My family and I are trying to build a campground in Sanford Maine. We purchased over 100 acres that connects to a 30 acre pond called Sand Pond. This channel is dedicated to the journey we are on with the entire process. Topics we plan to cover in depth include:

You sound an awful lot like a flatlander. Just like every person from away comes up here to destroy my state. You people come up here and buy up land and make it so the average Mainer can't afford to buy it later, when you can't make it through the winter.
Another thing it does up here is snow, and snow can sometimes break trees, that then need to be cut...now im not sure what happened over there, but 20 storm seasons, yeah just nevah know!!. And lastly, here's a GREAT THOUGHT of what is truly needed in Sanford area is in fact a camp, but a FREE one for all the homeless that have been displaced from other homeless camps surrounding Sanford, perhaps you could get Sanford City of....to pay you a certain amount per month to manage your land, for taking care of their temporary shelter problems.
Hey Randy, thanks for another comment. I'm all for helping. My neighbors would definately be against homeless camps on my land. They don't even want me using my land. Given time, hopefully things will settle down. In the last 30 days however, we have had to report 2 new events to the Sanford Police. To be fair, I have no way to prove it was a neighbor. Probably just a coincidence.
As a life member of Maine, of well over 50 years, there's one thing you should know,, no one wants their neighbor in their refrigerator!. Now you have some valid points, and that septic business is nasty, but you Sir are not Mr. Maine, nor Mr. Sand Pond, and you damn sure are not Mr. Sanford ( cause that's my job ) it is always better to try to get along with folks you share the water with, especially considering your the one planning on bringing in all the tourist, like any of us up here in Maine can choke down any more of them.
Hey Randy, Thank you for your opinion. This TH-cam channel was started because my neighbors were attacking me and telling other neighbors as well as city officials things that were not true. The moratorium recently ended and we can all go back to being friendly I hope. I have been in Sanford for over 50 years as well and you are correct, I am not Mr. Maine or Mr. Sand Pond. I don't intend to be. Rather, my intention is to help our community by sharing experiences. Many of my other videos provide examples.

Just a thought on the tire flex, the bottom of the tire will be squished out under load and the top will be normal so if you put your level on it it's going to be off. Now you might have some flex from the axle but probably more to do to the tire compression.

Do you have any experience with finding an engineer who has experience with campgrounds in Maine? Is an engineer necessary?
You will need engineered plans for most towns in Maine. Plan on spending tens of thousands of dollars. Most engineering companies have no experience with campgrounds but, they will have the skills necessary to help you. I would ask other campgrounds who they have used.

If it all goes to hell you need to turn it into a pig farm, gravel pit, and fairground. You probably have room for an airport and a drag strip too hopefully?

I have a question about boat traffic. Will the campers be launching their own boats in to the pond? Will you have dock space for them? Are mother boats allowed on the pond?
Good question. I haven't thought about that. There will not be a boat launch and we don't plan on allowing gas powered motors. My wife and I never had one on the pond because this body of water is only about 30 acres. One or two neighbors have small gasoline powered boats but, the pond has a 10 HP limit. What is a "mother boat"?
@ motor boat. Thanks I asked because my lake had a campground that wanted to expand dock space to 102 boats. Would have been devastating.

Nothing new here- Selective enforcement and using the government to control others retroactively for the benefit of a specific few goes against all that makes us American. Here's hoping the local officals don't bow to the pressure.
I'm afraid the local officials are bowing to the pressure. One of the council members even said they want to do something for the locals on the pond. Unfortunately, this will negatively impact the future of campgrounds in Sanford. I've learned a lot during this process. The limited information people have on this industry is preventing them from making good decisions.
Now, the other residents are making it clear they don't care what goes in. But it seems they just don't like you specifically and will say anything to the town to make your life miserable.. I commend you on your restraint. I would be the type to clear cut the everything except 200' back from the lake and start putting in a mobile home park. 😂😂
A mobile home development with accessory dwelling units is a real possibility at this point. We will also put in a public beach to the pond as this would be good for the neighbors as well as the folks in the mobile home park. It would be open to the general public. Hate to do it but, a 100' set back takes away way to much land.

I found your website but the spec on the batteries seems to be 250 amp continuous, not 300... and 51v not 48v. Additionally, the charger is a 58v charger.
I would not deal with that I'd put it up for sale. I would move to TN or someplace that appreciates my money and the jobs I will create it will just get worse

@@HowtoBuildaCampground Maine has one of the highest per capita rates of homelessness of any state within the East Coast of the United States. This may be attributed to several factors, including social issues that are more prevalent within New England. Maybe need to let them know we have a place to camp LOL I wander how fast they change their minds about you.

