Congrats…bought my 1st property also recently, looking forward to 2025 and what another purchase might look like. I have already learned a lot with this first go round. I had 2 engineers come in to make sure no structural damage was going to be a major problem.
Still noticed a slight slope that now I’ll have to address but it’s the very back of the house and I’m on the floor it’s on 😩
All this alone as a black woman it’s not easy but we’re out here 🙌🏽
Congrats on your first. Yes my first was a learning experience...but after more under my belt with creative financing, flips, and wholesaling...it's much easier now. I have avoided anything structural thankfully...that's not an undertaking I want to take on lol.

My last few deals i've been using an online notary for about twenty five dollars plus a little extra for each signature much more convenient and available twenty four hours a day

Did you ever close on the land in Joshua?
I decided to cancel that project and focus on properties in Baltimore. Will be looking for pre-built houses in Joshua Tree next year that need renovating.
