    I grew up in Leawood, Kansas. and went to Shawnee Mission East. The Shawnee Mission District used to be the top school district but the Blue Valley district is now the top district as far as average SAT scores.

      Even blue valley scores are dropping rapidly… I am in the blue valley district and they like to toot their horn but I’d love to move if and when interest rates drop.

      @@sstitt0440 All the scores dropped -- in fact, across the nation -- post lockdown. I work in the KS school system. Parents who stayed very involved in their kids' progress during the lockdown (and normally do) are the reason their own kids' scores improved.

    Mom and Dad's home in "old Leawood" (area north of 103rd St) was bought for less than most new cars nowadays. They purchased it mid-1950s when my sisters and I were in grade school and went to Corinth Elementary. It was a three-bedroom redwood, ranch-style home with ample backyard area. It had an attached double garage. We also had a basement, and a fairly roomy one too.

      The real estate appreciation for most of the established areas of Leawood is that usual KC metro area "lag effect," meaning greater appreciation levels occurred in nicer suburban areas in metros located in other regions of the country occurred decades ago. I recall a friend that purchased a house north of 95th St back in the early to mid 1990's for less than $100K. Probably worth north of $500K now...

    Thanks for the video. Mission Hills, Leawood, & south JC expensive however, safe, great emergency services and hospitals, close to Hwys 69, 35 & 435, shopping, awesome schools. Thirty years ago the best neighborhoods began heading south at Shawnee Mission Parkway however now more expensive beginning at about College Blvd. Downtown lofts are awesome, I lived in Quality Hill area, downtown west side just as safe as JC. Loved going to Cosentino's. Sorry one more...The River Market area, lots of new lofts.

    Liberty/Kansas City is a great growing area, not too expensive a lot of food locations, and great school district. No public bus transportation, Norton far east side of Liberty Missouri. You definitely need a car to get around. Pretty much a quiet place to live. Also has a hospital and it’s of medical facilities for everything. I35 and 252hwy and I 435 and hwy 291.

      I'd have to disagree. My union job paid me 57k last year.
      The houses in that area to raise a family and go to a good school. The small ones are 350k.... that's not affordable.
      It's either crime. Or unaffordable. Or needs 100k to fix it up.
      Gotta move outside the city. North of Smithville to get homes around 200k.. but they're cheap made. Or on alot of land. Making them expensive.
      Things have gotten so over priced.
      I need to leave my job making 26 an hour to go to ford and make 35 in order to buy a home here. Or I'd have nooo money at all. Be eating ramen.

      We left Liberty 20 years ago because it was getting too congested, and the water tastes like pond water unless you filter it, even in the restaurants there. Plus, it's far away from everything, including other settlements up north.

    Fantastic video. I used to live in Hyde Park while at KCAI. Love that neighborhood. I was ready to buy a home there when they were in the 100k range. We decided to move to the country instead. I would recommend that area to anyone wanting to move to KC. Unless you want to live in the suburbs for some unexplainable reason.

    I know you said "71 Highway" which is correct, but the image that popped up was "Interstate 71". You know that's wrong, please fix.
    And, no, US 71 isn't the same as Interstate 49; I-49 ends at the Grandview Triangle (Three Trails Crossing).

    Used to listen to a radio game show on my morning commute about crimes that happened around the kc area...and the contestants had to guess if it happened in Jackson or Johnson county. Was a real hoot 😂

    You could talk a bit more about the yard size while describing these. I lived in KC for twenty- five years starting in 1968. I know, for instance that those houses in Shawnee have tiny yards and are right on top of their neighbors. I lived in a house on 87th Terrace in Overland Park that my parents bought in "68 for 72k. I guess this house is worth about 475k+ now. My daughter moved from her house at 76th Street just S.E. of 75th and Metcalf in O.P. which she sold for 275k after buying it for 170k four years earlier. She moved to Lansing, Kansas and bought an older home for 350k and spent another 20k fixing things that immediately needed fixing.

    quivira lake is the funniest spot to buy a house. There are a bunch of nice houses there BUT when the wind goes a certain direction it smells like you're inside the landfill

    coming from a born here resident of 47 years very informative
    raised and lived north of the river from the 169 152 intersection area then to rural northern platte county then back to northland 169 corridor and along 152 and 291 and 35
    i just really hope they dont develop the attractiveness of the northland its already happening to a point its the uniqueness of the area that is what ive always loved about it
    i will say that kansas city proper (city limit) does end pretty much at the intersection of 92 hwy and i29 the metro area is pretty much considered where evet local tv station coveeage ends thus it incorporates a vast land area north id say north of platte city and south belton grain valley to east
    which it also confusingly metro incompassess the entire kansas side minus kck was named after kcmo
    its a great place ive grown up here north of river

    Some of this data may be a bit skewed.. with Panasonic putting their plant down closer to K7/K10 (Desoto) you're seeing a lot of building/construction in Western WyCo and lower LV. What also helps with that is that Pipe SD and as example, Basehor/Linwood school ratings are 9/10 (on Greatschools) in comparison to many JoCo, and the construction.. new. Or lots of BTW near legends. With more jobs being built up there, I think you're going to see more look in the west in the next 5-10 years.

    I got my house in Hillsboro, KS for $71k I’m good lol. It would be worth double in McPherson at least. I’m glad I enjoy the rural areas and live within an hour radius of Wichita/Salina etc.

