    I was exceptionally lucky, did about 18 months of research on the Internet...I knew I wanted Tuscany...I wanted land, about 10 hectares...woodland...mountain views (Apuan Alps) secluded but near a large town...outbuildings (large Barn for converting ) and the main house ready to move into and about 1500 ft above sea level...
    Flew into Pisa about 3 years ago and just drove towards Florence....saw a town called Barga and its historic links to Scotland....so thought why not....drove into the old town,parked in the car park near the castle and popped into the local estate agents and met Roy Santini....very knowledgable guy regards the area...an hour later and we agreed on the property I am now living in between the UK and there.....I,m honest when I say I had no idea that I could fall in love with a property...its life changing

    Great vid as always, Richard.
    How about doing an episode about where you have been living in England? A bit of landscape, a bit about the local towns/villages, your pros and cons on living there vs Italy. It would set some background in terms of where you have come from and what you perceive the benefits are in moving part-time, maybe full-time, to Italy.
    A bit of context, if you will.
    Just a thought! 🤔😀
    Maybe you could 'interview' your daughters and get their thoughts and impressions and what factors would entice them there, or dissuade them from visiting? 🤷🏻
    When you go back next time perhaps you could make an episode where you take us on a trip exploring the wider region such as several beaches/coastline, the hills and then the mountains, some of the villages etc.
    It might be particularly useful for any folks contemplating a move to Italy and don't know your area.
    Just keep being you, and doing your thing your way! 👍😁

    To drive around the bend, see the chimney of my house and feel this insane joy: "I'm almost there!" Great! I immediately became a part of everything around me. - Saying goodbye and going back, - awful! It always took me at least 5 days to return to the life I was familiar with before it felt 'normal' again. 🌼

    Thank you for introducing Simone, my brother and I are in the planing stages of reconnoitering your piece of Italy, sounds like he will be a valuable resource. I must say the later portion of this episode was in a way a little emotional. It was sweet.........early retirement............hmmm.

    hi…we lived for many years in Italy, and we can confirm, doing building works, that is exactly how it works… it takes ages to have things organized, finallized…. We never got used to it..this being said and we moved back to Belgium 2 years ago, we are missing Italy a lot.. There is so much positive vib living in Italy to a level that we instantly would embrasse the frustration of the ‘ domani we will come to fix things’ and 6 months later we are still waiting• Accepting it and smiling is best way forward. Succes

    It’s not just Italy these days. Good luck finding contractors or anyone to work in the US. Nobody shows up to even give you a quote and if you do find someone to hire, they usually mess things up badly.

      And in the US they think nothing of skipping out with tens or hundreds of thousands of your $$ with shoddy work or doing no work at all. The "laws" protect the contractors and scammers and even if you get a judgement good luck collecting.

      It is such a shame. All that hard work to save up to pay 'experts' and then they rip you off. No wonder so many go for DIY.
      I'm sure there are many good ones out there. I got lucky this past few weeks with new contacts that have done amazing work for a fair price. I will be going back to them again and again. A new freindship forms nicely from a good first impression.😊

    Trash pick up can be complicated. Go to the Comune and get a calendar for trash pick up. Each day it's a different pick up. Monday Paper, carte, Tuesday Organico, Wednesday Plastic, aluminum, Thursday Organico and vetro ( glass) Friday Seco anything that is not covered on other days, Saturday , Organic. Your village may have a different schedule for pick up. There should be an explanation of what you put in bins. There are no dumpsters !

      Hi @kdclothes . I have the schedule and even see the trucks flying down the road past my driveway on the correct days. I will try a new tact....not sure what that will be yet but I am sure someting will catch them to stop.😂

    One of the problems often encountered is due to the inheritance laws in Italy. After death, a property has to be inherited by the deceased's children, or half to them and half to the surviving spouse. So, after a couple of generations you have a situation where a single house can be owned by several people, including the grandchildren of the original owner. If they've all paid the inheritance taxes, etc, then things are simpler. But some may not, which makes a property unsellable until the fiscal problem is sorted out. And again, some families have disagreements. Most want to sell, one does not. So the place stays unsold until the reluctant party can be convinced to agree. Which may not happen. Sometimes, in the signing of the Rogito (final act of sale) there can be dozens present. There's a useless peice of land behind my house which I would like to buy, but the 16 owners haven't paid there inheritance tax, and don't intend to as the land is no use to them, so it remains abandoned. I use it anyway, just to keep it tidy.

    I so know how that feels: you try and get a preventivo, and somehow they seem to know when you leave and contact you the day before…also, you fix a date for them to start some work and then they just do not show up…terrible. When my husband and I bought the house we promised ourselves not to get all worked up about stuff like this, bit to be honest…it doesn’t always work out that way. Let’s just say: it is part of the charm. 😊

    Richard, I just watched Pasta grammar Harper & Ava’s lasted episode which Harper spoke of the hurdles they’ve faced with the renovation of their home/ restaurant in Dasa, all of Ava’s family are Dasa native with lots of connections and even they have had problems with trades falling through and paperwork lacking, so I’d say yeah, it’s a typical problem unfortunately.

