Crazy to make a new stylish home and forget the most expensive part, a proper kitchen.
Most Thai homes do not have Western or European style kitchen. With all the spices and heat, most do it outside like outdoor kitchen/stove. Hot plates are popular as well. Most Thai eat out or take away because it is cheaper with abundance of food everywhere. That's the culture, we don't live in the kitchen like Western families.

I know this is Thailand, but ANSI which categorize a bedroom needing to have a outside window and a closet. 2nd bedroom doesn't have an exterior window. The 3rd bedroom should be removed to extend the kitchen or make it a dining area. This can be done by removing the interior door, window, and wall of that bedroom.

It's interesting how many of the Asian houses have a somewhat nice exterior mixed with a very jumbled, mismatched and cheesy interior. Hehe. But the value is so great that it would be easy to buy the house and "fix" the interior. I would love to retire in Thailand!

How do we buy one if we're living in Europe?
Is it possible for a non-Thai to purchase these properties (with small plots of land)? I was under the impression that non-Thai's could only purchase condos that had no land attached. I'm currently in the process of getting my passport together, and would like to eventually purchase property in your amazing country. A villa sounds perfect!
I am not sure but I have heard that if you set up a business there you can buy under a company name. I suggest you get better legal advice on that. Probably better to rent first and find an area you would like to purchase in if you plan to live in the property

I just think its irresponsible for this realtor to call themselves "Farang Homes" if a Farang (foreigner) can't even purchase it. A brief disclaimer should be included.

When farang buy these properties, do they actually fully own them including land it's built on? How does ownership work for farang basically..
No. You can't buy land in Thailand as a Farang. You can buy condo's outright freehold in your name, but to buy one of these places you have to jump through hoops and you would never own the land only the building on the land, and you'd have to lease it for a certain period of time in a thai persons name. so you'd never have the full security of owning the property and the house.

You’re buying a peck of trouble with a Thai built house . From certain plumbing problems to inept and even dangerously ungrounded electrical work you will also be in a pickle if you ever need to sell. Expats will be your only buyers as Thais prefer buying new or off plan. It’s ALWAYS better to rent as an expat in Thailand .

Technically NO but there are ways around it. For example, ownership through your Thai wife or trustworthy Thai girlfriend or through a lifetime lease or through a Thai business (foreigners can only be 49% owner. Other 51% must be a Thai citizen). Either marry a Thai wife or just buy a condominium. The condo is the less risky option.

And it looks small. Looks like more that the house + garden + carport have a total of 84 sqm but not the house itself.
Im also not a big fan of the "hin lek fai area". Yes there are many gated communities there and many cheap houses but for me its to far away from Hua Hin.
Such a poor design. Zero storage. No livingroom to speak of. Kitchen nearly nonexistent.
