I disagree! The most important variable for me as a prudent buyer is LOCATION followed by expertise of the listing agent, all other factors are tertiary. If these two factors are not excellent, I walk. I don't want to waste time playing games back and forth between two agents who ONLY GET PAID when the house closes. I go Dual agency every time. It is fast and if the seller does not like my offer or counter offer I promptly leave. I have waited long enough for the listing to expire if not sold and see if the seller goes FSBO, where legal. This tells sellers to not believe that their asking price is the best. If the listing expires they can try again with a different agent or go FSBO.
Yep, I’ve been saying the same for 20 years. What are we paying for? The buyer finds the home. The buyer drives to the home. The buyer does all the negotiating. The buyer hires the inspector. Rarely can the realtor offer any expertise on the construction of the home and I don’t need them to tell me whether an area is “good”. I can plainly see for myself. Seriously, what are we paying tens of thousands of dollars for? To have some person sweep their arm in a grandiose fashion and say “Living room”? If all they’re going to do is get a key and open a door then they should get a $20 dollar tip, not a $20,000 dollar commission.

I can not express how important it is to educate yourself, whether your a first time home buyer, or a first time home seller, their are many videos available to learn from the internet. It is very important that you learn the terminologies, and rules that are used in this profession. Before making such a big decision, take the time to study and learn as much as you can about home pricing, bank loans, closing cost, down payments, what area you like to live in, is the home close to to freeways, how are the schools in that community, and transit availability, what is the crime rate in the area your looking at, and so on, because their is nothing more powerful then some one who has knowledge and who is informed, and to know what questions to ask. When you learn yourself about the housing market, making the right decision will be less intimidating. Realtors are very important have, but not all realtors, are not good realtors. Honestly i feel that the majority of realtors only do about 60% per cent of the work, of trying to help sell or help a new home buyer become a first time home owner, please don't get me wrong when it is your first time, trying to buy a home, you are definitely going to need a good realtor to walk you through this long and sometimes crazy process, but this is why you must be the remaining 40% per cent of knowing what to look for, ask the right questions, and be prepare for the ups and downs. Agents almost always do and will lie when you ask about existing offers so that you come up with strong offer emptying your pocket. It's hard to verify what they say and trust them! Sadly, buyers' agents work for their commission not for the buyers anymore!
Agree- my current agent is weak at negotiating, is not forward thinking and does not look out for my best interest. She's always telling me to put myself in the seller's shoes- why would I do that just because they're emotional about their house since they had so many memories in it and then overpriced it? If they get an offer at their already overpriced asking or over asking, their emotions or sentiment will quickly vanish. I don't get emotional or take things personal about these kinds of transactions. Always be prepared to walk away.
Agents will always tell you that there are offers on the table, that’s my experience with agents. Offering less is a great idea, especially during the buyer’s market.
@@francesmccrory1794 when did you buy? If it was somewhere between June 2020 and spring of 2022 then they most likely were indeed helping you. Some buyers think they’re the expert, when in reality you’re wasting everyone’s time with offers that your agent already knows won’t get accepted due to demand and an overflow of offers during that time period. It was next to impossible to negotiate then. NOW is a different story through completely as the market has done a 180 and buyers are in control again.
Please read my comments above for buyers who are not first time buyers. When you hire the listing agent to represent you as a qualified and motivated buyer, all the malarkey stops! If there is ever any misrepresentation or "white lies" the agent is in very hot water. They can not say the other agents said this or that. Thank you Todd and Melissa for making this video! My offer was accepted last and the Home Inspection company came and run a real SS. The inspector used a pair of binoculars to check the roof, and the outside temperature was below 65 degrees; and he did not even turn on the AC system to check it. He did not inspect any of the RGDs, and many other things that was above of his paygrade, according to him. He was mostly focused on the structure of the house, electrical systems, looking for leaks, termites for over $700 in about 2 hours. This Home Inspection company can not be a referral for anyone that I know who might asking me to for one. We sent a list of things for the seller to fix after seating with our agent for advise. There is a big chance that we walk away from this if the seller refuses to comply, and fire our agent at the same for multiple valid reasons.

