      At this point we’ve paid out 3 referrals. Best advice I can say is to keep the referral fee 4 figures ($1000+) so people won’t hesitate to send every lead your way. Anything less than $1000 won’t cut it !

      @@mookjais yes we advertise this fee to anyone and everyone. Friends, family, contractors, agents, utility workers, coworkers, mailmen… everyone!!!

      I’d highly recommend having a Facebook business page to advertise your referral fee. As well as business cards to pass out to anyone and everyone!

      Yes, you do. Hopefully they're on a month to month lease which makes it easier to have them vacate.

    Would it be difficult for OOS investor to accomplish these? Apparently, OOS investors will need to outsource all contracting work. How do you manage the properties? Do you use a professional PM? Thanks!

      Hi Cheryleen! Great question and I don't want to sugar coat it - there is definitely more potential for challenges as an OOS investor. That being said, I know plenty of investors who are very successful with OOS investing because they've created the proper system to do so. Many of them hire property managers. Grace and I do not invest OOS because we are able to find good deals in our own markets so there is no need. Both of us self manage our properties.

      Great question! Agree with Amelia. I think OOS investing is probably harder to get off the ground, but once you have your systems in place (which youll have to since you’re not there!) you can really scale! It’s both a blessing and a curse to be able to DIY everything!
