I did notice for that Burnley deal there was 20 people looking for a room and 87 rooms available. Doesn't that mean its over saturated and I could end up with an empty HMO? That's one of the things Ricci said to look out for at the free training.
Hi Samuel, I am buying a property as Buy to Let. All the queries have been resolved and was supposed to complete on 28th of April 2022, but before the completion date, my solicitor informed me that it’s a chain buy and seller’s new property is not ready to complete, hence they can not handover the keys on 28th. So I have extended the mortgage until 28th of May. Now, seller is saying they can’t complete before the mortgage expiry date. Therefore, they would like to rent the property from me after completion until they complete their new property. Please give me some advice if there is any legal issues. Should I make an agreement before rent it out? What should I stipulate in the agreement?

Awesome video Samuel I bought a house I was renting for 6 years for £65k 18 months ago and just had it valued at £295k but it’s a non standard construction. Would really love to look at using some equity to start in property but due to past credit issues I’m so confused on where to start. Any advice please?

Hi Samuel, can you tell how to get money for properties that is in bad condition but they are good after you give them value. If you say banks don't give morgage on properties like this? Thank you
I'm completely new to your channel and real estate as a whole. On the last property would you be buying that out right in full then renting out the rooms or could you just as easily get a mortgage on it for 25% then rent out the rooms etc?
Actually I prefer living in a flat because most flats are located in the city center. Living in the city center is much more convenient. So l probably buy a flat in the future.
The only problem with rightmove is estates agents telling lies in their listings and their poor school checker function on their website. Most of the data is not available, especially with ofstead inadequate schools. No reason for it not to be updated in less than 8 weeks.
The last part of the video....the rooms aren't huge if you have to entertain guests in them and eat your dinner! Don't you think theres a moral obligation to provide a decent living environment at the sacrifice of a little bit of rent money buy retaining a communal living room?

Genuine question….why would a hmo be good in Burnley? Why would people be looking for rooms as it isn’t a big city etc?

I live in burnley and yes, there deff isnt enough people in this small town looking for a single room to fill all the hmos that have popped up
