Reminds me that everyone is entitled to their own opinions, but not their own facts. Very rational, cohesive, compelling arguments. The financial benefits to the rest of the town cannot be overstated!
Excellent explanation of the issues you're facing to get approved. It's always amazing to me how the people who always do the wrong thing have so much power to stop people who want to do the right thing!
Rooting for you. Funny seeing the estimated 700 people who disliked the video - guess they don't know that "likes" and "dislikes" count equally toward the algorithm and boosting the visibility of the video.
Thank you very much. It has been a long process but, I remained determined that campgrounds could create a great future for all of Sanford and surrounding towns.
In northern Michigan its 50 feet of the property line for residential or agricultural. Fence has to be 18 inches off the property line. Those people sound like a Lake Association, or HOA, subdivision. I bought property up north so I wouldn't have to deal with as many codes. Good luck.
Thank you. A 50' visibility setback would be fine. 50' from the property line would not be good for us on the water. The neighbors clear cut right to the property line and want us to compensate for this loss of privacy. Most of my fence is at least 2' off of the property line. I repeatedly have to tell neighbors to remove items from our property. I think some might be doing it just to be a nuisance. Thanks for the comment. I hope your land purchase up north turns out to be a good investment for you.
Yes from a single campground. Wells has 2419 campsites total across all 13 campgrounds. 2419 campsites * $200/day = 483,800 PER DAY being spent at local businesses at full occupancy. Take a guess at what that number is per season?
I've been a developer for 40 years.Reach out to me.I have some thoughts for you . In oregon , if somebody tries to control your property , there's a law called taking. I haven't. Seen it used in a decade.I'm not sure. It's still valid but it may be v v something you can do there
@@HowtoBuildaCampground Also and this may or may not be of help to you.. Here in the Pacific NW they try to control us with septic permits. One way around that is an above ground tank. They do need to be emptied . There are no laws against an above ground tank. And it keeps the gray and black water out of the aquifer. Also and this might be a stretch , i was hired to consult for a land locked mobile home park, they had aged out of there septic field. I suggested an aerobic digester . The permit dept went crazy for it. No field needed and very eco groovy. Good luck. I know exactly what your dealing with... Find a politician who can help you , someone with some pull with the county or who ever the municipality is you are dealing with
@@HowtoBuildaCampground What is the law term taking? A taking may be the actual seizure of property by the government, or the taking may be in the form of a regulatory taking, which occurs when the government restricts a person's use of their property to the point of it constituting a taking.
@@josephhellstern949 Interesting. I will definately keep above ground tanks in mind. Thanks for sharing. We paid to have 12 testing wells drilled on the property to make sure our septic systems wouldn't harm the aquafer.
@@josephhellstern949 Thank you! I will share this with our attornies as the neighbors are sure to protest almost anything we try to do with the land. You are a great help!
Yes, I'm afraid so. I've been told by my neighbors Not In My Back Yard (NIMBY) a few times. "nothing personal" they tell me. "it's just business". Not sure what that means? I've lived on this pond year round for most of 20 years. Many of the neighbors are only here for a few weekends per summer. Most aren't here in the winter as they live out of state. They don't want to see change. Change can be hard...

Thank you so much for the feedback. I really appreciate the support. Hopefully the new restrictions will be reasonable.
I support you Mike!
Awesome. Thank you so much!

I hope you are approved for a great idea, that will benefit many people for years to come!

Keep up the fight Mike. Right is right!
Thank you Scott. The support is really important.
Keep at it - the benefits of an approved campground in Sanford far outweighs the negatives!
Thank you for the support. I'm working with the town. Final decision might be November.
If the neighbors didn’t want a campground, they should have bought the land.
Thanks Christopher. I agree with you although, I'm glad I was able to purchase it. Absolutely beautiful property.

An additional ~$850,000 in annual camper spend would be great for local businesses!

Thanks for making a comment. A 'taking' isn't something I'm familiar with. I'll see what I can google up.

Sanford should be renamed to Banford.. no ATVs, no campgrounds... no fun
I hear this from people all the time. Constantly. I'm hoping that I can eventually tell a different story. Thanks for the comment.
