      @RC, generally yes, it's not impossible. By "bigger" I would be referring to a 65', max 75' lot. I know Sapphire Point has a couple more they're sprinkling in, and you'll find some in the newer communities like Sweetwater because they just haven't been purchased yet. Usually the larger lots, however, are purchased from those who plan to afford a larger, more expensive home, and they often have cash to bring to the table, and it can be hard to compete if you are looking to finance a portion of the deal. Not always the case, but just keep that in mind.

    So what is the are you suggest to buy when you want half acre plus homes over 700K?

      Hey Peter, sorry for my delay. They're not necessarily Lakewood Ranch, but they're generally in the area. I would look at River's Reach in Parrish which has some larger plots and the homes are new/built recently. Mill Creek has older homes, but they have a nice country feel (not something that's common around here). The same goes for Braden Woods, but the homes are a little older than Mill Creek, there. You'll probably require a significant remodel in Braden Woods. Finally, for a new build, you can get some larger plots (like 3-5 acres, so probably too big) south and east of Lakewood Ranch in the neighborhood of Hampton Lakes by Medallion homes.

      Yes! Florida REALTORS are designated crooks. You can certainly catch them spending hours and hours of time researching, preparing documents and comparative market analyses, contracts, sending umteen follow-ups to people only to be turned down, driving thousands of miles for people to research properties and then find out they were just poking around, keeping their social platforms fresh, creative and informative, touring handfuls homes before they show homes and getting everyone's schedules to work for the showings (which takes hours), managing teams of people, having open houses on the weekends (cleaning the houses before and after and waiting around for possibly 0 people to show up) all while missing their child's soccer games, and in my case, running a great website and TH-cam channel on top of multiple marketing campaigns and calling sessions throughout the day. The FSBO movement is shrinking as we speak because the crooked Florida REALTORS are out to gobble the equity of everyone in sight - and do hardly anything for it in return!
      We just drive nice shiny cars, wear suits and get paid the big bucks to make a phone call here and there (it's really our secretaries), but shhhhhhh...don't tell anybody!
