For some reason, I feel like I'm meant to live in Maine..even though I've never visited. Colorado is where my heart is though...still Maine is pulling at me.
Wish I could move to Maine but all my family is in Missouri but beautiful property and home I’d buy in a heart beat if it wasn’t so far away I’m sure it will sell quickly
Beautiful property! I’ll actually be up there in 4 weeks at Wild Fox with my entire family celebrating someone’s special birthday. Can’t say or I’ll get in trouble. The views of the lake are beautiful. Whoever gets this property is lucky.
*United Country Lifestyle Properties of Maine* Beautiful cottage & property & again one of the best parts is the taxes, for what your getting the lower they are the better. Some places your getting taxed out of your own home. Thank-you sir for taking the time to show us around. GOD Bless.
Lovely, but as attractive as the property is, between its lack of basement and inexpensive construction, I’m guessing it’s not winterized, insulated, or really more than a cabin. $400k is a lot to pay for what’s basically only a summer vacation home.
@@thegreeninvasion5511 *im sure theyre fine with it either way - never understood why people like u lose your minds just cus someone says a property is overpriced.. when it actually is?*
I just love this property, i see my husband and i here. Loved the other cabin that just sold down the road also. This has drilled well, which is awesome.
All buildings and improvements that are permanent structures need to be 100 feet from the lake. This is a State of Maine shoreland rule, not just for this property.
If the place was winterized and heated it would be FAR more expensive. Its not really livable for extended periods, since there is no power storage. It would take adding batteries and solar panels to make it really work. You can only truck in so much Propane and gasoline to run the generators. Even adding batteries to reduce the run-time of the generators would help. Once the heavy snow falls you are not going anywhere - that is part of why the taxes are so low. No winter plowing. Its a long way to the main roads to try to self plow - you basically would need a cat or snowmobile and park vehicles someplace on the main highways.
This is beautiful. The sandy beach is almost u heard of, huge bonus. I know you said 38+ acres, Is there any hunting on your own property? Have you walked it to see any sign ? What more really needs to be done to live in it yr round ? ( Besides Solar ) TY. Have a Blessed Day. Jim Gibbs Byfield Ma
As you mention, it isn't suitable for winter given just the one source of heat. Do you have a sense of what the cost would be to put heat in if someone wanted to use it year round or as a primary residence? I would assume electric would be best.
No electric except a generator. Wood burning stoves heat very well, I have a cabin in the northern Adirondacks and my Vermont Castings stove heats it so well in the middle of the winter that we walk around in shorts and tee shirts.
Nice place but too much for off grid and far from a very small town. Not to mention no year round access without you plowing snow for who knows how many miles of road.
I would think this is a cottage property read, not a persons primary home. The concept of Off Grid has certainly taken off (at least on the internet) but most of us that have “Cottages” or Recreational properties see them as such. Snow removal is just a normal thing and contracted out to keep the road clear and of course make access easier. We live in Nova Scotia but visit Maine a few times each year as we travel to visit family and friends in New England. Not sure of the specific location of this property but there are a bunch of small towns throughout Maine and access to services is often just a short drive etc. I guess what I am saying is you need to adjust your expectations and then just relax. This is an absolutely beautiful property. $400 K is more than prior to COVID but in the whole scheme of all that expensive.
HOA's or Owner associations in rural areas of Maine are necessary mostly for road maintenance on private road systems. Some are in place to provide a mechanism for land owners to enforce deed covenants put in place by the original developer after the developer has sold all their lots.
Depends how far power is. Probably multiple 10’s of thousands but that’s only if there is an easement for power or it’s so far away that it’s unattainable
WOW WOW WOW!!!! What a beautiful cottage and property. Just perfect
It really is!
This property is so beautiful! Everything you could want......just love it!
I got bit by three mosquitos in my living room just watching this listing.

Dang! I love this place. It’s like a permanent vacation spot.
Spectacular Property!

Beautiful! What a dream come true to wake up to that view every day! I love that patio!

