      The “tax benefit” doesn’t really make sense, you didn’t make any money, that’s not really a tax benefit as you should not pay tax on money you haven’t made....

There was a time that you and Graham were all I watched on TH-cam. You got me into finance. It's not just a channel to me. It's a resource of information.     I am going to start my real estate classes in 3 days, I want to start as an agent then get into investing just like you did. I am so confused while watching this about how the taxes work and etc. I am 23 and the past 5 years I wasted, luckily something got into me and I have never been so motivated in my life but I am going to keep watching your videos to gain knowledge, for free;)

You are half my age and at least twice as smart as me, I would love to learn from you first hand but I live on the east coast and I am growing tired from years of physical labor and trying to make ends meet with 4 kids and one income.     Good stuff man. I just turned 20 and am definitely interested in investing in real estate. My dad purchased 2 homes in the last 3-4 years and rents them out. Currently looking for a 3rd to rent out soon as well.

    Are your properties on your name or under your LLC ?
    Banks says in NY they cant give out cash out loan on a property under a Corp?

      I have S Corp. The hard cash lenders are ready, but not the commercial banks

    Great breakdown, and yes the negative cash flow video is what brought me to your channel. I have three units and my net cash flow was reduced to $300/month from $500. I was feeling a bit down, but brother, you nailed it. Great video.

    You still need to remove the standard deductions to calculate the tax benefits. This is because you already get that tax benefit without itemizing. Then obviously marginal tax brackets affect the value of the tax benefit. So for a couple you get somewhere around 20k in standard deductions multiply that by 40% and remove that from the benefit of the house. Otherwise a good video.

    Good points and talking about things we don't think about. I have a rental house in San Diego that stays occupied and is almost paid off. At the same time rental rates have steadily risen. I also take comfort that the house is maintained and repaired. A real estate agent tried to talk me into selling and exchanging for rental property out of state and I was like " Heck no! " :) Also a good idea to be close to your property which I am.

      Totally agree! If you want to be aggressive, KEEP that one and take out new debt to buy a great deal (but only a great deal!). That way you now have 2. Keep whatever you do 😇 You don’t have to be super aggressive - comes with stress

      +busywrite I guess your property was purchased a long time ago. How is the SD rental market now? I did some research couple months ago. It seems hard to find good cashflow deals now.

      Yes, I bought it 16 years ago (also probably a bit older than most people on this channel) and I also paid down the principal, I am definitely a bit more on the conservative side re: leveraging. A real estate agent who manages my property has indicated that right now it's very hard to find anything worth investing in in San Diego bec I considered an exchange but ruling it out at least for now. I had it in my head that I should try to get a multi unit but I'm not knowledgeable of it and so didn't make sense to me and it was helpful to see Kevin and his wife's perspective on the value of having single family rentals. My house has been fully occupied for over 5 years. I ended up buying a house in LA 5 years ago and planning to do same re: holding it and doing some upgrades to it. I agree with Kevin holding for a long time if you can. The nice thing if you have equity is that you can decide what to do or not to do, you don't have to make a rash decision and frankly not care about what the market is doing.

    It’s not passive income, though. It’s an increase in equity value that you can use to get a loan for ~160k/year. I don’t know about you, but I don’t have to pay back my salary.

      Yeah I rather make 160k through real estate then a salary, your salary can be cut within seconds , that’s a bigger risk than having many sources of income with real estate!

    I love the use if real numbers. Kudos for that.
    And to be fair, you did mention that your numbers were based on a 40% marginal tax rate... but people that don't understand that warning... could well think that the "cashflow" items based on tax liability reductions are something they can count on... but if you are in a lower tax brakes, those numbers change dramatically.
    Overall, good stuff :)

    Hi Kevin, i don't particularly have alot of input or ideas to share on this video but wanted to mention that i am just soaking up all the information you share with us, the viewers, i like your playful delivery of important information, i have shared several of your videos with my partner, younger colleagues and younger friends as i have a very boring straight to it approach when delivering financial or investing advice and you give the right message but with a dash of fun. I just wanted you to know i watch all your videos and even though i am from Australia most of your information is still relevant, loans, property and taxes here are very similar, the reason i wanted to share that i am an australian viewer and it still helps is i believe you have one of those personalities or a presence of someone who should do seminars, write books and travel the world to help others and also invest for yourself in property worldwide, i see potential in you as the next big property investing guru.
