This is a beautiful home but did I see that the bathroom is not completely closed off from the rest of the house (upper walls look like they are opened to the kitchen and living areas). That would be a deal breaker for me.

From what I remember, to achieve the best result, privacy, and to still have the bathroom be consistent to the house design, a solid transparent yet opened to the sunshine ceiling. Admittedly, I did not like it, or any of the homes with the bathroom opening for any sound or odors wafting into other rooms. That's worse(maybe) than the "close companionship" of cooking with possible sound and/or an unpleasant fragrance resulting in embarrassment for both. I'm wondering if those of you who have that design in your ITH, would you share how this works for you and what you do to avoid embarrassment overall.
I am still not sure why wall space in the open is used for the fuse box. Why not hide the ugly thing in a closet or place it higher on the wall centered so it can be covered with a picture.

As lovely as this is there are plenty of problems to own one. Financing if you do not own land is difficult. No land, no collateral, the interest rates are higher and not many lenders to pick from. Then if you get that accomplished find a community to place it. The lot rent can be $500 - $800 a month on top of your mortgage. I guarantee the lot rent will go up yearly. Not saying not to buy, just saying be wise, get all the information!
If anyone wants a home like this all they have to do is go directly to the Amish themselves and cut out the middle man Randy Jones. The Amish are no doubt talented when it comes to building homes or whatever you want. You can get a beautiful home if you go directly to them. It’s sad how much the extra costs the middle man has added to this home.

What I don't understand: Opposite the sofa is a window, but especially the Amanda has so much light from above. What you don't have is a wall without a window so that you have enoughp place for a big TV or a sideboard for example.
@@freizeit8117 - When you order an ITH home to be built you can specify which living room window you want deleted (omit the window on the front side of living room).
You can move the sofa to the front wall, under the window, and put the TV and sideboard on the wall that already doesn't have a window. OR you can have them remove the front window when you order you home built, and have only the large window on the end.
Maybe you should consider having more outlets in the kitchen on different breakers in case someone wants to use something that draws a lot of current. And, put 2 outlets at the island.

Lovve the kitchen,. I would want a slightly smaller farmhouse sink, and I want a full-size stackable washer and Dryer, with an exhaust fan in the bathroom with a clear plexiglass etched beach scene on it.
Wow thats wild it costs more than my 1800 square foot double wide mobile home with upgrades, stainless steel package, 3 beds, 2 baths, huge living room, huge kitchen, laundry room and gigantic master bedroom with a walk in his and hers closet with a garden jet tub, double vanity, and a stine shower. It only cost $148,000 New. That price is crazy high! I made my tiny home 16x48 one bed one bath with a full kitchen and living room for $50000 with all finishes.
Love the Amanda... and the Amanda Home too! Love that the bathroom door isn't straight across from the kitchen. And that with the bathroom you can have an option to install a sliding partition so that it can be closed off when in use... and then after you could open it again for the mini splits to circle straight through. Also like the back door in the bedroom... so if God forbid there's a fire... you have an easy out. 😊
Love the Amanda. I'd make a few modifications like reversing the fridge and stove, and removing the tub for a walk in and more storage space. Shy of that, I'd live in that in a heartbeat! At $129,900 I'd do the finishing myself and perhaps my modifications would lower the cost too?
Truly got me now ...Randy that' is totally lovely..I bet this one is going to get tons of buyers. I can't live in a tiny home OR w/o a tub..(even tho i have in the past, and even tinier than your tiniest and w/o even a shower or bath... for years but now need space ) and this i could love living in!! It's very BEAUTIFUL and functional .Thrilled for this as an option. I live in PNW and .WONDER IF I COULD SELL SOME OUT HERE and make enough to make the difference to pay for the delivery and the land...if i paid for the home...(smile) Will see what i can do . At any rate that is a beauty with very thoughtfully place amenities (the entrance allowing for coat hooks maybe by door?....I like the entry being close to bathroom so if come in from garden or just dirty work can wash before go into cleaner part of home.!! This is still only half the size of apt renting and i have been wanting an office space, but to own vs rent would be worth the sacrifice if can make it work and owning beats the insane rents now and i i bet there's ingenious storage options too . This is not a tiny home that ITH was all about. It looks like a mobile home you can buy any where, I have see some beautiful tiny homes at 399sq.feet completely furnished wall that looks like a real home on lots that aren't framed in like sardines. Why is Randy now trying to out do the big guys. He hasn't even finished what he promised several year now on the the first communities, a club house near or on the pond abiding where community can have farmers market, sell some crafts, have a small gym. Thought he was going to get rid of that big factory and build his tiny houses somewhere else on another site. I have been saving my money for one of his models but disappoint in the way and direction he and Amanda are going not sure but she must be a partner of sorts with ITH. And how much he loved all his guts and treated like family then boom let's them go and has a bunch of Amish doing his work, Greed will get the best of some.
Not that this isn't a great smaller home but if it's 12 X 40, that's 480 sq. ft. To technically be a tiny home it can only be 399 sq. ft. or smaller. But I do love the kitchen/living room combo and the fact that the rooms are such a good size. Also, having a regular stackable washer/dryer is a big plus. No one wants to have to go to a laundromat.

You could enclose the bathroom with a ceiling to have a loft above it, accessible by a ladder. But it would need an egress window to make it a sleeping loft. There is a small loft for storage in the bedroom. As for the living room, there are 3 places a sofa could go, and two of them have a wall opposite for a TV.
Something doesn't look right with the top of the bathroom open to the kitchen. It needs to be closed off. However, what a shame because its wasted space. The fridge is in the wrong location. It should be on the end to allow for more flow of countertop space. The door in the bedroom should be either sliding glass, french doors or a single glass door. The back door appeal in a bedroom doesnt look aesthetically pleasing. Its not really a secondary entrance, but more for a deck to enjoy a view off of.

It's a shame that American business have highjacked the time home movement and charge so much money. If these homes could be purchased and built for 30-70k 7 years ago, They can still be created for similar prices now. 160k is ridiculous.
Do your research. Inflation has raided the prices of building materials. ITH has a full line of tiny homes, starting at $25K. This is their top of the line, fully loaded model.

Can you do any kind of customization like for example I don't like that island with the sink in it and I would want to take the island out and put the sink over on the counter by the window. And the bathroom has to be closed off up on the ceiling that's just gross and a complete deal breaker.

In it he explains the various options available for the kitchen (sink under the window, island or no island, so you can use a kitchen table there instead, or order it with a peninsula and eating bar instead of the island.) Extending the kitchen wall to the ceiling, or installing fixed glass above the wall, to match the other walls, is another optional add-on.

2 questions... Can you put a loft in the Amanda? And - Where would you put a TV in that living room?
