I lived in manila for 40 yrs and decided to live in Lucena City Quezon. Very peaceful, clean air, fresh foods especially fresh fish and has no traffic. Best quality of life I’ve ever experienced.
Good to see you back. This post is simply to provide some information to your viewers. My wife and I have three residential properties in gated communities in Antipolo plus three commercial properties in Theresa, Rizal. During/post pandemic their value pretty much doubled because a lot of people who work in Manila realised that at the cost of a small commute, the fresh air, amenities and value is worth it. We bought everything pre-pandemic. We rent out our 4-bed/3 bathroom properties in the gated communities for 25,000 pp per month. I noticed that some non-Filipinos mention that, as foreigners, they cannot own property. There is a way of getting around that through establishing trusts. You may not actually own the property but you are the de facto owner. It's well worth shelling out a few dollars on a decent lawyer to help you work the system.

Great video much appreciated.. Can you do a video on housing outside of Manila that foreigners can rent... Many foreigners prefer living the house than a condo
My wife and I have a house in Silang, Cavite which is in Suntrust Verona. It is a gated community with only one way in ad one way out. There is a guard house and we have 24/7 security along with CCTC cameras. We are about an hour drive from NAIA, about a 15 minute drive from Tagaytay, about a 15 minute drive to Laguna where there are several hospitals. There are malls in Tagaytay and in Laguna as well as an S&R in Laguna. I have been to the malls in both Laguna and Tagaytay which are nice but of course nothing like the Mall of Asia. There are enough grocery stores nearby. There is a clubhouse that has a great view of the surrounding area, a pool and a basketball court. People are very friendly there. We have sari sari stores in the community, people selling fruits and vegetables along with other things. Maybe one bad thing is, but it won't ever make me move, is that we are about 19km (12 miles) north from the main crater of Taal. I was there for the eruption of Taal on January 12, 2020. We were covered with volcanic ash mixed with rain and not to mention the countless volcanic earthquakes that we had due to the movement of magma. That's just a short description of where we have a house and it's a good sized community and yes there are expats living there.
😎👍🇺🇸 Although most Xpats can't Buy a home. So much of this doesn't apply. Maybe add if there's any renting/leasing options in these developments, otherwise they're off limits to many. ✌️
@@TheSavvyExpat 👍 I'm sure some of these communities have bylaws stating whether there's subletting allowed. Not all of the interested viewers are married with a family. But still interested in the security and convenience of an organized development. Cheers from 🇺🇸.
Apparently, some townhouses have condo titles, but they seem to be rare. Otherwise, we're stuck with condos - those of us who aren't Filipino or married to one. Your videos are still gold for me, no matter what, I always learn a lot. Thank you for your great channel. 🙂

Let's see here, decent average income foreigners can't buy a home there unless married to a Filipino, but wealthy Filipinos can scoop up all the properties they can afford. Where's the logic in that?
Great info, but foreigners like myself can't buy property. And putting up a big chunk of money, and doing a long term lease and thus being locked in seems like a big decision/risk? Unless I'm missing something?
I was under the impression that expats could not own property in the Philippines although your spouse could. Something like, you could own the land the house was on, but not the house itself, or vice-versa. Do I have that right? That could be a big problem if your spouse kicks you out, particularly if you are the one that's sunk a lot of money into the house. I seem to remember hearing a few horror stories like that. Do any of these gated communities not allow dogs? (Don't like dogs that bark a lot. Been there there, done that.)
hey Bob that is correct. In a coming video, I'll cover gated communities with properties that are renting instead of buying. As for the communities that don't allow dogs, I have yet to find one.
I have been in the military for 20 years and as a security supervisor for 19 years in the U.S. and just because a community is gated that doesn't make it so safe .
This is a waste of time. No savvy expat is going to buy one of these in a Filipinas name. Great channel but think about your audience. Rent, lease etc.

Correct. Unless you put the title under a Filipino Citizen you are married to, foreigners can't own land (only condos)

yes you can do this through a holding company or put the title under a Filipino Citizens name
