Also, one of the most important thing to consider is make sure that the contractor is legitimate (has a business permit) and they execute a contract before you pay them to build your dream house. There are a lot of contractors out there that are just happy to take your money but fails on executing the project. You may also ask for a retention fee (you pay the last 10% of building cost after a year to cover for defects).
i doubt you can find anyone who will allow you to pay 10% a year later. most strong good quality builds i have seen didnt use a contractor or a plan drawn by an outsider, the owner just hires a few guys and does it himself working along side the crew and supervising everything all day. most times researching by the owner the proper way to do rebar, best concrete mix ratios etc . and the best way to do things in an earthquake and typhoon prone area on the internet. then you KNOW what you are getting and are sure to not be disappointed years later. many expats will share with each other their experience and what to look out for and best practices.

I, on the other hand, would love to have a Monolithic Dome house built when I retire around my paternal family's hometown near the plaza as I am already a dual, Fil-American citizen who is quite decent with the local language! Make sure the roof is attached properly because of the separation on the top area of the roof, myself I like a full roof, going downward on each end. Because the wind will not pick it up easily. We build a slab roof for my parents due to the concerns roof will be gone every super typhoon. My brother is an architect and he said it's not recommended to have metal roof w/ metal (connect/attach) because it's not strong (hold) with strong winds. By constant moving of the roof it will unscrew and wood is better as long as long as it's nailed property. It was proven during Reming and seen it. If you have a glass window made sure to cover it w/ plywood. The one i had seen good window is the colonial type.

Flat roof will never go away make sure it is slander for the water to run. Concrete with rods would be stronger than a wood and galvanize sheet metal. My house is Veranda roof top flat with table and chairs but the problem with that is prone for leak. I did have a leak during the 10 years period.

Great video! I've been thinking about retiring in the Philippines, and while my parents already have homes in Luzon, this video has made me want to look into buying land in Bohol. A side note: if you haven't already done so, you should check to see if Canada allows sanguine dual citizenship. I've recently reacquired my Philippine citizenship as a Naturalized American because both my parents were Filipinos when I was born. I think this should work to your favor if your mother was a Filipino citizen when she gave birth to you. If this is the case, it's one way to pass through becoming a resident and leapfrog into citizenship. Anyway, thanks for this video!

Getting a dog might be a good idea Alan. Especially being in the remote side of Dauis. The other day a guy tried to climb our family house from the back but our dog 🐕 got him.
@@BoholisAwesome Please don't rely on a dog to protect your property. Have metal cages protecting your Aircon from theft. Have security bars around the windows with handles on the inside you can secure. Wifi cameras around the perimeter or on water tank. The locals will always have the mentality that you are rich enough to replace anything they steal. Your exterior walls are way too small...you have to think like the richer Filipinos living around you. I am a dual citizen living in Luzon.
I appreciate your comment. My dog is a pet not a guard dog. Bohol is a safe place, especially here in Dauis. I’m not worried about security here. We have great neighbors (local and foreign) and we all look out for each other. Thanks for the advice though.

If your parents are Filipino citizens at the time of your birth, you can apply for dual citizenship, no need to renounce your British citizenship. You'd be a full citizen and can do pretty much everything that locals can.

I will be moving to Cebu in January 2025 but need 6 months to build my home. You didn't mention the company you used, the house looks amazing and the Builder streamlined the process all plus. Nice video man and great advice. I would say wholeheartedly, if you build number one. Consider typhoons 250mph winds. Solar as there is no power for months at a time. Sometimes bohol is about survival. Hope that helps.

Yeah I never realized either. The lot seems bigger with the house in it then it did when the lot was empty. I don’t know how that works haha.
It's one of those simple houses that is practically designed for tropical weather. I like the practicalility and a bit minimalist design.

I could get my Filipino citizenship back since I was born in PI. Would this make it easier regarding future house ownership for me? Thanks!

If your parents are Filipino citizens at the time of your birth, you can apply for dual citizenship, no need to renounce your British citizenship. You'd be a full citizen and can do pretty much everything that locals can.

Thank you for the walkthrough, Bohol is an amazing island. You mentioned the Builder is also the Architect which makes things better, I agree. I will be moving to Cebu in January 2025 but need 6 months to build my home. You didn't mention the company you used, the house looks amazing and the Builder streamlined the process all plus. It would be very helpful to me and other viewers if we have a "recommended connection" rather than starting with a company we don't know. Can you help?

Nice video man and great advice. I would say wholeheartedly, if you build number one. Consider typhoons 250mph winds. Solar as there is no power for months at a time. Sometimes bohol is about survival. Hope that helps.

How painful the storm just hit after a month of this post but God is merciful keeping your house still in good condition after the storm.
