Leakage flat normally under takes repairs at its own cost or jointly with effected flats depending on understanding. Incase of dispute AGM has to decide and pass resolution for all flat members.

Our society is been registered since 2020 Oct ,though OC was obtained in 2014 ,we have leakage issues in external wall since than but inspite the builder working on it it hasn't stopped.few members have 5 yrs guarantee letter from builder towards leakage issue in 2017,but now society is formed with leakage issues sq so now is it still responsibility of builder or society now if one has the letter

Supreme court has given guidelines for parking.. Builder cannot sell parking space in common area of the society including stilts, if sold even in agreement of flat it is not binding on the society. Please rectify .

Mumbai, for which I have a 1) Nomination, 2) Power of Attorney, and 3) Duly Probated Will All in my favour. I've been fighting for my 'Constitutional Rights' since 2009.
Few members of a particular community renovate the whole bathroom and change the sitting position of the WC Commode in order to face and sit in a particular direction, some also replace the Commode with Indian style in a particular direction, thus causing unnecessary damage to the whole pipeline fitting structure and cause leakage due to poor material/construction and waterproofing etc and also due to the changes made to the original fittings. This is a willful act committed by such arrogant members by violating all the acts,rules and bye-laws ,and don't care for the hardship and harassment caused due to (stinking) leakage seeping into to the members flat below . There should be strict rules all over Maharashtra and India and such arrogant members should be fined and made to correct the leakage by respective Municipal Corporation authorities and/or the Deputy Registrar of that area.
Good Evening Sirji, Jay Prakash here, I have a flat in ghodbunder road thane, and fm the time I purchased I have given it on rent, the society managing committee has always been in boisterous behaviour with me, to cut short on the recent problem they plan to introduce moving or shifting in and out charges for tenents inspite of NOC charges paid by me, Sir that is a 2bhk flat but it has never fetched me a rent above 15000/- rupees but the society is charging noc fixed charges of rs 400/- and now they are planning to introduce for tenants only 1200/- rupees for moving in charges and 1200/- rupees moving out charges which is absurd and nowhere mentioned in bye laws of Maharashtra CHS act. Sir please guide me how can I takle such a problem