I hope by you calling out all your neighbors & showing past/present pics of other people’s camps really helps your cause, but as a Maine resident myself, I can’t say I remember this tactic ever working out well for involved parties. I’ve seen my share of out of staters and city-type, try to move into a small town & then proceed to act like just because they have property & money that other town residents should listen to what you have to say. This isn't about out of staters. I'm from Sanford, ME. I was born here and lived here most of my life. The strongest opposers are locals as well. This isn't about money either, how did you come to realize that this is about money? I get the feeling you haven't been following this situation. My neighbors started this by announcing they want to stop our campground plans. I simply show how they are destroying the pond because they make false claims against our efforts. Do you watch my other videos? Have you seen how close their septic systems are to the pond? Have you seen the footage showing how over 20 years they keep destroying their shore front? Have you watched the videos that show how the neighbors throw trash on our land? How they clear trees on our land and encroach on our property? Perhaps you should go back and watch some of my other videos. If you had, you would know that I am a local and that I confirmed with the city before purchasing the land that a campground was acceptable.
Fence looks great! But it’s too bad you had to go through the expense. I’m dealing with a similar situation with encroachment about an hour north of you on 16 acres of waterfront we bought recently. It’s frustrating to say the least. I was hoping to avoid posting the land and fences, but people won’t stop dumping trash/cutting trees and mowing after being asked to stop.

Thank you Howie. Tomorrow night is another public hearing but, with the city council. Typically we get 3 minutes to talk. Hopefully this is all over in a few weeks but, they could extend for another 6 months.

This probably won’t be welcome here, but I can really understand why they would not want your campground there. If I came up to my cabin or I lived in that cabin or lot, I would expect a certain amount of privacy and lack of noise. The last thing I’d want is to come up and listen to a bunch of squalling kids, parties half the night, and probably most important strangers in the midst. Concerns about my daughter’s safety walking to her friends house late at night, etc. Small cities do not want big city problems! You’re clouding the issue, focusing on conservation points, which may be valid, but you’re totally ignoring the people problems which of course you can’t defend against.
Campgrounds have rules and don't allow disruptive behaviors. What about the neighbors to your cabin? Do you have rules that are inforced to prevent "bunch of squalling kids, parties half the night, and probably most important strangers in the midst"? Regarding your daughters's safety, I agree that this should be a concern. What about the people who come to the campground and their protection from you or the people that visit you at your cabin? You're implying that you don't commit crimes but, people at campgrounds do. Have you watch my video on neighbors destroying pond? They are the ones hurting the local eco system. I used to manage a mobile home park in Marshfield, Wisconsin at which the owners had an old section too small for large modern manufactured homes. They came up with the bright idea of using existing utilities to create a small RV park which due to a bunch of local construction projects had brought a large influx of workers. Many of whom had RVs they used for homebase. This whole plan caused me no end of nightmares because even though I had some of the construction people we still attracted a lot of just plain RV overflow. I was up half the night chasing idiots to be kicked out in the morning. My people had no patience with these fools. Thank God, even though we had a license for mobile homes that license, according to the city did not include RVs. There were limits on minimum size, foundation, and minimum length of stay. That was my escape. These people are just plain nasty in so many ways often times!
@@tazmun Sounds like their was no rules or whatever rules were in place were not enforced. This summer I had neighbors with screaming kids and barking dogs. Neighbors were also shooting off fireworks. My only recorse is the call the police. In your situation at the mobile home park, you could have kicked them out immediately. I wouldn't even have waited until morning. My neighbors are hypocritical as they cause alot of noise, light, garbage and ecology pollution. I've posted videos on this repeatedly. Maybe you could comment on how they are treating the neighborhood and environment and show some objectivity.

If this was the other way around … an entity building near your home would likely trouble you. How would your camp ground fair if someone built a junkyard next to it?
A junk yard isn't allowed in our zone. Also, junk yards don't make the same noises as seasonal neighbors or neighbors on vacation or just people enjoying the outdoors.

@@JF-fx2qv I think I do understand their persepctive. They want to keep the area to themselves and don't want to share the pond with others. Sound about right? They don't care how the campground will help the local small businesses. They come to the pond for a couple days or 2-3 months per year and they feel like they have priority over the surrounding land scape. @@HowtoBuildaCampground I’m 100% behind the environment, but reality has it, we can’t stop living to save ecology. You are redirecting attention away from the issue when nitpicking about the environment in which any development will have ann impact, including a camp ground. Many people see a sliver of land and they see dollar signs. Other see a sliver of green space that acts as a buffer for the environment, wildlife, and their piece of mind ( peace ). When stating how this development ( campground ) would help the local economy it is again another redirect away from the point that these people wanted their privacy and piece of heaven. This story of one man’s encroachment harming the masses is as old as time. The inflow of automobiles alone will have a negative effect that removes any economic result. Why should these folks suffer for the net zero gain on the economy when that isn’t what they seek to achieve. People go to camp grounds to escape. These land owners are doing the same and they were there first. You can’t convince me or most Americans who have had similar experiences. This development of the camp ground; like so many other developments, are one man’s / group’s selfish adventure with negative results. Especially for those there first! If this development were for the greater good of all people, you would have at least perform a similar impact statement on those in the area as well as an environmental impact statement. This is your dream and not theirs. Chances are you never asked the nearby land owners how they felt?

