What you are doing is basically my dream! I want to buy property in Brazil, but I’m in the beginning stages of making it happen. Like you said, financing as a foreigner is complicated. Also was wondering about property management. Thanks so much for all the education that you share with us!
Go for it! It's totally doable just plan and execute. I will work with local management. I'll hire an airbnb cohost and that cohost will arrange for bill payment, cleaners, and handyman referrals as well as booking management.
Karl, the financing product in Brazil is a good idea to explore. We are going through exactly the same development stages/issues as you do right now, different city. Thinking of expanding to the coast, just deciding now which beach, not RJ. Your older video few years ago helped us decide👍🏻
Hey Karl, nice video. Would be great to get an update on the development and how its cash flowing so far for you. We are looking at buying in Arraial do cabo or Cabo Frio next year and we didnt think about building instead of just purchasing a ready made house. Do you have some tips on how to approach the topic of building? Thanks
My preference is to pay cash internationally. I only have 3 properties in the states but am more interested in international opportunities so I don't mind sinking a majority of cash into something every few years. This looks like it will be fantastic. I plan on reaching out for a consultation on purchasing in Cabo Frio or that new development area in Rio's port area in the new year.
Hi Karl! Thanks for starting my day with a smile. I love architecture & interior design. You are a great inspiration. Oh... I'm always looking at real estate online, so can you please tell me which site is the best one for international properties... especially Brazil. Thank you.
Looks fantastic. How do you arrange the fiscal stuff in Brazil? Do you use a property trust? may be good to specifically do an TH-cam item on this. Having a property in a foreign land requires also that you plan a lot about taxes.
Yes once I have all financials down and I'm clear on the details I will share. At present I know I can depreciate the asset in the USA on a 30 year schedule.
Great video. I invest in the UK but plan to do it abroad in the countries you mentioned, but the thought of having to pay cash is holding me back. I would definitely be interested if you came up with some kind of financing option. By the way, have you ever considered investing in the UK?
Another brilliant video. Can you look at putting together a financing product in North Cyprus? We've spoke in the past about property abroad on Another of your videos.
Hell yea if there were financing overseas it would be great. I only see it in the Caribbean and mexico for americans. But sometimes interest rates could be so high your better off just doing a loan from usa or line of credit
I am interested in financing something in a different country where I can eventually move to or at least have a play to stay when visiting. I ssaw on some older videos that you are a pilot. Just ppl? or did you go farther than that?
If more westerners keep doing this you will add to continued poverty gaps ethically what and how are you giving back to these communities or are you just taking taking and taking
LoL it's funny to see foreigners complaining, but the fact that you come and buy several properties literally inflates the price of houses for Brazilian nationals, so I'm really happy that we have financial barriers to discourage this type of investment. Do you really like Brazil? stop investing in properties and invest in real companies, there are many opportunities beyond real estate, like health, education or industries. Ps: Nothing against those who have up to 5-6 properties, on the contrary, but if you want to have dozens, I hope the government increases the barriers even further, and that probably WILL HAPPEN soon with the housing inflation.
@brucewayne6996 this is your opinion and if it's the opinion of the majority, brazil will continue to have issues. Not with real estate inflation but with economic growth. Me building a home in Brazil creates jobs. For the contractor, for the labor, for the architect, engineer, sells materials for local supplies, and generates tax revenue. Additionally it creates quality housing for those who choose to rent. Buying real estate itself also creates revenue for brokers,.attorneys and the municipal. Real estate development is a business. In my opinion Brazil needs to encourage foreign investment,.foreign ideas, improve education, and focus on job creation, especially for the working class and impoverished people. Lastly, if rules like this were applied to foreigners buying in Brazil would you want Brazilians in the USA to be barred from ownership?

Sure just book a call with me and I'll happily share my resources and knowledge. I'm looking to help others do the same.
Great video. When will the property be complete? Can’t wait to see it.
Hopefully before the end of the year.

I can look into that and share, but I worked directly with people to source this. But certainly will do.
@@Karl__Pierre...Yeah! Thank you. P.S. have you seen Singer Lenny Kravitz's property in Brazil? Gorgeous.

Why did you choose this area instead of Buzios or anywhere else? Nice video.
I choose it because Cabo is a functional city and Buzios is a resort city. I would do Buzios as well.
Awesome videos ! I definitely would like to live in brazil for some of my life. What 3D software was used to make the blueprints ?
IDK, the designer does these

Yeah the debt instruments are needed. No I haven't thought about the UK.
Nice video Carl but Hard Hat Maan, wear ya Hard Hat Gee 👷🏾♂️
Hahaha I should

Sure will do
@Karl__Pierre would be interesting to see how you would do this. All ears bro.
Do you consider your line of work is out pricing locals?
Not at all, can you explain how my line of work which is home health care and real estate in the USA is out pricing locals?
Can you come up with an invest plan for brazil
I was tempted with the Italy location but honestly Europe isn’t on my bucket list. I would definitely jump at a Brazil investment property

Yup

Just ppl going to get my IFR and commercial ratings next year
@@Karl__Pierre I'm getting near the checkride for my PPL! Once I get to the airlines I want to be able to travel to places like brazil on the regular
Hello. I watched your videos about the health sector, I also work with that. You have a friend here in Brazil, if you need anything, get in touch!
Obrigado!!
I'm curious if you did any of this while not know Brazilian Portuguese?
I speak basic Portuguese but it's doable without the language if you have the right team in place. If you need help just let me know
I am in the camp of having something kind of financing. All cash is tough because like you said you can use that cash for other opportunities.
Thanks for the feedback
How can I contact you? cuz I want to discuss about a business with you
Book a call
@@Karl__Pierre How do I do? do you have whatsapp or telegram?
Retirees might appreciate being able to finance so they can make payments with their SS and/or pensions.
Yup but renting is totally an option
Unico problema pra voce sera a questao da segurança!
Porque?
Brasil isn't a place totally safety. But I know that Foguete is a place very good and safety.

So far I'm giving. I gave money for land, I gave money for labor, I gave money for materials. What have I taken exactly?