$400k, no power, HOA...Craziness.... And BTW its not "manicured"
A vegetable garden over the leach field. Oh my.
Grass is always greener...
That's how they do it in Mexico when you get stuff that says product of Mexico
This is beautiful! Great property.
Thank you Mr.peter beautiful place love it 👍
WOW what a dream location and home
Thanks Phil, great review of a nice place.
That is Pete, but no worries even grandma mixed them up, and thanks for the comments.
Nice.... I would love to live in Maine.
Sure, except that you can't go outside without a mosquito net over your head until about July!
The multitude of finish materials is giving my OCD fits.

Thank you
The porch is a great cat patio area!
Great presentation very enjoyable to watch and listen to. My lottery didnt hit yet so sadly ill have to pass this one up regrettably

Sorry I can't stop laughing you said sand beach is that what they call a beach in Maine lol

Hello Peter.. thank you !!
It's a beautiful place though
nice, but a bit pricey for a cabin in the woods.. is there a basement with undead and the tome of Necronomicon?
Would be great--for the three warm months of the year. LOL
That is fantastic home
Stunning views! I love it!
This property is spectacular and the property taxes isn't that bad
Beautiful home!
New Jersey prices.........😅😅😅😅
I couldn't help myself there's always that one person.
I think it looks great thank you so much
Aside from a couple cosmetic touches it's a beautiful camp and the porch plus the view is worth the price
So.. The " water closet " downstairs doesn't have a sink.... Where does one wash the hands after using the toilet?
very nice
Used in Stephen Kings “Pet Cemetery” movie.
Awesome
Absolutely gorgeous but I wouldn't pay more than 200,000

Can you build a boathouse on this property. And if you wanted to build a covered outdoor kitchen do you still have to be 100 feet back from water?
All buildings and improvements that are permanent structures need to be 100 feet from the lake. This is a State of Maine shoreland rule, not just for this property.
@@lifestylepropertiesHow come Maine forbids any closer building of structures?
So much money for floor tiles to be used as a counter top. Very eighties. Crazy price for that
if you would have to plow 3 to 4 miles in winter peter, what do you get for your association dues?
what is the depth of the lake and could you live hear year round
100 people, but how many bears?
People are quick to have sticker shock on this property but look what you get and look at the low taxes.

Do they have open lots next door for sale to (looking to expand with another build next door)
Population of town in 2020 was 104. These properties are so out there near New Brunswick . Just be prepared to bulk shop ect. .
You can be in Lincoln in less than an hour.

Hi Jim. I don’t think it would take much to live there year round. You would have to plow 3-4 miles of road in the winter.
As you mention, it isn't suitable for winter given just the one source of heat. Do you have a sense of what the cost would be to put heat in if someone wanted to use it year round or as a primary residence? I would assume electric would be best.
Propane heater. $3,500 to $4,500
No electric except a generator. Wood burning stoves heat very well, I have a cabin in the northern Adirondacks and my Vermont Castings stove heats it so well in the middle of the winter that we walk around in shorts and tee shirts.
Okay-you mention generators-is there a supply of electric to the home?
It is off grid.
Was interested until I heard home owners association. Not good!
My wife said the other flower is Columbine.
Hi Peter how far is the nearest electricity pole? Also is it possible to have power run to this house? Thanks
Grid power is miles away, off grid power is the only sensible option.
@@lifestyleproperties thank you. Yea solar and batteries it would be. 👍🏼
Nothing around, no hospitals, pharmacies, groceries, snow snow snow so yeah it’s a deal.
Purple columbine
Nice place but too much for off grid and far from a very small town. Not to mention no year round access without you plowing snow for who knows how many miles of road.
If you're buying for a year round home . I think the people that buy this it's just going to be their 2nd home
Just hire someone to plow it for you. Or get a plow attachment for a pickup truck or tractor. It's a wonderful cottage.
If it was on grid, the price would be double. It’s a good value.

How the hell can a property sitting on 38.5 acres be in an HOA???
HOA's or Owner associations in rural areas of Maine are necessary mostly for road maintenance on private road systems. Some are in place to provide a mechanism for land owners to enforce deed covenants put in place by the original developer after the developer has sold all their lots.
