Points are transferable. If a young person has a parent who never use their points they can transfered those points to the child. Some people have points but they still not qualify because their salary wouldn't be able to pay the mortgage. NHT also gives a grant towards the purchase of a home. Before the pandemic it was 6million Jamaica. That money doesn't have to be paid back. If a person has their points, the income then their names goes into a lottery. They then do a draw . A reliable source gave me that information.
I must congratulate you guys for giving your honest perspective on how the process of the NHT is not as clear cut as the government made it seems. Personally, it sounds like their is a deliberate action to withhold pertinent information from the average person to acquire a home. GOD help poor people.

This sounds tough, I am so glad I applied for a house through Gore Development Ltd. I feel so sorry for persons who don't get the opportunity as yet.i am praying for all of you, here giving God thanks and also thanks to NHT It's best you going in person when you are dealing with NHT..... sometimes the persons who work there sound unsure over the phone. When I applied for my house I was attending college at the time, it was rough because I had to find opening and closing deposits. Many times i felt like it was not going to work out but I never came up. Don't lose hope anything is possible. Pray and trust God
I applied to Gore and they told me that they will be collecting deposits on the 2 bedroom for Phoenix Park Village 2, phase 1 in June..I have not heard from them yet, they usually communicate via my e-mail.. I am just keeping my fingers crossed
Praying everything workout soon, it takes some time. When I paid my deposit, the house was not ready as yet. I started the process the early part of the year but I never moved in until the ending part of the year. It's a exciting feeling when you get your keys in your hands, all the best.

I have been contributing to the NHT from about 1987 and have always applied to get a loan back then in Kingston but was unsuccessful. I started working with the Government in 2006, and finally got a loan in 2011. I applied for the home grant and my name was published in the Gleaner but I didn't get a call. When I made checks they said I wasn't qualified which was a lie. I wrote to them then went to Kingston and got through. I am saying this to say that different persons at different branch give different information.
NHT got criticized for building properties like the one up Ruthven Rd and others that out priced the average low income contributors. They were not focusing on affordable housing solutions for the poor. So, to save their image, they bought into Catherine Estates which is a community of starter homes with potential to make them (NHT) look like they care about poor people.🙄
A dem things deh upset me enuh! NHT need to stop using points to give people houses. Make everybody have a fair chance to acquire a home. If you r a young professional buy on d open market nuh bother with them trust me. My husband and signed up and our points never reach their criteria. We bought our home via WHICON. In the mean time jus gwan save up some money for your deposit. Something will soon happen.
NHT is getting on my last nerve with these shity overpriced so called homes.....what is this....this so called box has no storage in the kitchen the bathroom is soooo tiny.....they can do much better but who cares about quality when there is a high demand.....I'm so disgust!

Thanks for telling us the truth I live overseas I’ve been a member from NHT 12 years I register and I called constantly and keep up with them and nothing and now NHT is a part of it this is just a joke thing. It doesn’t matter if you live overseas or not you’re looking to get your foot through the door in a property in Jamaica no matter what you do when you signed up for these institution they take your money and it’s still a joke thing thanks for being completely honest I appreciate it.
Drive through Phoenix Park in St. Catherine and almost half of Phase 3 and 4 is closed, rent sign up for some and the rest is just unused. Gore said they know they sell houses to person who don't need it, just like NHT
#1 thing I'm not happy about is that I won't be able to do any modifications to the front. So can't build a grilled verandah. So anyone can come straight up to my door.
It is no joke, not enough low cost homes being built... I know someone who applied to NHT and it was 20+ years later that she actually got a house (and yes, by then she was much older) It's great to have a stand alone house, but with so many wanting, why have they not done condos (and not referring to that really expensive building in Kgn.

Buying a house from a private builder Ora government assisted program is a universal problem .it's a very hard process anywhere you go it's a who knows who or a who has the most money . I had that experience twice in buying my homes the first one was a half a block or less from my mom's house got the before the first set of buildings where off the ground I was qualified and signed the contract will low and behold I had been checking on it almost daily and when the building was completed I'm told someone else is getting it so I have to wait for the next building..I was mad of course. The second house was just about the same and this all happened in 2 different state's in America . Don't just feel it's a cultural or Jamaican problem because at least on one occasion it's went to a friend of a friend....Anyway I know you guys information is very helpful to people there too....Also yes I saw Jayden dinner party food looked good bwoy what a double chocolate milkshake that was too 🤣🤣🤣🤣Grandma Val was looking like a young chick too 😉. I got an NHT house in Clarendon, I was happy beyond belief only to find out that the mortgage was more than my take-home pay. The rep said, don't you have anyone you can take out the loan with? You know what hurt me, I had applied for a studio but they gave me a 2 bedroom. 😥
If I tell you what happened to me nht told me I was successful in 1 of there homes,guys I was overwhelm when I went to the interview I was told I didn't have enough points can you imagine getting an email congrats and then to hear that,I was mad,I give up on nht I feel like I have let down,I didn't sleep for 3nights a mean I have being throwing at least 20yrs now,went to head offices no one could help me.🙏🙏🙏🙏🙏

