Although I already know that this is true regarding commercial properties being better than single-family homes, it was good to hear you put it in practical and easy to understand terms. It also helped to see someone that had a very powerful testimony of living it out.

I require every repair to have “before and after” photos including invoice prior to payment. This seems to help document small and large repairs/maintenance expenses. It also helps my tax guy to expense or amortize.

He said that there isn’t any immediate equity appreciation in single family homes. Yea that’s true if you buy a single family home close to market value on the MLS. But if you buy distressed in a nice rental area , do the capital improvements and cash out refi. You’ll sit on forced appreciation. And you’ll be able to raise rent at the new property value. However multi family and commercial is still far superior and less management intensive whereas it’s one roof not 16. All in all great video and amazing takeaways ! One of these days I’m looking to transition out of wholesaling and being a full time seasoned investor! Thanks for all of the content
