were you able to rent it out already? how long did it take you to rent it out? i bought one 5 months ago, and the "smdc goodstays" did not even manage to make pictures of the unit. I cannot make pictures as i am abroad, so very bad experience with smdc goodsrtays. so my first experience about renting out a unit is pretty bad i must admit.
You should buy parking spaces and rent them out. A good way to boost your rental income further. Parking spaces are less hassle, no renovation, maintenance, furniture and appliances needed. I try to get at least two parking spaces per unit that I buy

Condo appreciation value going twice more it's original value in 10 years? hmm, that seems questionable. It is also unlikely that people will buy that 10 year old tower over a newer condo next to it. Is that right? at that price, if it were me, I'd get a newer property. And yes, another thing I wonder is the ROI - how much do those condos actually cost against the annual net income.
Interesting topic.Part 2 on this vlog. Given that you need to give a MONTH comm. for the agent to each UNIT. Because not all the people have the chance to do it themselves. PLUS can you mention how much the cost of the 5 CONDOS? TO see how many per cent is the realistic income per year here. And yes price appreciation is another thing to discuss. I guess kung ROI ang pag-uusapan dito is like 15 to 20 yrs?

Magkano kapital ang inipon mo para mabili mo yung first condo mo. How hard po para maipon ang kapital na ginamit nyo. Magagawa kp po ba ang example nyo with less than 100k yearly salary ko.

Most of my rented units, renewal contract.. kaya hindi masyado bumaba.. And binigyan ko sila discount on their renewal, kesa po mabakante at maghanap ng iba, kaya I offered slight discounts.

Hi po, every business is talagang affected.. food, clothing, leisure, malls, airlines, rentals.. But I am very positive that everything will bouced back especially rentals.. Actually kahit paano, meron parin tayo kita sa rentals kahit bumaba.. kasi some business is either nag closed or na bankcrupt na. I am very optimistic na in 2years time, babalik ulit sa normal ang rental rates.

My sister has a Tandem unit in Smdc Sucat at the back of Sm Sucat, just for inquiry how much should be the rental for this kind of unit because since the turnover from 2013 it was just vacant and we maintained it only. Seems easy and cool but based on my experience, it’s not. You’re also lucky to have continuous tenants, most of my friends struggled so they wanted to sell their unit but unable to do so.

nice presentation but the question is where did you get the money to suddenly paid off all of your properties? i think you might sold some condo and make some profit from there otherwise all your properties altogether is more than 20M. am I correct?
I bought also some condo which I flip, and in my presentation, i mentioned na i generate income from rentals of the previous condo na already fully paid na.. and other are from my salary and commissions from my work.

Great to hear that I inspired you 🙂.. Truth is your still young and the way I see it you have a great future ahead of you. Nag simula ako sa Real Estate ivestment by age of 28. With your 30K mothly salary, you can put the 10K into investment like south 2 residences. But you have to be ready after 5 years.. coz you need to apply for home loan.. Bank required atleast 80K - 100K monthly salary for a 4M loan. We can discuss it furthet with my Property Specialist/agents. Msg us in our FB page.

Hello. Aside from Real Property Tax, you are also legally required to pay income taxes and VAT from your rental income.
Real Estate Tax lang babayaran nya kasi di umabot ng 2 million ang rental income nya based on new BIIR circular.

Seems easy and cool but based on my experience, it’s not. You’re also lucky to have continuous tenants, most of my friends struggled so they wanted to sell their unit but unable to do so.

nice presentation but the question is where did you get the money to suddenly paid off all of your properties? i think you might sold some condo and make some profit from there otherwise all your properties altogether is more than 20M. am I correct?
I bought also some condo which I flip, and in my presentation, i mentioned na i generate income from rentals of the previous condo na already fully paid na.. and other are from my salary and commissions from my work.

I suggest, rent out for 5-8years then flip on the 9th or 10th year.

With your 30K mothly salary, you can put the 10K into investment like south 2 residences. But you have to be ready after 5 years.. coz you need to apply for home loan..