No no no. We were given that information that the total units were spilt between HAJ and NHT. There were also persons who had deposited on the houses before and those persons did not take back there monies so they reserved homes for them.
Yes NHT is a good entity to use but I would encourage young people to join with trustworthy individuals like family members and purchase land and build your duplex or a two floor on a timely basis if you’re disappointed. You just have to be persistent.

This is not first time that both NHT and Haj sell from the same scheme. It's like that for years. The house I got 1990s in Greater Portmore was through HAJ not NHT. I got a home improvement from NHT

I honestly believe nht try to find some reason for persons who can afford these homes not to get it. I am serious you could have everything and when the call and interview you they find some way to say you aren't qualified. Not giving up but nht is really no help to younger folks even if you can afford their homes. I find they are building some overpriced home with cheap looking finishes even more expensive than some private developments. The only positive they offer 100% financing but Jamaicans a get a raw deal and it is frustrating.

Let's teach our young people how to save their money and not solely rely on NHT...Let's change the culture and mindset, NHT is just a help to acquire a home not the source... Many person want house and don't even have deposit saved
@@allthingschanice2485 the deposit amount is determined by the seller... It often falls between 5-15%... I would suggest you save at least 20% of the desired house you would like to purchase, that way you can deal with additional expenses

What mi want to tell the Government, if any person want to get benefit from NHT them go a head and take the benefit from their salary or make your own contributions, BUT don't force us to pay and yet will never qualify. I have being working from I was 21 years and only out of work twice in my life and YET I am not yet qualify for a starter home, I am now 58, I can't wait to stop working within 2 years so they can NEVER get another cent from me and again they are holding your refund for 8 years, why can't you get it back when you want. Regarding the point system one of the reasons its awarded to older folks is because they will have a bigger mortage to pay back and thats what NHT wants verses a younger person who would have a lower mortage...but it is what it is 😒

Hey guys. It was indeed advertised that HAJ would be selling 750 houses and NHT would sell 750 as well. And they would have been ready December 2022. So I was shocked when they open house and opened application for only 47 houses. I think our chances are slim with only 47 houses, based on thr number of persons that showed up on Saturday.
It's not about luck or fast and pray A WHO YUH NOOH because persons who have house a ready still end up getting them. All that you are saying about the NHT is true., sometimes dem ave dem friends.

Let's teach our young people how to save their money and not solely rely on NHT...Let's change the culture and mindset, NHT is just a help to acquire a home not the source... Many person want house and don't even have deposit saved

@@allthingschanice2485 the deposit amount is determined by the seller... It often falls between 5-15%... I would suggest you save at least 20% of the desired house you would like to purchase, that way you can deal with additional expenses

What mi want to tell the Government, if any person want to get benefit from NHT them go a head and take the benefit from their salary or make your own contributions, BUT don't force us to pay and yet will never qualify. I have being working from I was 21 years and only out of work twice in my life and YET I am not yet qualify for a starter home, I am now 58, I can't wait to stop working within 2 years so they can NEVER get another cent from me and again they are holding your refund for 8 years, why can't you get it back when you want. Regarding the point system one of the reasons its awarded to older folks is because they will have a bigger mortage to pay back and thats what NHT wants verses a younger person who would have a lower mortage...but it is what it is 😒
Lower mortgage is better because is more interest over a longer period so I think is a different reason for the point system.

Hey guys. It was indeed advertised that HAJ would be selling 750 houses and NHT would sell 750 as well. And they would have been ready December 2022. So I was shocked when they open house and opened application for only 47 houses. I think our chances are slim with only 47 houses, based on thr number of persons that showed up on Saturday.

Apply to the NHT and try your luck again. The HAJ allotment is sold out we hear. They did a round last year