    Hi Richard, we are following and enjoying your videos and can relate to all of your highs and lows, having watched #25 regarding rubbish, in our area there are no collections from your house, you pay to have your rubbish taken from recycling bins around your area, close to your house and what you pay depends on the proximity to the bins from your house…..might be worth checking it out, keep up the good work.

    There is a product called RIPCORD that is mixed with water and you can spray it onto walls, floors, doors, window frames etc - and it kills insects on contact, like spiders, wood lice, flies, millipedes. We spray perhaps every 3-6 months, and it works well. Great video - always look forward to seeing you make progress with your hime

    Great video as always. It helps to know the local people who can introduce you to others for friendship and to get projects such as yours done. I think Italy is alot like many other. places , where networking and personal relationships count far more in getting solid , reliable contractors. Hope to see progress on your landscaping / terracing plan in future videos. Definitely interested in seeing what types of properties are available near your spot/ Coronaldo . I was in/ near Force (Ascoli Picena) in Sept and saw many properties for sale while down there.

    Hi Richard, I've lived in Tuscany for many years but the rubbish here doesn't get collected house by house, you put your rubbish in the big bins that are on the side of the road. For the big stuff your comune will give you a number to call they will take your stuff away free of charge.

    Ricardo! When will you bite the bullet and buy some wellies? Sneakers (runners/plimsolls?) in the mud?! When travelling most people visit landmarks, museums, etc. I go to the hardware stores. I get excited about the utilitarian goods 😊 On a trip to France I came back with chic rain shoes that I found in an agri-supply shop 🚜

      Hi @real.sosylvie . I am not the Imelda Marcos of work shoes but I do have quite a few and often go through 3 or 4 pairs in one day. The cleaning and drying takes a day or two so they rotate. Tight lace up boots are the only thing that lasts more than 10 steps.
      Wellies - they suck into that wet field like it vacuum. 😂

      There could be a better option for me on a long stay visa. I am getting advice (after this video went out) and asking if they are ok for me to film it all. It could be interesting to share.

    Richard i finally got 3 estimates from constructors here in Sicily after 8 months!! Was hoping to have work done by now but looks like late spring of 2025!! It can get so frustrating but they say e vabbè!! Pazienza!! 😡

      I think the trick is to try small jobs with a few and see who is good, who you like, and who does not overchange to then stick with them. I am still looking for these people btw😂

    While you were talking to Simone, my ADHD said go look up the word Terre del Piano and up came the accommodation in Corinaldo.
    Big red letters said unable to take bookings right now. It’s definitely a beautiful place. Question, will you be able to eventually stay (paperwork approved of course) and work from there. ❤

    Richard, what is stopping you staying longer in Italy? Take an early retirement, I’m not sure what you do for a living …… you enjoy yourself so much when you are at your property, is it possible to be there full time ????

      Hi @Lalais56 . I have many years to go before I an afford to retire. My daughters and work are why I need to go back. I took this on for the long term plan of having an option to move or be away more when my daughters are older.
      I work in IT - software.

    Did we miss something Richard, what happened to the completed window or is that on hold while you have the landscaping completed? Be patient, the area is obversely made for painting, writing and reading, cycling and dinning at the coast.

      The window was put in just before I had to leave to get back to England. I made it water tight etc but need to decide on how to finish the edges and sills so that they all match as I work down the house. I will show the progress as I start to work inside that room through the winter.

    Hire a 8 ton digger, and a 10 ton dumper, you'll have it dug out in a week, i presume you'll be going out about 15 yards from the property then spread the soil over the field or in a slack spot, build a retaining wall.. job done!!

      Hi @kevinharker1840 . All will be revealed in the next video (#26) I hired a team to do it and looking at the results there is no way I could have done that on my own with no previous experience. The changes they made are amazing. Let me know what you think when you see it.👍

    Great video as always. How does your tip work? I have a big problem trying to get rid of extra rubbish as our region (Molise) only allows access to the tip if you have a TASI card. These include access to health and are only available if you are a resident. So I can't currently take anything to the tip.

      Hi @richardlong526 . The first visit I took along my details and proof of paying the local taxes etc. They remember me from that one visit and always wave me in. They sometimes come over and help me unload the car. Amazing really! This is a small area so it maybe different if I was going to a larger tip in a big town.

      @ many thanks I will give that a try. My village only has a population of 600 and the refuge tip is automated so you can’t given gain access without the card. Our nearest city is pretty big though so I will try that. Good luck with the digital nomad visa and I see it has no minimum days you have to stay in Italy so you have total flexibility.

      Hi @cyoungso . The weather is lovely in the way that it flows through the seasons nicely. It is only humid after a summer rain shower. With its varaied landscape and location, Italy has every climate you could ask for.
      I am not in a low tax scheme area.👍

      I really do, yes. It is one thing learning to have a chat and another to orgainse delivery of building materials over the phone. Some neighbours stop by and I don't understand a word they are saying because of the slang and accents. It takes time...like all good things in Italy. 😁

      Hi @annejacks6458 . A mix of many things. I am putting together a video showing what I have tried and how they went. Long story short - it is hard work and takes a lot of commitment. (maybe that is my age, 50!😂)
