  • Noida Extension vs Noida Expressway: If you are worried about which location to choose between Noida Expressway and Noida Extension, then watch this video till the end and then conclude which location is best for you as both these real estate hotspots are totally different from each other.
    For quite a long time, Noida Expressway and Noida Extension have become a residential property hotspot for many investors and end users but still, people are not able to understand which of the two locations has the best future prospects?     Noida extension:
    0) Flat Pricing is very less than Noida expressway.
    0.1) Extension can offer hundreds of appartments according to yout budget but expressway has limited inventories & also they are very expensive.
    1) Close to IT hub sector -62 & industrial sectors - 63-67.
    2) More close to main Noida or central Noida.
    3) Mall - Gaur city mall(V.big mall), Hospital - Yatharth Super speciality hospital(Big hospital) are already running. Several malls are under construction stage.
    4) Several Big schools are already there like Pacific world school, Lotus valley, Ryan International, Sarvottam international, St.Xavier & many more..
    5) Nearest Metro station is sector 52 not sector 62 which is 15 mint drive.
    6) Roads are very wide & adequate greenery.
    7) Sabse badi baat jo Delhi walo ko chaiye woh hai Raunak jo aapko Noida expressway se zyada yaha milegi.
    8) Adjacent to developed township Crossings Republik, Ghaziabad. (Jaha se sab kuch mil jata hai daily routine ka sara saman).
    9) Not very far like sector 150.
    10) Most of the socities have their own market so no problem for daily needs items.
    11) If someone is interested in sports, Noida extension has big stadium(Gaur Stadium) where you can do practice.
    Cons:
    1) Crossings Republik ki treh it's not located on Delhi-Merrut expressway & Shahberi cross karna bit challenging.
    2) No metro in Noida extension. You have to go sector 52, Noida.
    3) No DTC Or bus service.
    4) Gaur city is bit conjusted.
    5) During peak hours, so much traffic jam around Parthala chowk(sector 121).

      Only 2-3 Villas options available on Noida Expressway and price is very high. Sector 135 Independent House is the 1st choice but price starts from 2 Cr onwards.

      If you can self funding then you can buy it but if you want to take loans then it's not good for you. Banks are not giving the loans on this property.

      Decent property if you plan to buy one. I am living there for last 1 year. Already have my under construction flat in Sector 143 and a flat in Noida Extension. All i can say there nothing in Greater Noida East to explore if you want fun you need to travel 30-40 kms rest you will get peace of mind but as of today Noida extension is great place to live in May not be in 5 yrs time.

      Sector 10 and 12 is the upcoming locations of Noida Extension. IT Hub ka abhi wahan par koi plan nahin kyonki Noida Expressway ki location Delhi ke bhi baas aur aane wale Jewar Airport ke paas bhi. Islye companies abhi Noida Expressway par hi interest show kar rahi hain.

      Don't go with ATS as of today. They are still working towards gaining customer's trust after failing for last 2-3 years but at the moment not recommended.

      Do not trust blindly on broker and builder. It is someone's responsibility that before buying the flat in any society, go to noida/greater noida authority and confirm about the registry in that society.

    1) Is it sensible to buy resale property or to go for fresh buy in societies where registry are already done? Is it easier to get registry transfer of already registered flats?

      Go for where registry is done. Yesterday only in gaur siddhartham Siddharth vihar authority gave notice that no completion certificate will be given as builder has to pay land money. Authority is charging 12% which builder can't pay. Now people who have invested 60-70 lakhs are worried. Even good builders like ATS, Prateek are struggling so better pay 10 lakh premium for well settled society and have peace of mind.