Our inspector made a lot of pictures of the interior including the gas stove, microwave oven etc but he did not even bother to get to the attic saying that it was hard to get there. The house was overpriced so we walked away
I stopped using inspection companies. I was always disappointed in the final product and what was missed. Now I pay a little more, but I have an electrician, Hvac, roofer, plumber and a structural engineer (if walls have been removed.) I pay to have the main sewer lines scoped and the the septic examined. Some of the professionals don't even charge to do the inspection.
Excellent especially for first time home buyers. However, I found that each one of these important recommendations can be met when the buyer hires the Listing agent where this is permitted ie Dual Agency. When I am looking for a house, THE most important factor outside of location, is not the house but the experience, knowledge and skills of the listing agent! Every point of yours mentions how important this is. So why play the game of telephone where misinformation is commonplace? I learned that a property purchase is in this order of importance: Location, listing agent, the property itself ( most buyers and sellers think this is number one) , details of the property including mortgages, liens, construction and local taxes and fees. If I find the house I love, in the location I want, but it is listed and represented by someone I do not trust, I do not even ask for a visit and do not make any offers. This fact tells me the seller is NOT serious about selling the house. Every day is the best time to buy, there are millions of good houses out there. There is always a better deal for me. If buyers ( not first timers) did this more often it would flush out the listing agents ( so-called "listers") who only want a seller to sign a listing agreement and rely on other agents to garner interest and bring in qualified, motivated buyers.
@Crime Stoppers You have great points. In Maryland and in certain other states, an Agent themselves can not act as a “dual Agent” it’s not legal. As a Broker, I can and do act in Dual Agency, but with the buyer and seller having their own individual agent representation. Thanks for sharing.

Has anyone noticed that Zillow's solds, the yellow one, go back way too far. Many of these homes that were sold go way back to when the market was at its hottest. It is deceiving and people have to pay attention to when it was sold... Mad basements here in MD and throughout the northeast.

Agents get complicated. Stick a home for sale sign in the yard, within 3 showings, I always have a deal. All the numbers and pictures are already on the internet. Have the right escrow gal and loan broker lined up. Best if buyer is per-qualified. Buy them a home warrant and inspection. Close as quick as you can and agreeing to pay some of their closing cost helps buyers remain focused. Stay in touch with your buyers until escrow closes so they don't get distracted. Next case.
Love this video. I put an offer in on a condo and they rejected many parts of it. I put in that I want to have it inspected by an inspector but I will not nickel and dime them and I will pay the first $2,000 worth of defects which I thought was extremely generous considering it was a condo and not a house. They rejected this, making me wonder, what the heck is wrong with this place. Their other potential buyers fell through and then they came crawling back. My agent wrote me an email stating.. "The sellers agent called me and asked me what do we need to do to get this deal done, and she continued with.. I will tell him that you will consider your original offer". I read this hours later which put me in an anxious tail spin because I was never in a million years going to consider my original offer now.. now I knew there were no other buyers on the table which was not the case before , etc.. So I wanted to put in an offer that was different now. I politely called my agent out on this.. saying you have been great in many ways, however, it would have been more helpful to read something like.. How would you like to proceed?? Instead of , I will tell them you will consider your original offer before consulting me on this. All she did was defend herself.. Saying, she meticulously picked the word Consider on purpose, blah, blah.. but she missed my point. I can't wait until dec 31 when our buyer contact is done.
That’s exactly what happened to me. I was stuck with this terrible agent that only wanted her commission so I waited the 6 months to end the buyers contract and now I am working with a different one and told her straight up I am not signing any buyer contract with agents until I get my offer accepted so I don’t get stuck for 6 months with a dumb agent.
Best advice I can give you is don't buy a condo or townhouse where your paying HOA every month. Your giving money away to people that spend and squander your hard earned money with no regards to your thoughts or opinion when it comes time to upgrade or make changes in the building. Oh did I mention future assessments if there is no money in the reserve? There is nothing like buying a house, more privacy, no HOA, no special assessments, and you don't have to deal with renters living in the property and destroying the facilities cause they simply don't care. Not to mention the condo board running game and stealing money while they smile at you when they see you 🤣
Also if you know there are no other buyers making offers on the property what does that tell you? Im a flipper/investor in Miami, FL been in this game for twenty one years and it's not looking good at all the $hit is going to hit the fan and we're going to get significant price drops. Be patient what's the rush seriously? Unless your getting a good deal at a reasonable rate and your planning on staying in the property at least 7 to 10 plus years then I will go for it otherwise in that if you can be patient and you're not in a rush I would wait until fall of next year to see where the market is going.

