    And this is exactly why you are NOT a relocation expert when it comes to Thailand! There are so many flaws and points that are simply untrue in this video it's laughable. When I am free tomorrow I shall comment all of the points that are untrue. I have bought/sold/rented many properties across Thailand over the years so have great knowledge. As a subscriber that has followed you for a while and enjoyed your early Thailand content my advice is to make videos on something that you understand and can bring value to your subscribers as Thailand is not one of those unfortunately.

    I'm actually quite happy that this is the case. Even though I'm a foreigner, married to a Thai woman. What I wouldn't want to happen is that tons of Thailand property would be bought up and owned by Western people and turn Thailand more into a Western country. I love Thailand as it is. With it's pros and cons. Same goes for jobs. If any Westerner could come here and take over properties and jobs, it would ruin Thailand.

      That's why they have such a thing as "quota's" on all developments. For example no more than 40% of a condo development can be owned by foreigners. Foreign quota is max 49% and Thai quota is 51% but a lot of developments do 40%/60%

      @@Jimmy-lb1ycyes, I know that and to be honest, I'm quite happy with that. I know it doesn't help us foreigners, but the last thing I want is for Thailand to turn into a Western country.

      @@thechrisverhoeven Yes, we do not want Thailand to turn into next Portugal when retirees from the USA and Canada flock into the country and price the locals out of the housing market 😢
      Reasonable quotas is a good thing.
      And if Thai developers want to sell more condo units to foreigners all they have to do is to build more buildings 😉
      And then everybody are happy: Thai people have affordable housing and us foreigners can visit Thailand without breaking its society 👍

    I would rather buy in Pattaya than Phuket simply because of the rental market and high number of foreigners comeing in and out

      100% mate. A lot more condo developments in Pattaya and a hell of a lot more retirees. Buy a condo from the foreign quota and rent it long term to a retiree that way you don't even need to consider what season it is. Also you don't need a Thai Company to buy a condo from the foreign quota or whatever other crap she was on about hahah.

      @@Jimmy-lb1yc yh you can buy condos rent it to a retired or expat or you could easily do Airbnb and make more money i wouldn't buy in Phuket the markets unstable over thier and it's mostly just European money thier Pattaya more reliable and stable with expats and long term visitor mainly because it's a sex tourist and retiree town lots of money in pattaya she's don't know what she is talking about

    I didn't even want to get into eh fact that you can be a majority shareholder in a Thai company aswell to buy land if you wish

    You never mentioned the rule change where foreigners can actually own land of not more than one Rai as long as you invest 40 million baht in Thailand. Yes of course not everyone has 40 million baht but the video states you cannot do it at all unless you have a Thai company where you are only 49% shareholder which is simply not true.

      We regular guys do not have 40 million baht unfortunately 😢
      And even if I had 40 million baht I would think twice before investing it in Thailand.
      It is not easy to take your money out of Thailand if you decide to cash out of your investments.
      And I do not know if the proverbial "foreigner is always at fault" Thai mentality affects business here the same way it affects the day to day life.
      I was told a number of stories where a foreigner was claimed to be at fault in a road accident just because he was a foreigner and could pay for the damage and she was a "poor local Thai" woman.
      Imagine that the same approach is used when you have a business conflict 🤔
      And there are a lot of potential conflict situations when you do any kind of business, way too many guys would try to resolve each and every problem at your expense even if it is their fault.
