back yard is falling over. Ugly interior paint I thought. Nice house and all but wow. It is still $200k overpriced. Good luck unloading it.

    They should be $150,000 homes at the most. The prices of homes have skyrocketed. it’s no wonder the homeless population is increasing by leaps and bounds. I would rather buy a mobile home in the middle of nowhere than pay these prices for such tiny houses.

    If you're OK with paying a lot of money for a crummy little house, paying 7% mortgage rate , with slapped together construction then by all means be my guest. When those prices start to fall, you've just bought yourself a one-way ticket to the poorhouse.

    House #1 has literally zero curb appeal. There is NO landscaping. They want half a million for that ??!!! And could it be any more white??? Everything is white except the door hinges and door hardware. The kitchen is not impressive. House #2 is another vanilla home. At least they tried to break it up with the counter tops. House 3--Half a million for such small square footage (3-2). At least some of the finishes are nice and the gray scheme is elegant. How do they justify that box as a pantry? The master bath and the yard are terrible and certainly not worthy of the half mil.

    This house is not worth 4k. With this $$ amount, I will buy in Texas 2 houses that size.
