    Sir would like to know regarding ULC act.our society is stituated at Mumbai sub-urban .when we applied for Deemed Conveyance the sub-registrar have order that first you have to amend in the property card by removing ULC act.

    Sir,I have seen in Maharashtra that the land not registered under Mrtp act of 26 Jan 1976 gets 0.75% of FSI in Pune whereas 1.1 % basic FSI if it was registered in MRTP act for construction.Can you please rly on this.And also i have heard many people saying illegal plotting where we get 0.75 FSI...

      Conveyance Deed is done by Builder/Developer whereas Deemed Conveyance is done by themembers of the society when the builder/developer refused to do it..by going into the registrar office and register themselves..

    Mere pass 4plot hai TDS ke jisme wo layout ki limit hai jo amalgamation ki wo puri Ho chuki hai

    Chhattisgarh was part of MP until 1st November 2000. The Government of MP has repealed the urban land ceiling act on 18th March 1999. Please look at the last row in this link: code.mp.gov.in/content/Eng/RepealedAct/40_3_RepealedActs.aspx . This is from government website of MP. Since Government of MP has repealed the act in 1999 therefore it does not apply to Chhattisgarh. Please let me know if you think it otherwise.

    Himachal Pradesh mein Section 118 ke antargat bonafide himachali aur agriculturist himachali mein farak hai. Bona fide Himachali wah hai jo 1972 se pehle se Himachal mein reh raha ho . Iske liye patwari ya parshad ki sifarish praman patra ke baad Tehsil dar Bonafide Certificate deta hai ki yah vyakti 1972 se pehle se lagatar himachal mein reh raha hai aur Himachal ka bonafide domicile hai. Aisa vyakti kisi bhi prakar ki agriculture land nahin le sakta hai. Wah sirf municipal area mein dubara Tehsil dar ki permission se sirf 500 gaj taj jameen le sakta hai. Jameen lene ke baad section 118 ke sub-section DD-2 KE MUTABIK 1 saal ke bheetar ya DC ki permission le kar 2 saal ke bheetar makan banana jaroori hai anyatha wah jagah Act ke mutabik sarkari ho jayegi. Bechne ke liye sarkar se permission leni bhi jaroori hai. Parantoo Jo mool Himachali krishak hain sirf wo hi agriculture land le sakte hain ya unke baap-dada jo krishak thei para too ab unke pass krishi yogya jameen nahin hai. Yadi non-himachali 100 saal se bhi himachal mein reh raha ho to bhi wah agriculture land nahin le sakta hai

    Sir, I have a question,
    Lucknow (U.P.) में एक 650 sq.ft. plot है, 2 floor बना है, वो शहरी सीलिंग के under आता है, उसका दाख़िल ख़ारिज नहीं है, पर registry है, 30 साल पहले खरीदा था उन्होंने अब बेच रहें हैं, तो क्या उसे लेना उचित रहेगा??

    मैने URBAN LAND CEILING का चालान भर दिया लेकिन NOC नही मिली है अब मै वह जमीन बेचना चाहता हूं या डेवलपमेंट पर देना चाह रहा हूं तो वे लोग कोई लेना नही चाहता है
