Guy Harris Hey Guy, I’m also from the U.K. I’m curious what region of the U.K. do you invest in and what sort of properties? Im just trying to have conversation with people already doing what I’m trying to do! Hope you have a great day.
If you are looking to start investing in multi-family and don't have much equity to start look into the FHA 203K loan. It requires that you live in one of the units but the down payment is really low plus you get funds for repairs.
@meetkevin . i want to thank you for being so busy and still finding time to making vidz for us. I watch you at stores, cruises and shooting videos in random locations which means you take the hrs out of your busy day to make us informative videos. I like every video I watch to show my gratitude.,
A.w.e.s.o.m.e. content. I've seen plenty of your videos but it is amazing how by watching their content over and over again (be that new or older videos... mostly new ones) topics come up that reinforce my learning. I have also joined your course and I find it fascinating. Love your enthusiasm and passion to help us all who want to participate in real estate. Cheers!
I’ve definitely been interested in learning about these kind of deals. And I kind of really want to run into Kevin when he’s recording haha AND OF COURSE THE ICE CREAM MACHINE IS BROKEN LOL
Maybe? I run across portfolios of SFH all the time though. If I bought those when they came available I would have way more units now than I do because I am waiting for a good commercial deal.
I get that and you may be able to find those portfolios easier but I'm referring to the way you can increase the value by increasing your NOI. With a single family, you're at the mercy of the market with sales comparison appraisals. Whereas if you can increase your NOI, not only do you increase your cash flow but because it's value is based on the income, the property value goes up as well. This allows you to scale like crazy when you reposition correctly and when you're doing it with massive apartment buildings (100+ units), sky's the limit.
Thanks this is a simple step video. We are looking at buying our first home this year. (Good deal fixer upper). Then repeat. Saving up for your course. Thanks again for all the videos.
i got a question: when exactly would you raise the rent? do you need to wait for the tenants to leave or are you legally allowed to start charging more? doesnt the tenant have a contract that notes how much they have to pay? if my landlord demanded me to pay more eventough i have a contract i would say no
If they have a lease in place you would need to follow that. If they are on month to month then you could give them a notice when you take over. Time frames depend on the area. In my area it is just a 30 day notice.

This is the video I wanna see because my first step is house hacking thanks Kevin... one question I have is what if you do get with an agent in your area that invests in multi family won’t they be trying to cut you out of a great deal because they understand the commission they gain from you is nowhere near the deal they’re getting to just invest in it themselves and just pass off “fake” good deals to you especially since they know you are “green” when it comes to the real estate game I just think a agent that invests in condos, single family can have useful knowledge and not be your competition either it seems like there’s a conflict of interest correct me if I’m wrong
You'd be surprised how few real estate agents ACTUALLY invest. Don't think they're all competitors -- honestly, 99% probably couldn't afford to compete.
Meet Kevin thanks for the quick reply I will take your advice and screen the agent with a series of questions that I know the answers to to see where their heads at when I spill my investment plans to them
Finding a realtor that invest in general is difficult in my experience. I found like 3/15. 1 doesn't invest in my state, 2 invested accidentally, and the other one has been only doing single family. I can't Imagine how difficult it would be to find a multifamily investor.
0:06 is my favorite part of the video! I'm so getting that monitor ...still not making the jump to Adobe huh, oh and try the bose headphones you'll end up giving those beats to your son....10k more and you can drop the mic
Did you change your mind on owning property in an LLC? In another video you said just get an umbrella insurance policy, but in this one you're saying to get an LLC. Did you change your mind or do you feel like multi-family needs an LLC vs single-family doesn't.
I still feel the same way as I do in the umbrella video. The only difference is in my thinking (as an agent not attorney) is: if you are at risk of getting personally sued by something unrelated to your rentals, like an outside lawsuit related to say a business decision or whatever, the LLC could be a nice way to separate them from yourself
Steven Marx's try a small local bank. If you buy them in your name sometimes you can get better terms. I have several commercial loans that are 20 year amortized and locked for over 10 years as well. Hope that helps.
I am first time home buyer w good fico yet limited income and down payment- I’m looking at multi family as investment opportunities and a way to get a better home to live in
Super excited for you to start that journey! It seemed crazy to me when I got my first deal but after doing over 20, it's second nature and really fun now
Hi, Kevin. Great video. Do you have any insurance policies such as a whole life or IUL, where you can store wealth and keep safe from lawsuits? Just curious if you do or what you think of these? Thanks in advance.
What’s up Kevin .I’m planning to make inexpensive single family homes put them on the market to increase the value. Owner finance it at a higher interest rate depending on down payment. Lock the tenants in for a longer period of time . Without be having it pay taxes, maintenance, and other tenant cost . My goal is for them to after a couple of years they realize that there paying a little to high on the interest that making the minimal payment they would be paying about 5x more than the actual home value. And then resell them to the next victims .
Meet Kevin Yes.I will find my own sub contractor build the homes , the area that I’m in labor is so cheap considering it’s close to the border to Mexico. Thankfully with the income I am getting already I can be able to do this without loans to start then later on to make more I will be needing just some personal loans rather than mortgage loans

People need to wake up and come to terms with the fact that not everything they hear is a fact and indisputable truth. If a man comes forward and calls himself a Christian, does that make it a fact? Throughout my life, I have known people who claim to walk in the path of Christ but whose actions reflect the contrary. One must not assume a self-proclaimed Christian has your best interest.
