    Guys, let's calm down. Everyone needs a place to call home, whether it's bought outright or through a home loan. Ultimately, owning a home is important. Renting has its challenges. I personally struggled as a tenant and decided to buy a flat using a home loan. If I'd waited to save up for a full cash purchase, I might have gone crazy dealing with today's landlords. So, buying a home is a personal decision; there's no one-size-fits-all answer.

    Hi brother, as per my knowledge invest 5,000 in mutual funds and pay 15,000 (Out of 20,000) monthly for Sukanya samrudhi for baby for higher studies. Mutual funds are subjected to market risk. In future you can invest for money back policies for your baby. Unmarried people can invest in mutual funds and take risk. When you are a family person every year your responsibilities will grow and won’t say to take risk. For baby girl you invest in gold every month some amount.

      If you are referring to money back policy, which is endowment policy, which is not at all recommended.
      Market is risky in short term by in long term , it will reward. Also we need to invest in safe assets like epf, ssy,ppf and some part into risk investments.
      But endowment policies and ULIP are worst kind of investment one can take.

    1) he have to close his high interest loans first and every year increase his emi by atleast 5% or prepay 1 month emi (he can use his bonus amount for that) this will reduce total repayment drastically.
    2) health insurance of 8-10 lakhs for a family is pretty less one corona can wipe of everything as it will also have co-pay. He definitely need to get super top up on it for atleast 50lakhs which come for 3-4k.
    3) aa mutual funds enti bro al chepaav goal based investing anedi cheyaali thana daughter education goal 15 years so daaniki entha percentage pettaali retirement ki ppf elago undi kaabatti seperate ga entha pettaali vere fund lo child marriage ki seperate fund lo entha pettaaali chaala time undi kaabatti thakkuva pettachu. And emergency fund corpus ledu bayya ki so atleast 3 months expenses daaachaali kindano meedano padi. Lekapothe enni plans vesina waste oka month uncertainty vasthe all gone.
    So he has bring down his emis drastically and quickly in his prime years only.

      We can have goal based investments. But are we really going to use the same funds for the same purpose.
      First and foremost, we need to invest good amount in SIPs so that wealth will be created. Once you have good corpus, you can use it for any purpose.
      Also he has plans to repay 40-50 lakhs of home loan in next 2 years with the real estate returns he is going to get.

    Repaying home lone and reducing tenure is shit idea...... instead of repaying the home loan its better to invest in stocks and mutual funds which gives more than 15% returns

      When Home loan tenure is 30 years, it is always advisable to get it under control. When tenure is under 20 years, I wont recommend repayment of lumpsum.

      Why you have taken multiple plots when you have plan to purchase a home. Before you buy a loan, make sure you have 20% of down payment with you along with money for registration money and GST.
      Make sure your expenses and loans together constitutes to not more than 70%.
      Make sure Loans are less than 40-50% of your income.

    Worst advise is pre-closing home loan, instead of that invest in mutual funds for 12% and pay 9% for home loan and take 3% profit, always prefer home loan with 30 to 40 years because mutual funds give compounded returns with increasing years.

      Theoretically that is correct but a person taking a home loan at 30 yeas of age need to carry the same debt till his 70 years. Also you need to look at the practical aspect of it. In India , most of the people who have long term view in mutual funds will sell their holdings in middle due to some cash emergency. If that happens, there wont be the benefit of compounding and this entire process of 40 years loan concept goes to waste.
      As a thumb rule, make sure to have home loan under controlled tenure, like 20-25 years.
      Now a days people cant even work till their 50's age because of long working hours and stressful life style.

      @@PersonalFinancebyChandu correct, in my case I am constructing home with 60L, I have 60L money in hand now instead of spending money on home I am investing in MF for 12% cagr so I get 60K per month profit avg, now I am taking home loan for 60L with 30 years for 50K EMI, my MF avg gives 60K I paid EMI with MF profit and it tax free also because of home construction 10K is profit I won’t withdraw that 10K, after 30 years my corpus become huge also my home loan completes, now I have my own money and also home

      @@trinathanantham8755 Here you have 60 lakhs corpus. This is different compared to doing a SIP.
      If I am in your situation, I will use 20 lakhs from my corpus and go for a loan of 40 lakhs for 20 years and I am going to invest the 40 lakhs in 2 year tenure with a SIP format so that I will get best average.
      If my 40 lakhs with 2 year SIP gives a 12% return, I will make 3.5 Cr in 20 years.

    Guys dont take home loan or any loan on depending software or any job. Because, if you have loans based on job you can not resign or quit job immediately if you are facing issue within the work place by superior or anything else. So those companies or superiors will take it an advantage or take u for granted, disrespect starts and never ends. Dont fall in these traps. Stay on rented places and buy house in area where you wanted to stay after retirement. Plan your retirement only in ten years , not more than that. We cant work for long time.

      Ledu andi. It is very wrong thinking.
      First we need to close the debts as soon as possible.
      If we extend the loan from 30 to 40, the interest payable will be 3-4 times the principle. There will be reverse compounding effect.
      We need to afford home loan for only 20 years as max tenure. Else we need to buy a lower value house.

      I wanted to expose to nifty 100 stocks and I nifty next 50 is mostly large cap. Hence I consider it as less risk. But I agree on your point of having mid cap. As per ones risk appetite, we need to include small mid and large cap funds in proportion to risk appetite.

      As he is medical insurance is secured, he need to concentrate on corpus building. Kids school fees comes in 5 years for Swaroop and meanwhile he can build corpus.
      As he is nearer to school age, he need to reassess his budget to accommodate the school fees. If he starts his SIP sooner, he is going to have compounding effect in his retirement fund. Hence start investment as soon as possible.

      Compounding depends on market inflation. Let say he started with 10k as SIP for 3 years may be it will be max 5 lakhs. May be his kids starts after 2 years from that reduce some 1 lakh. In this basis how can he sustain and also some point he wants to change his car due to unforeseen reasons what is his backup. Literally sometimes formulas works without any bottlenecks.

    You are in the middle class trap. I don't see any better option than selling a 1.5cr house. Repay the complete loan amount and stay in luxury apartment for rent(you can show this in IT) . Rental yield is very less in andhra/telangana. Try to invest 80k sip in index mutual funds.

      Hello . Thank you for your inputs.
      I did suggest a variety of mutual funds to Swaroop (Nifty, Nifty Next 50, Flexi cap, Two small cap funds and two mid cap funds) along with fund names after thorough analysis . He is going to start his investment journey soon.
      Btw, His emergency fund is set in his Wife's account (Couldn't include it in video due to Audio/Video issues).
      Also on 15k investment(80%), He still have 5 years before his daughter joins any school.
      Always invest first and then spend the rest. When he invests 15k in a month, he is going to cutdown some expenses in Eating out, Shopping and others.
      I am really happy to see financial awareness.

      Hello​ @SairamV17 ,
      If it is me , I don't invest bulk amount in stocks and mutual funds.
      Put the 5 Lakhs amount in a FD where you can make flexi withdraws without any extra charges (Small finance banks usually provide higher returns up to 8%).
      Invest every month 20-30-40 thousand(your choice) and distribute it into (one Nifty 50,one Nifty next 50, one flexi cap, 2 small cap funds and two 2 mid cap funds).
      Also if you can find any good long term stock, you can invest in them as well.
      And as you mentioned it is for you kids, you can create a zerodha / Demat account for minors (I did it for my daughter) and I am transferring shares, ETFs and Mutual funds to my daughter account every month / Once in a while.

      It is not as easy as it looks. There will be 12-15 hours of work every day with lot of deadlines and targets. There will be lot of mental pressure for a software people.
