    It’s complicated, I hear there’s more tenant turnover with multi families as compared to single families. In regards to busted pipes use pex instead of copper water line pipes. Invest in tenant friendly states so it doesn’t take a year to evict a tenant. It took me three months to evict a tenant during COVID. To reduce risk of tenants not paying rent, go with section 8 tenants. The upside to multi family are less capital expenditures you mentioned, one roof and one HVAC/furnace.

      @khaluha9235 all valid points but to go from copper to pex you have to do a full plumbing rework added costs. Section 8 tenants are an administrative nightmare more complaints from them and neighbors, take poor care of the home, require 5x more screening of. Ideally, multi-family landlord friendly states, middle to upper middle neighborhoods. Better tenants better appreciation.
