Margaret Mouka well like Jo mentioned some will be listed and some won’t, my apartment is owned by a company who owns dozens of buildings so they might list that they have spaces available online, but won’t put each individual apartment. Also in a city like Montréal we have a lot of older people who own buildings so sometimes they just like the old fashioned way :)
I am from a landlord family, so I'll tell you why people don't list: They're old! My parents own a real estate portfolio of rental properties and they're both over 80. They only learned how to use a smart phone a few years ago. And once my mom called me up ranting about my brother because he was out of state and she needed to list her property on Craigslist. She really believed you needed to be in town to do this. So, guess what. For her, a sign on the front lawn or a flyer stapled to a kiosk at a student union is IT. Yes, it makes life inconvenient for searchers. But my mom has paid off all her properties and she still can't wrap her 80 year old mind around the crazy rental market, so her rents are dirt cheap.
What city does she list her properties in? That's always a factor. Hot spots like NYC or LA are expensive because people always move there compared to cheaper cities like Chicago.
I also got scammed. If you have any doubts you can go to your county's tax assessor's office and search the property. There will show who LEGALLY owns the property
Also visit on a rainy or overcast day to feel how warm the place is. But then again, I live in a country where the insulation on houses is shit, so it might not apply to LA ;)

Plus I get an extra 100 off a month because I made a deal with the management company that I would sweep the hallways once a week, and mop the hallways once a month. (It's only a two story building with 9 units.) So I really only pay 1300 a month. I definitely lucked out. I was talking to a property manager at my air bnb and he showed it to me before it got listed. I've been in LA 14 months.

wow i found my 1,550 1 bedroom in Mid Wilshire last year by walking around the area and calling and seeing what was for rent!! the land lord had JUST put out the sign when i called so i saw it the same day and it was meant to be! It’s HUGE for a 1 bd and in an amazing area, definitely recommend going out and just calling places!!!
I feel like that New York aggression goes a long way in LA! Most LA people aren't going to go that extra mile to find a place, so it makes it easier for us ex New Yorkers who are used to being one step ahead of the apartment finding hustle!

So I recently moved to San Diego. Live in an air bnb for a little to start, and use the time to call every place in Zillow as soon as they come up. Just go so hard in apartment hunting.
I moved to LA from London 6 months ago, because I knew I'd be looking when I arrived I checked craigslist and apartments.com EVERY day for months prior to my move so I knew the market and what was a good deal and what was coming and going from the sites. When I landed I had shortlisted two apartments that were available, saw the first one took it on the spot, I love place AND it's rent-controlled - a bit of luck but also I was well informed. Another tip is to be prepared, have a folder with everything needed, copy of ID, paystubs, reference letters etc etc, hard copy and google docs.

Another tip is try to move during "off peak" seasons (ex. winter- people are less likely to move because it is too cold), you can usually get some kind of a move in discount or the rent is just cheaper. Also, moving companies might be a bit cheaper as well.
Great advice Jo! There are also facebook groups where people are posting listings and sublet situations all the time, and it gives a good sense of what kind of person lived there before you or what kinds of people you might be living with. Plus sometimes building managers like when other people bring their friends in as roommates, since they feel like their current tenants can vouch for them. :)
my roommate and I were searching for 2 bedroom apartments in South Bay all day and night...even hit the streets like y'all did!! We landed a 2 bed, 1 bath for 1925, which was cheaper than the STUDIO we lived in before by LAX!

Well, California in general is very expensive and I live in Tijuana,Mexico,right next to San Diego and the rent here is expensive depending on the location and most of the places here want to charge a lot,in dollars and for shitty apartments most of the time. But I always compare the fact that with $900 dlls you can live here in a pretty expensive and safe area and in California (San Diego/LA) you can barely make it with some sacrifices. Obviously most of the people who pay more than $500 dlls in Mexico for rent are either working in the USA or they have their own successful business or another not very common thing haha
Have you considered Midcity? It's a great area---central--and north of the 10 freeway. A lot of people are moving in. I used to live in the Miracle Mile. But it got a little too hip, hot and douchey. And the parking situation, as you probably know, is a zombie apocalypse. So, I bought a property, just a bit south of the area. Midcity lets me still be in trendy Miracle Mile and WEHO. But it also lets me be in downtown or Venice in just 20 minutes...because Washington and Adams are less used streets. Parking is pretty good and apartments tend to be bigger, with a period feel. Also, the area is mostly rent control. This is because housing stock is mostly from the 1920's. Check it out!