    Can you recommend a couple areas in Missouri for a family of four with good public schools, walkability, and safe? Renting for a couple years for about $2,500/month? I've also heard that KC is a good place for investment opportunities so if I purchase and later decide to rent, I'd like to be in an area that is easy to rent. The Kansas side seems to have higher property taxes which is why I was leaning towards Missouri first. Thank you.

      There are many places across the metro that check several of those options. The only thing that could be a challenge is the walkability unless you're open to apartment living. There are investment opportunities. However, it's challenging in this market due to a severe lack of inventory.

      Do not bother with anything in KCMO far as schools go. Accreditation has been a serious issue for KCMO schools for about a decade.
      You would be better off looking at houses in the Shawnee and Blue Valley school district. Private schools like Barstow would be a good option.

      Independence has everything you need, close to the stadium, low crime (Moremans run things don't tolerate BS) , affordable economically, lowest gas prices in area, metro busses go everywhere... the leftists have ruined public education everywhere so you should invest in private school anyway... The Kansas side is full of a bunch of upity Kansas drivers🙄and everything costs way more over there

    Move to Raytown. You can enjoy 1 in 5 cars with no insurance or current registration, tires mismatched, high crime, lots of taxes, lots of taxes, the worst Chipotle in the metro, an abundance of pride flags, wonderful place to raise your family. Do it. 👍🏻👍🏻

      Windows on the plaza were boarded up in Nov 2020 in anticipation of riots, had Biden lost. Expect the same this year. The Plaza is in a steady decline 😢

    I lived Eastern Shawnee, too, but it's busier. It's nice to have fast food areas there, but western is just fine near K7

      @@movingtokc Agreed, to an extent. A 50 unit apt building is going up a block north of the Great American Bank on Shawnee st A 6 unit condo was finished last year at the same small street intersection. A Brewerey is being built at Old Grampa"s Automobile Shop across the street from the bank.

    They don't really "just so happen to share a border". State Line Road runs through Kansas City. One part of Kansas City is in Kansas. The larger part of Kansas CIty is in Missouri.

      Sugar Creek is a suburb of KC with a smaller population. More of a rural feel. Above average public schools, and a lower cost of living. Can take around 15 -20 minutes to get to KC. Avg. sales prices of homes are around $225,000
      You also have some affordable land options. Depending on what you consider desirable, there are perks about living on the outskirts of the city, potential for growth , and affordability.

    Why would you spend that kind of money when for way less you can live in the country, less than 40 miles from kc, and not have all the traffic and people? I live in a small city on a nice lake and houses are way cheaper. No constant traffic quite neighbors sorrounded by woods. I grew up in kc and i wouldn't move back there on a bet.

      Platt city really has grown a lot in the past 50 years, so has joco
      And its dew to kc mos 1% E tax
      So with kcom south the river your paying high county property tax high house cost
      Where as clay county its lower property taxes, As a northlander this past 54 years you do not know the city as good as you think, you didn't say claycomo, or Avondale
      Jackson county the city manager
      Appoints jobs, clay county we elect
      People to fill the jobs.
      The current owner of the Royals has to stay inside Kansas city it was in contract when he bought the team from a non profit.
      The Che8fs won't move.
      And the 8dea of a stadium that looks like the raiders turns my stomach. Why would kc want a stadium for the chiefs that is a copy of our biggest rivals?
      Arrowhead is a one if a kind just like the royals stadium is.
      You didn't even bring up the first Woman's sports stadium or the Sprint center.
      Moving baseball to downtown would be a cluster feck. Its not going to make any more jobs and you won't have parking or any way to get to the park its a stupid idea.
      And it did not make st Louis any more money. St louis area has more population outside the city by doing stuff like this.
      Ask the Rams oh there not in mo anymore.or kansas.

    Great video. It has been a long time since I was in the KC area. I had friends in Overland Park and Lawrence. Watching from Southern California, your prices for beautiful homes on large lots is incredible. Multiple homes in Leawood are less than my standard, 1500 sqft. fixer upper! I would only live on the Kansas side. Rock Chalk!

      Johnson County= tons of people that are phony, fake, plastic, and pretentious. It's no wonder that people from California like Johnson County, KS compared to Jackson County, MO.

    Id stay out of Kansas. Unless your in the rich part of johnson county.
    Stay out of the city unless you can afford rich people area. Brookside/high rise apartments.

    Carry a gun in half of it.
    Lots of union. Jobs and good conpanies to make yourself middle class though

    Blue springs isn't considered a suburb anymore, so much crime now,. Alot of like the obesity this guy has mentioned like scarrit are urban/ high crime rate. Also he didn't mention ready pec. Also not alot of competition. He didn't mention oak groav. I see he's just mentioning things and leaving others out. This is just for his purpose to sell as a realtor. Crazy.

      Kansas City is overcrowded and way overpriced for being in deep flyover country close to NOTHING desirable for many hours in any direction- especially in terms of scenic places. The only advantage now is that KC is finally seeing some decent real estate appreciation, so people can cash out and move to where they might not have been as easily able to 5-10 years ago.

      @@KS5040 personally i love kansas city and there is tons to do, homes here are beautiful and most affordable and people super friendly ,there lots of travel opportunities in every direction. I personally just dont want to see our beautiful city over run with the left and right coasters who think they need to invade us. Thats why i said “people skip it”

      @@tearose3763 We'll see, the massive increase in real estate prices in Johnson County shows few signs of slowing down. What used to sell for $250K there in 2014 is now selling for $550K. I don't think median household incomes increased by that much in 10 years.
