I am very impressed with Edd's renovation skills and his business acumen. I hope he spoke to the police though. Crack houses don't fall out of the sky. They are located in neighborhoods of heavy drug users. You can board up the house, but the users don't leave. They will steal everything from the job site and sometimes destroy what they can't steal out of spite. Police cooperation will be crucial in making this project a success

@@ronareid7956 Crack House is a generic American term for drug user hangout. Crack has been replaced by fetanyl, an even more dangerous drug. You can be sure that Edd's house was a location for drug abusers. Bordeaux for instance has the Planterose DropIn Center, where users can exchange dirty needles for clean ones or get methadone. It's not to say don't rehab the neighborhood mind you, but you go in with eyes wide open.
Far more expensive than I thought but a good idea to renovate it, rent it out and sell it when the prices in the neighborhood have doubled.
I thought anything under 200000 euros would be a steal. So, I was spot on and you stand to make a nice profit.

You might consider putting a half bath in the downstairs area. That way you don't have to have your guests going anywhere near your bedrooms and if you have an elderly person or a disabled person visit, they won't have to use the stairs to visit the loo. A half bath can be tiny and located near any water supply.
I agree. Though I would call it a water closet. Basically a toilet and sink in a tiny room. Calling it a water closet gives you an idea how small the room is. You can even get toilets with a sink above the cistern so the soapy water goes into the toilet to be flushed out with the biological waste. This also saves on space.
Tuck it under the stairs. A half bath there or as a part of the utility room would be invaluable!

I live in the United States and googled the euro amounts to dollars, and I don’t think you’re crazy at all. That building was a freaking steal even with the “bits & bobs” added.

Considering the area it’s located in the price is understandable. I think many of us watch videos of lesser priced areas.
The plans look interesting, an indoor outdoor room will certainly be more attractive to renters.

That outdoor area can be made amazing. most apartments in the US have 0 green space and that is what I missed the most when I lived in an apartment briefly. Someplace to grow some flowers or herbs is nice and a place to eat outside will be nice. Good luck and can't wait to see demo days begin!

I thought you’d paid far more given where the property is. You all got a great deal in an up and coming neighborhood. You ran the numbers before buying and determined on the front end what you’d make when the reno was done. Smart investment! I can’t wait to see what you do.

I thought the price was extremely high even for Bordeaux considering the terribly state it is in. I absolutely know that you will make a fantastic job of it seeing what you have accomplished in your other projects. I wish you all the best for this project. Please safe gard your things whilst doing it as it looks like a bit of an area where people might think that the stuff is theirs fir the taking. I hope that it will bring that area into a more up and coming community when people see what a fantastic jib you do , they might want you to do the sane for them. Good luck to you both. Xx

Ed if you pull this renovation off you are a master builder. I still think you are a little nuts but I guess that is what makes the world go round as they say. If my husband had come to me with this idea Anna, I would have told him he was crazy!!!!! Can't wait see what you do first with the build, other than gutting the whole inside of the building. The idea for downstairs and the garden makes perfect sense - particularly with bi-folding doors to really open up the space indoors and outdoors. 2 or 3 ensuite bathrooms too! That's going to be amazing

Obviously a great deal for an experienced do it yourself builder. Particularly when this is fundamentally production script for your channel. Future value and rental income will be tremendous.

Confession time!! I live in Florida, U.S. I just got back home from a vacation to Georgia and Tennessee. (Awesome trip, swimming in crisp, cool, mountain-fed lakes, mountain coasters, and wild animals on the way (deer, turkeys, if you know, you know) I am so glad to be back home in my own bed, but I love most for Internet connections to watch my FAV Chateau folks. :)

We paid that exact price for a 2 bedroom farmhouse in Iowa. The whole top floor was demolished because it had a bat colony and guano filling the top floor, fireplace and walls! 6 people right now are living in one room-the bottom floor.
Now-what’s cool about this is-1/2 an acre with a garden, a normal size garage then a huge garage that could hold two semis, an area to use as a tool area, wood cutting area, etc. to rebuild the house, then another room as big as the house to set up an exercise room, art room, desk area, tv area and more! Well worth the money 💰 😉❤️

Sounds like a great plan. Bordeaux is a high value area and I’m pleased to think you will be part of that. The unusual shape really screams out for your modern/chic approach to design. Someone will have a fabulous home in a country where rental is the norm for many.
The main timbers are solid. Replacing the elegant and very tall doors will be stunning and so distinguish this corner home from the others. The rest of it, once the trash is hauled away, will be fun to watch. 🎉 carry on, boss.

I was really hoping for an open floor plan. It just helps with family connections. Anna Americanize the bedrooms with built in closets. They are amazing. When I look for properties I always decide on it when there is closet space. You could square rooms off by using the odd shape walls for closets. Honesty I don't know how European store clothes in a little wardrobes
Maybe we just dont have the amount of clothes that American's have? Nobody needs a huge wardrobe full of clothes you hardly wear.
Touche' Yes! Americans have way too many clothes! My home is 100+ years old (OLD by USA standards) & old homes do not have the large closets, as Americans didn't always have the ridiculous sized wardrobes they do now. FYI... many of us do donate enormous amounts of clothing to people who are in need, though, at home & abroad, especially when the need arises from natural disasters. But, you're right.
I bought my home largely due to the closets 😂 Of course in Pennsylvania, you need four seasons of clothing so yes I wouldn’t be able to make a wardrobe work living here.
Americans in general have way too much junk/stuff especially cheap clothes and shoes. Nothing to be proud about.
@@janetpendlebury6808 if you were to do research on American weather patterns you would understand why we have a Hugh selection of clothes. In the north we have extreme cold in the winter . In the summer heat waves are very common. We buy clothes for all 4 seasons. In the south west. The deserts are extremely hot during the day and as soon as the sun goes down the temperature drops 20 to 30 degrees. The weather patterns here are off the chain. This is also why all Americans have ACs. They save life's when the heat waves come. Yes we are spoiled. I do agree with that but we Americans work hard with very little time off. So yes we pamper ourselves with stuff. Most of us don't even get vacation time. We work very hard and play hard with what little time we do have left. We basicly live for the weekends.
I have been enjoying your family and this channel, from the very beginning. It has been special, watching you both, the children and your numbers grow!! Bravo! This edition seems to have a tone of exclusivity. Many of us who have supported different channels without being in a position to be a patron...find there seems to be a bigger shift in the gains..and have increasingly lost the intimate personal side of sharing. I think that is one of the most important ' ingredients ' that draw us in. Please don't change ❤️ Your channel is different and unique!