@Ahsac Nomlas I have heard that about 1 in 5 homes in Florida have elevated radon levels. I would consult a radon testing company local to your area of interest. They will tell you if the area is known for high levels. Would be a great idea to test at least the first floor not having a basement.
Its so hard to do all this as a beginner investor. Most REA dont take you serious, are lazy AF, want those FHA people so they only have to look at nice houses, always are negative about putting in lower prices, try to up sell you on property that isn't of ROI value, etc.

@Lex C Rates historically dip this time of year as an attempt to stimulate home sales over the holidays. Rates are still very high for many buyers with the current home prices. Deals can be made on homes right now. If sellers are listing during the holiday season, this typically indicates they are motivated to sell. Seeing a lot of buyers biting on the ARM products, this makes me nervous for them. Do you have an agent in DE? Where specifically are you looking? I believe rates will climb back up, but certainly I have no crystal ball.
@@SachsRealty right on the line of MD. Newark DE! I have seen it start to change but still over priced homes are selling. I will say a lot of houses that were like 380-350 are now in the 340-330 range. It’s coming down. I’ve just been waiting forever 😵💫

Again Excellent on inspections. My last house I hired 6 different specialists all scheduled the same day. Each specialist was a licensed contractor for a specific aspect of the house" Electrical, plumbing, structural, roofing, pest control-termites ( two different ones), General construction, HVAC, chimney fire places, water well, septic. I pay for these inspections and they work for me only. I require photos and a scale sketch of findings good or bad. I require GPR ( Ground Penetrating Radar) for all concrete slabs ( rebar quality and voids and other defects) I never use a "love letter" in writing, it makes me a weak buyer. However, providing a "love letter" but orally is fine through our one dual agent. I don't like any part of the transaction that is NOT in writing including the "love letter". A love letter is just talk and emotion which fine for sales but has no business in a written contract. Can this be a legal issue? Not when I buy. In my last deal my "love letter" was concerning the emotional interests of the seller, only, and it was done by speaking it. This did motivate the seller to accept my lowball offer as the Best ( fastest) for them. The Lowest and Best offer won out of six offers. The seller wanted Best ( fast) over price. I worked independently worked with the underwriter of the sellers mortgage company and the underwriter from my mortgage company for agreement on trying to avoid a short sale. Our Dual agent should have done this, but they only knew how to sell houses and not negotiate with mortgage underwriters ( also involved loan servicing depts).

@@SachsRealty I am located in California which is known for its high prices and earthquakes. California is also known for its termites and wood boring pests. Most pest inspection I have seen do not meet my needs but meet the minimum legal requirements to certify that the house is "not infested". I have had 2-3 different termite inspectors on one inspection competing against each other to actually search for these pests. I want photos of damage and might pay a bounty on actual termites or insects recovered. I have ALWAYS discovered termites but agents might not agree. It is a barrier and suggest that a lower offer might be required. Repair and bag that house= lots of $$$ to the seller! Dual agency helps since agents and sellers do not want to get sued for trying hide known defects. Dual agency helps both buyer and seller and can protect an innocent buyer who has no clue about termites..

This happened to me when buying. The agent Redfin sent us did more for the seller than us. We should have rejected this agent.

Pest control company can do a termite check. Often for free or a small fee.