Craigslist has lots of listings, but I don’t like to use them because they don’t have reviews. That’s a good way to see if a building has some kind of infestation. You can’t always tell by viewing the apartment.
DEFINITELY cross-check craigslist finds with Yelp and BedbugRegistry.com as well!! I've lived in both Koreatown and downtown L.A, all of those sites were helpful.
Just FYI, I live in Mid Wilshire off Wilshire and Dunsmuir, paying $1200/with utilities. Those brick ones are all ugly and dark (I looked at the same ones) and it’s a scam. Literally just walk in this neighborhood and you find your ideal spot. I have another friend living off Cochran in mid Wilshire and she’s paying $1300 for a 600 square feet studio with big windows. WALK IN YOUR IDEAL NEIGHBORHOOD YA’LL; especially since some of these owners are old school and don’t rely too much on the internet.
Apartment finder has a brick and mortar location in santa Monica and they have deals, like recently they will pay for your deposit if you go through the brick and mortar apartment finder location
Another tip. Apartments in LA flip fast! It’s nice to look ahead of time but more often then not a month is more time then building managers care to wait to fill a space. Every apartment I’ve found in LA I literally found the week before or week of my move! No joke!

In NY just assume that EVERY Craigslist listing is a scam. You have to reverse look up every picture, hire private detectives.

Another tip is try to move during "off peak" seasons (ex. winter- people are less likely to move because it is too cold), you can usually get some kind of a move in discount or the rent is just cheaper. Also, moving companies might be a bit cheaper as well.

There are also facebook groups where people are posting listings and sublet situations all the time, and it gives a good sense of what kind of person lived there before you or what kinds of people you might be living with. Plus sometimes building managers like when other people bring their friends in as roommates, since they feel like their current tenants can vouch for them. :)

Well, California in general is very expensive and I live in Tijuana,Mexico,right next to San Diego and the rent here is expensive depending on the location and most of the places here want to charge a lot,in dollars and for shitty apartments most of the time.
But I always compare the fact that with $900 dlls you can live here in a pretty expensive and safe area and in California (San Diego/LA) you can barely make it with some sacrifices.
Obviously most of the people who pay more than $500 dlls in Mexico for rent are either working in the USA or they have their own successful business or another not very common thing haha

Have you considered Midcity? It's a great area---central--and north of the 10 freeway. A lot of people are moving in. I used to live in the Miracle Mile. But it got a little too hip, hot and douchey. And the parking situation, as you probably know, is a zombie apocalypse. So, I bought a property, just a bit south of the area. Midcity lets me still be in trendy Miracle Mile and WEHO. But it also lets me be in downtown or Venice in just 20 minutes...because Washington and Adams are less used streets. Parking is pretty good and apartments tend to be bigger, with a period feel. Also, the area is mostly rent control. This is because housing stock is mostly from the 1920's. Check it out!

Craigslist has lots of listings, but I don’t like to use them because they don’t have reviews. That’s a good way to see if a building has some kind of infestation. You can’t always tell by viewing the apartment.
DEFINITELY cross-check craigslist finds with Yelp and BedbugRegistry.com as well!! I've lived in both Koreatown and downtown L.A, all of those sites were helpful.
Just FYI, I live in Mid Wilshire off Wilshire and Dunsmuir, paying $1200/with utilities. Those brick ones are all ugly and dark (I looked at the same ones) and it’s a scam. Literally just walk in this neighborhood and you find your ideal spot. I have another friend living off Cochran in mid Wilshire and she’s paying $1300 for a 600 square feet studio with big windows. WALK IN YOUR IDEAL NEIGHBORHOOD YA’LL; especially since some of these owners are old school and don’t rely too much on the internet.
Apartment finder has a brick and mortar location in santa Monica and they have deals, like recently they will pay for your deposit if you go through the brick and mortar apartment finder location
Another tip. Apartments in LA flip fast! It’s nice to look ahead of time but more often then not a month is more time then building managers care to wait to fill a space. Every apartment I’ve found in LA I literally found the week before or week of my move! No joke!
