    This was eye opening.
    But in my quest to get cash flows from Real estate investment. Are there other ways aside rentals? The others seem to bring in capital gains. And do these apply to other types of real estate aside residential?

      You are right.The two main ways to make money in real estate is in capital gains which is realized upon sale and rental income. Rental comes in different ways based on the offering and agreement but that’s the main way to make income to live off of in real estate investing

    Can I asked that you balance the volume for the background music and the voice presentation at a relatively reasonable level to avoid viewers having to turn up or down each time. The voice is very low whilst the music is loud.

    This video was very interesting, suggesting a 100% ROI is very eye opening to the market. I've read about some of the largest real estate developers in the Middle East who began business seeking 30-50% ROI. Ghana is now courting them to get involved in the Ghanaian real estate economy, meanwhile Ghana's players will be forcing to get 100%. Luckily Ghana's housing deficit is so big that there's space for everyone but usually wouldn't it suggest that perhaps developers want too much? Already many people complain that housing is very expensive and that there are many unoccupied developments

      You are so right Akuba.it does suggest that developers want too much. But unfortunately they do get the buyers. the laws of demand and supply and it’s effect on price doesn’t seem to work effectively here lol. It however depends on the section of the market someone decides to play in. unfortunately the affordable homes which would cater for the housing deficits also are generally not so profitable for these developers and that right there is our dilemma.

    Massa if you have money keep it in your pocket. Don’t go and buy land where chiefs triple sell or land guards take it over when that place begins to get demand. Keep your money.

    This was great... it got me thinking. Are there possibilities to buy foreclosure properties in Gh? And what are your views on that? Is it cheaper is it worth it in our part of the world? How does one come across foreclosures etc.

      Great question Fred. Foreclosure are absolutely work looking at. It could be worth it depending on the particular deal in question.The law courts usually set the minimum price below which foreclosed properties cannot be sold at. They are usually relatively cheaper than those on market but as to whether it is worth it or not would be highly dependent on the property in question. Coast of renovation and target resale price

      Wholesaling is veru different. There is barely any wholesaling done here actually. The nature of our projects and state of the economy doesnt make it so viable

      David,an idea why not get possible renters in that location (people who want to move to that area, not yet but a scouting Long term) talk to them have a contract ,of course you have to get a full list of items , workmanship fees,and miscellaneous expenses ready so that say if it's a 4 ,two bedroom apartment building you can get the money, in agreement that the payment they will make wil cover some number of years as rent (their interest will be that you assume the rent to be fixed in those years and you can throw in a few months more to live ) ,then after it's back to them paying rent

      You actually can. What you cannot do is totally forget or abandon it. It is advised that you wall said property. Do periodic checks on it. Get a trusted person to monitor it. If you want someone staying on it, do not let the person stay more than 12 yrs.