It is the neighbors who were trying to redirect the planning boards attention away from a general ordinance to a specific project (mine). In all my videos about the opposition, I only counter the complaints that they made first (e.g. light and noise pollution, trash, crime, etc.). I live in ocala national forest and im sick of these northern scumbags coming down here and totally leaving garbage everywhere including in the lakes like its a dumping ground. If the forestry or game wardens don’t do something about it someone will and its going to be very violent and destructive to property and anything that tries to stop it will get taught a lesson too.
I don't blame them. I am not rich but camp grounds seem to be filling up with karens and assholes these days. The new norm is lie, cheet by not paying camping fees, leave trash, deface the grounds and buildings and act entitled and the rules apply to everyone but them. As park ranger I know from experience
Campgrounds are like any other business. They have to be run well or they will fail. Seems like all of the negative comments are from anonymous identities.
I do not want a campground around me for just those reasons!

@@HowtoBuildaCampground let’s look at it like business and the first thing that comes up, is it the property zone commercial or residential if you’re gonna have a business it should be zoned commercial and I’ve lived a lot of places where even running a small business out of your garage is against zoning if you’re not in a commercial zone.

The people in campgrounds today are nothing like they were when I camped with my parents in the 60's. I would not want one anywhere near me either.
Where did you go camping? Every campground is different, just like restaurants for example. Some owners care more about how the business is run than others. Thanks for the comment.

You know, it's funny, I think he was in my Sanford High School gradutating class of 1986. I don't think we ever said 2 words to each other.
Another example of "small towne ittise" and "last to move in", where some feel entitled to stop others from using their property in a way they which would cause outrage if enforced on them. One flaw in this argument is the premise that they were there first. Their property was only developed first. Using the government to control others is just another form of estoppel, or uncompensated restrictions.
Thank you Howie. I agree, the neighbors are unreasonable. I think the city of Sanford planning board did a good job at keeping the meeting on track. In the 2nd meeting, the planning board decided to recommend a 75' setback to the City Council. The City Council will vote next and could increase, decrease or accept the planning boards recommendation. It could all be over in November but, the planning board may extend the moratorium another 6 months.
You should see the sprayed clear cuts in northern maine.
Interesting comment. The code enforcement officer told me i could clear cut the land right to the property line if I wanted to. In some places, the foliage would grow back even thicker but, not in all places. The final decision is in the hands of the city council.

Hi Michael, Thanks for posting this. I just bought two of these 2010 models. I have done many lithium upgrades and have always changed the chargers as the Lead Acid chargers are different than Lithium. Perhaps your chargers are different than mine but that could be the reason you do not get to full charge. Also, I add a 100 watt solar panel from Harbor Freight that I mount to the roof.They are surprisingly good quality. I run a waterproof solar charge controller made by Sunforge. They are an American company. It charges while you drive and park as long as the sun is out. This may not apply to your use case but it adds many miles per day. I did this conversion on a 48v TXT and my staff never charge the cart in summer and works is a 300 acre property in CA. Well done sir!
You know what you are doing way more than I do. Please consider posting a video about your conversion. I would love to learn from you. The company I purchased the batteries from SFK told me to use the stock charger but, that I may have to plug it in multiple times to get a full charge. Something about how the charger will only put out so much in one charge.
@@HowtoBuildaCampground I did further research and your charger can be flashed with the appropriate profile to charge the lithium battery pack. Sending it out and paying to have it done does not seem to be cost effective to me unless you wish to keep the high quality stock charger. For approximately $200 you can buy a new one. I think buying a new one is the easiest solution. Since I have two vehicles, I may build the first, test, refine and film the second conversion. I have done several Taylor Dunn Burden carriers and regular golf carts. Adding a solar charging option is the most exciting part of this for me. No maintenance battery pack and extended range is a major upgrade to this vehicle. The lead acid batteries are just a nightmare. Happy to be of some help as I have benefited greatly from others on this platform.
@@georgelarson9465 When I spoke with SFK (manufacturer of batteries), they told me to stick with my existing charger. I will likely upgrade it but, I will wait until more people do the conversion and possibly share what they have done for charging. I wouldn't know what charger to even look at.
