    How are you finding the property market at the moment?

      It is very hard to find good deals. Also bank surveyors are down valuing properties when you come to sell. So when you do buy be sure you have local comparable properties or the price you want.

    look for empty properties that look dated inside and check the home report to see if its an estate selling it.

    Also one other thing you can try is to offer individual estate agents a finders fee. It doesn’t work with everyone and you do need to have established a relationship first. Estate agents usually have a few developers they consider but if you offer a finders fee it can slam you up there as the first person they call.

      @@Sabir4u well yea it is a bribe hahaha! You just have to read the person well. Not all estate agents will do it. Some do find it offensive.

      I disagree, you’ll just risk bribing a poor agent who will just pocket the money. Contacting the owner direct with targeting is the best way for used properties

      @@oktfg not sure what’s to disagree with haha! These are all just tools to use when finding properties. Of course you can go to the owner but they usually have a network already. The “poor” agent probably doesn’t make more than 2k a month. So if you offer them a months wage just for finding a property they love it and also it makes it in their interest to find more for you. It’s all about building a network. It just takes a few years but eventually it works.

      Up north. I’ve just bought one at 106k. Worth 130k GDV. I’ll document it all soon once exchanged and completed 😄

      Would agree with that. Birmingham has priced up quite a bit. Only the West Midlands though, need to look more north 😉