Saying, she meticulously picked the word Consider on purpose, blah, blah.. but she missed my point. I can't wait until dec 31 when our buyer contact is done.
That’s exactly what happened to me. I was stuck with this terrible agent that only wanted her commission so I waited the 6 months to end the buyers contract and now I am working with a different one and told her straight up I am not signing any buyer contract with agents until I get my offer accepted so I don’t get stuck for 6 months with a dumb agent.
Best advice I can give you is don't buy a condo or townhouse where your paying HOA every month. Your giving money away to people that spend and squander your hard earned money with no regards to your thoughts or opinion when it comes time to upgrade or make changes in the building. Oh did I mention future assessments if there is no money in the reserve? There is nothing like buying a house, more privacy, no HOA, no special assessments, and you don't have to deal with renters living in the property and destroying the facilities cause they simply don't care. Not to mention the condo board running game and stealing money while they smile at you when they see you 🤣
Also if you know there are no other buyers making offers on the property what does that tell you? Im a flipper/investor in Miami, FL been in this game for twenty one years and it's not looking good at all the $hit is going to hit the fan and we're going to get significant price drops.
Be patient what's the rush seriously?
Unless your getting a good deal at a reasonable rate and your planning on staying in the property at least 7 to 10 plus years then I will go for it otherwise in that if you can be patient and you're not in a rush I would wait until fall of next year to see where the market is going.

@Ahsac Nomlas I have heard that about 1 in 5 homes in Florida have elevated radon levels. I would consult a radon testing company local to your area of interest. They will tell you if the area is known for high levels. Would be a great idea to test at least the first floor not having a basement.

If you have a contract on a house. But you decide you don't want to buy it do you get your earnest money back?
Its so hard to do all this as a beginner investor. Most REA dont take you serious, are lazy AF, want those FHA people so they only have to look at nice houses, always are negative about putting in lower prices, try to up sell you on property that isn't of ROI value, etc.

Hi Todd, thoughts on the recent dip in rates? Seems like fomo brought people back in. Trying to be patient but rates need to stay high and inventory needs to increase. Looking in DE.
@Lex C Rates historically dip this time of year as an attempt to stimulate home sales over the holidays. Rates are still very high for many buyers with the current home prices. Deals can be made on homes right now. If sellers are listing during the holiday season, this typically indicates they are motivated to sell. Seeing a lot of buyers biting on the ARM products, this makes me nervous for them. Do you have an agent in DE? Where specifically are you looking? I believe rates will climb back up, but certainly I have no crystal ball.
@@SachsRealty right on the line of MD. Newark DE! I have seen it start to change but still over priced homes are selling. I will say a lot of houses that were like 380-350 are now in the 340-330 range. It’s coming down. I’ve just been waiting forever 😵💫
All home inspectors should be BONDED up to 50k, a policy like this would only run $200-$750 per inspector

Again Excellent on inspections. My last house I hired 6 different specialists all scheduled the same day. Each specialist was a licensed contractor for a specific aspect of the house" Electrical, plumbing, structural, roofing, pest control-termites ( two different ones), General construction, HVAC, chimney fire places, water well, septic. I pay for these inspections and they work for me only. I require photos and a scale sketch of findings good or bad. I require GPR ( Ground Penetrating Radar) for all concrete slabs ( rebar quality and voids and other defects) I never use a "love letter" in writing, it makes me a weak buyer. However, providing a "love letter" but orally is fine through our one dual agent. I don't like any part of the transaction that is NOT in writing including the "love letter". A love letter is just talk and emotion which fine for sales but has no business in a written contract. Can this be a legal issue? Not when I buy. In my last deal my "love letter" was concerning the emotional interests of the seller, only, and it was done by speaking it. This did motivate the seller to accept my lowball offer as the Best ( fastest) for them. The Lowest and Best offer won out of six offers. The seller wanted Best ( fast) over price. I worked independently worked with the underwriter of the sellers mortgage company and the underwriter from my mortgage company for agreement on trying to avoid a short sale. Our Dual agent should have done this, but they only knew how to sell houses and not negotiate with mortgage underwriters ( also involved loan servicing depts).

@@SachsRealty I am located in California which is known for its high prices and earthquakes. California is also known for its termites and wood boring pests. Most pest inspection I have seen do not meet my needs but meet the minimum legal requirements to certify that the house is "not infested". I have had 2-3 different termite inspectors on one inspection competing against each other to actually search for these pests. I want photos of damage and might pay a bounty on actual termites or insects recovered. I have ALWAYS discovered termites but agents might not agree. It is a barrier and suggest that a lower offer might be required. Repair and bag that house= lots of $$$ to the seller! Dual agency helps since agents and sellers do not want to get sued for trying hide known defects. Dual agency helps both buyer and seller and can protect an innocent buyer who has no clue about termites..
