    I can now see that although it’s a simple process how people can go wrong by starting to compromise on just one category then another, then ending up buying a disaster. You must stick to your cut off points no matter what. Great video!

    You mentioned £25k per room, I take it that is area dependant? How do you work out rough guide price per room?

      I guess it's based on the average rent which would then dictate the expected ROI if the costs are comparable.
      25k per room / £4,800 (£400 rent) is 20% net before taking out expenses, tax & monthly payments.

      25k per room is a great deal regardless of where it's based so I wouldn't be of any help there I'm afraid.

    When you turn a reception room into a bedroom to get the 4 you need, do you include an ensuite? Or are your tenants ok to share one bathroom?

    Sam, House prices in Stone and Swanscombe (in Kent) have risen by by 81% and 106% since 2010 according to property experts Rightmove (survey done in October of 2020). I would assume from that there would be demand for HMOs in the area. Having searched for people looking for a room (on spare room) = Stone had 45 results, and Swanscombe also had 45 results and a town nearby Northfleet had just 19 people looking. So really all areas are low even though if you go by the house prices and how they have increased so rapidly you would assume demand for HMOs would go hand in hand but that doesn't seem to be the case? Why?? And what is the minimum number of people looking for rooms in any one area that you should go by? 10? 20? 30? 40? I would assume from your video 572 tenants (Birmingham is high) and that 69 tenants (walsall) is ok?

    Great video but did you ever consider explaining what an HMO is or what we should do with it once we've found a good one?
    I was hoping you'd include that information as I'm not from England and I'm not familiar with the term, plus I'd like to know what kind of deal you'll structure after finding the HMO, what ever that is.

      Quick Google wouldn't go amiss...HMO is a house of multiple occupancy...where you let out individual rooms in a shared home with the other tenants...you'd have a communal kitchen, bathroom (in some cases some rooms might have en suites so you could let that particular room out for more than the other rooms that don't have an en suite), and living room.

    Hi Samuel, I notice your further up north so therefore the properties are a lot cheaper. What would you recommend for someone starting out further south? Like outside the m25? Or would it be better to go to a cheaper area regardless of how far away you are?

      Rents would be charged higher though in your area as opposed to up North, but it's always worth traveling to purchase properties in cheaper areas and have a good agent manage the properties so you don't need to be travelling back and forth for every little thing. Just do the calculations... purchase price, rental income from the property, take away agent fees and what you're left with is the profit (taking into account the occasional repairs, the yearly gas certificates etc)

    I am currently looking at a property that has a bedroom that is 9ftx8ft, which is within the 70 sq ft limit, however, it doesn't factor in a built in storage cupboard. Does this affect anything? Because if you factor in the storage cupboard, I'm pretty certain it would be below limit?
    Any response would be appreciated

      The storage cupboard would not count towards the size of the room. HMO inspector confirmed this for me here in Bristol at least

      Auction properties are really hit or miss. What you find advertised on the listing price is nothing like the reserve or final hammer price. On websites they price low to garnish interest.

    Why not turn the reception rooms into more bed rooms? surely just more profit at the end of the day

      Because you want to provide pleasant homes. A house with reception room is more likely to attract tenants. Not sure if there is a HMO requirement for communial area but it's the decent thing to do... you don't want to be going back to.victorian era.

    What about the article four direction in place in Wolverhampton...? www.wolverhampton.gov.uk/article/9573/Small-Houses-in-Multiple-Occupation-Article-4-Direction I've come across these in Leeds, Lincoln and now Wolverhampton. Surely, this means that in these cities, it's not possible to buy a house then rent four rooms to non related people? Planning permission for the change of host type according to my above link is £462. Can it be done on a property prior to sale?

    The blunder made at the beginning with you ticking the ‘sold under offer etc’ box while saying you dont want to see them and then not knowing why you were seeing sold properties and not knowing how to not see them shows you don’t do this at all lol

      no, you don't offer 25% BMV.. you might offer perhaps 5-10% below their asking price but in total that could be 20% + BMW. Often properties like the ones in this video are already slightly BMW
