I'm familiar with prices in the villages as we bought a courtyard villa a few months ago. Even with the pool, golf cart and all the furniture, that price is high. It's also the first pool without a birdcage I've seen in TV. The roof looks original. Might be a problem getting insurance. My washer and dryer are in my garage but not right next to the overhead door. That garage looks like a 1 car not a 1 1/2. Good luck. It does present nicely.
You are right sq. footage for a garage is never counted. I have the same model its 1602 sq ft it is over priced but I just checked and it is pending. waiting to see what it actually sold for myself.
Outside pool and sitting spaces not under a Lanai? That is gonna be a buggy outside. The Villages does a nice job building their communities and amenities and the grounds are generally very well kept. I visit a couple times a year at a friends house and always have a great time. But these villas a few years back were 1/2 the price or less, and they are building so many more units everyday. If (when) we get a real estate correction - look out below!
Ridiculous price of $648,000 for a 2,000 sq ft home and packed in like sardines in that development. A nightmare scenario. Imagine if you have a Karen/Daren for a neighbor? You'd be trapped like rats!! No thanks!
Love the house, the turn key. The pool, the colors - all good. The cons I see are the garage, the laundry outside the home in the garage and the price - I know that is a going rate for a pool home in TV, it is just hard to swallow when you see what you can get at that same price point without a pool. Great home though overall.

The block and stucco model is Stoneybrook the wood and vinyl siding model is called the Anna Maria same house and now they are calling it something else. Its cheaper for The Villages to change the model name than the floor plan.

@@living2day617 I'd yes, The Villages (TV) is "its own market" -- which is good in ONE way as it's somewhat insulated from the pricing insanity (and other issues) of other areas in FL -- like Miami! Also note that TV is HUGE, the largest 55+ community in the world. They have homes priced from under $200K to $1M+ so there's something for every budget. If the house seen here is "too expensive" there are lots more priced way less -- and way more (of course). There are lots of homes for sale presently in TV (IIRC< something like 450-500) not just a few. And more are coming up for sale so that helps increase supply, which in turn should help lower prices. -- BR
Would be nice for a single or couple retirees who want a simple/downsized life. My only complaint is it would be nice if the pool had a screen enclosure.
I would be miserable there. I'd rather be in my 1978 hunting cabin out in the woods a half hour North of The Villages. But, the place you are showing is the perfect house for somebody.

Yeah, that price is a bit much. Even with plantation shutters and crown molding, the rooms are small, kitchen cabinet color is too out there, laundry in garage is a no, house needs some painting. I think it’s overpriced.
I own a courtyard villa with a very large yard enough for two poles and a dedicated laundry room. This house shows very nicely, but I would say a bit overpriced.
Better yet, people who have dogs (as was mentioned in the video) like these Courtyard Villas...and if the dog is a barker all day/night long, you'll hear it. I'd prefer a home w/o "privacy walls" as neighbors can't leave pets outside if there are no walls/fencing to contain them. And, it feels less enclosed/cramped even if the yards aren't really that much larger and your neighbor's house is still pretty close. Of course, if you want a larger house/yard, expect way higher prices for them. Or, mitigate that a bit and look for homes in the northern (original) part of The Villages were homes are cheaper, tend to have larger lots AND many have no Bond pay't anymore. NEW homes (regardless of size) definitely will have a Bond to pay off. -- BR
All the houses in The Villages are overpriced. Sellers have to get their head in the game and realize that due to high interest rates, inflation, and extremely high insurance premiums, buyers are either looking for a realistic price, a deal or not going to buy at all. It’s actually more cost effective to rent, at this time. People are leaving Florida because of the extreme insurance premiums.
My father is a wise guy from the Gambino family, he told me he's sending some associates to buy the house for $300,000 dollars, and if they refuse ??????

What a JOKE!! No granite in the bath, no bird cage, can spit & hit neighbors, hot & humid 8 months out of the year, congested (due to snowbirds in Winter),. Oh; what more could I want for my 600,000.00? NO Thanks for now!!
