Couple questions- I have an existing base without a DPM so how do I add one which is effective?
The 2.5m height rule, as I am using an existing base which is sunk into the ground at one end and not at the other (on slope) where do I start measuring from? Thanks :)

Loving the work lads i am soon starting my garden room going to be 20ft x12ft roof timber span table recommends 47x170 would be a suitable size at them measurements as trying to keep under 2.5m would you say bolting two 5x2 together be strong enough? How long can 2bolted 5x2 span ? And are the door a custom height.many thanks

You could use single 5x2’s for a 3.6m span roof 👍 We only double up 5x2’s when the span reaches 4 metres or we use 6x2’s. Cheers

Will the osb be ok in the rain for a few days before it’s wrapped Or does it need to kept dry

Better to keep it as dry as possible put it its fixed vertically on the walls you can probably get a away with a day or two rain on it 👍

    Hi mate.
I noticed you didn't use anchor bolts in the concrete slab.
Which nuts and bolts did you use to fix timber to concrete slab? I've purchased some anchor bolts for my build which I will start soon, would you be able to make a video showing best ways to fix timber with anchor bolts. Thanks

Hi, no we do not use anchor bolts. We drill a 7mm hole in between ever other upright into the concrete. Hammer a brown plug into the timber then knock it down with a 100mm screw and leave about 40mm of the screw showing. Now screw the screw down making sure you’ve put a 20mm washer on the screw so the screw doesn’t pull through the concrete 👍 That will be just fine no need for anchors.

Came across your channel whilst looking for garden room builds. Yours is like how I’m building mine on a concrete floor. Very informative thank you.
Just one question if I can. How wide would you go for a 2x 8x2 bolted lintel width? I am hoping to put a 2.7m wide bifold but might drop to 2.4 if the lintel is an issue. Many thanks.

Sorry I haven't replied sooner I missed this comment. 8x2 bolted lintel will do up to 3m just fine 👍

    Hi mate.
What's your stud size back and front? My span is 4m
Just want to make sure I've got enough slope on roof and stay under 2.5 rule. Thanks buddy

Stud size on from is 2170 and rear is 2100. 70mm is plenty for 4m span 👍

Hiya, hopefully I explain this right but with the concrete base and then the dpc then the floor plate how do u stop any potential water penetration coming through from the outside in if that makes sence

Use a breathable membrane, overlap the concrete base so any water drains off into the ground and not onto the base.... You need to make sure you have decent drainage around the building (i.e. a shingle channel looks nice on an outbuilding) to avoid water pooling around the base of the building.
