    I have been following your channel. Congratulations on securing a place and building your dream. Thanks for the info. I am not handy like you. You offered us the purchase price of different structures but I wonder about the cost of labor to put them together (like building a deck/base for the tent, landscaping and etc).

The reason we didn’t tap into that this time was because there can be sooo many variables based on the finishes, if you go low or high end , but we can create a super in depth video that covers all of that. It might takes us longer to put together with all of the research but that’s a great topic idea!

    Me and my girlfriend will be doing an FHA loan upstate new york! Where estimating to spend around $30k total! (Shooting for a small aframe to start by the pond)

      Thank you so much! All of the tiny house sheds are 160 sq feet / 10x 16 ft. We purchased ours at old hickory buildings. There are dealers all over. We also constantly looked on Facebook marketplace or shed dealers that potentially had Repo’s that might have worked without any damage or cigarette or weird smells, but we didn’t find any. If you can find one that fits, you could save a good deal of money as well!

    I live in MA. Thinking of giving Airbnb a shot in NH since it’s less than an hour away for me. I would love to get into building tiny homes but I want to cash flow first. I didn’t know the geodomes were that affordable. Thanks for the info!!

      Yeah that sounds awesome. A dome can be up and cash flowing much faster than building a tiny home, much faster schedule. But the dome may have more trouble with zoning and building codes. Lots to learn and research either way. Glad you like me the info

    Hi guys! First, thank you for sharing your experience. I am a fan and hoping to do something similar in the near future. I heard you mentioned you are planing on placing 10 glamping structures on the property. How are you able to do that? I am now in contract to purchase a 5 acre unrestricted/unzoned/unincorporated parcel in North Carolina and upon inquiry, the county planner will only allow "one camping site" connected to septic and water well. Please share your experience and thoughts.

      Hey John, it's highly specific to your municipality so it can vary by city/county/state, etc. In our area in Arizona for example, we're only allowed to have two sites per acre, minimum 10 acres, and that's with a fairly stringent conditional use permit (that took 6 months to get and comes with a ton of restricitons). I'm not sure of the exact restrictions for them in Tennessee so I'll let them chime in on that but it may not be helpful to your situation either way since they are in a different state. Hope that helps!

      Hi John, thanks for following along! Congrats on your purchase. Like the AdVenturist mentioned, this will be very specific to your county, your subdivision, or even sometimes the deed can have a restriction. So lots of due diligence for that specific parcel is the only way. Now in our county, there is no building code or zoning code... still sounds crazy to me. We checked the deed first with the title company and we were good to go. Then we called the county and they told us there was no zoning for that parcel so we were good to go. We were so skeptical about bot having to obey a zoning ordinance or a building code that I called the county multiple times with different questions to see if I would come across "the fine print"... but we didn't find any issues. So after all that we pulled the trigger.
      Now, to your case, 1 site per septic and well sounds absurd to me. A campground is a small unit that requires much less resources than a traditional single family dwelling so something doesn't add up. What if you try calling again and don't even mention the word camping or tent or airbnb, just ask about temporary structures under 200sf. I wonder what they say about that. Also ask about limits of structures if you are not putting kitchen and bathrooms in this temporary structures (I know this was a big difference when I researched a different county). Maybe you build a community kitchen and bathroom area and the sites consists of bedrooms. Just trying to wrap my mind around this... something doesn't make sense or the hotels already got their way in the laws in your county

Looking forward to following along! Having worked in commercial construction for awhile, haven't come across a municipality that has no codes but I suppose anything's possible. I think you're right though, one site per septic doesn't sound quite right, you may want to ask where that is shown in the code (and maybe it is). There are small systems and very large (think neighborhood wastewater treatment) and everything in between.

      @@TheAdVentureists We are in Cocke County and while researching, it was so weird to hear over and over again that there were no limits of units, or what kind of structure, or really anything. Its definetely wild to know that in 2021 there are still places like this, that you can pretty much do whatever you want. I worked in commercial construction as well but more interior finishes and such. Now, I did find a legal technicality from talking to a company that sets up water wells. This person told me that in my county, if you host more than 25 people at once, your service along with your well becomes a "mini water company" and you have to abide by stricter rules and regulations. Kind of crazy and really really going deep now into the rabbit hole. But imagine setting up a massive investment, and spending lots of time and you later find something like this and kills your business idea... due diligence is no joke

      @@buildfixflip Hi! Thank you for the suggestion! We are going up there next week to talk to planing in person because it seems very strange to me as well. I went into the contract for the land because the deed has no restrictions and the plot is "unzoned, unrestricted and there is no subdivision." My plan was to put 3 geodesic domes on the plot (each with full facilities). I will try to find out about "temporary" structure limitations with connections, but if that is not allowed, I will ask about limitation to put temporary structures without water/septic connections - as you suggest and just have one common structure for facilities and kitchen. In any case I really like your channel and please keep posting. Great content!

    Great content! I checked with a few dome companies and it looks like you only get the dome frame and cover for $10K. If you'd like your domes to have basic amenities like kitchenette, bathroom, heating/cooling, it can be a whopping $45K! Is there a way to get a dome up (with basic amenities) with a slimmer budget?

      You’re right! Domes can get really expensive! We will look into cost effective options! We settled with dome tents with less amenities from boutique camping and then we physically built a separate bathroom building! We will have to cover that soon!

      Yes agreed. At the same time, this is the first time we are fully debt free! So at least we are getting to experience what life is like with not a single payment. But as an investor/entrepreneur I would like to use the banks money for 3% and have more cash for other investments. At least in this chapter of our life we’re it’s all about building income streams. I can see the appeal to be debt free once we are older

    How did you figure out how much your septic system could hold?

      Typically is per bedroom. So if you buy a piece of land, you get the soil tested and the square footage of your drain field and they will give you a permit accordingly which will have a number of bedrooms. Then you can build a house with a maximum of however many bedrooms the permit says. At least that is how it works here. In our cases each tiny home is a bedroom. Where are you located? did you already buy land?

    Is it possible to get the land cost down in other areas of the country a lot lower than 200k and still have a decent site for glamping? That really makes the cost much steeper.

      You definitely can! Our site we are building on first has a home (where we are living) and a big 2500 sq ft barn on the 4 acres that we are building the glamping business on now so that was a good deal we think! Decent land in our area goes for $8-$10k per acre. We originally bought a piece of land for $85k for a beautiful forested and secluded 5 acres that we were initially going to build on, BUT it needs septic, electric and a well on the property so that will be a big chunk of change and would have taken us A LOT longer to get started. What part of the US are you looking at? How big of a property and glamping business are you considering? Thank you for reaching out!

      @@buildfixflip Ohhhhhh that makes so much more sense because you can directly manage the properties and if you got a mortgage it would have been a lot easier since you have a home in the property, very smart. I live in central indiana and am looking to do it in an area called Nashville, IN (Brown county). I think it’s wise because I live an hour away driving distance so I could go there decently quick if need be, and there are plenty of cabin and RV rentals in area. I think land would be much cheaper here as well. I originally wanted to do Gatlinburg but the distance of 5 and a half hours turned me away. What do you think of the den outdoors A kit. I’m considering between that and the dome tents and so on.

      @@BuddhismHotlineTV that’s weird because I just watched a video from Levi Kelly in Nashville Indiana, it was an Airbnb review. Yes, you are totally right about buying a house with land, mortgage would be much easier to get.
      One hour doesn’t seem to bad. Looks like you are pretty handy if you can do repairs, I am guessing you would be doing the build yourself?
      I think the Den Kits are too expensive and small. But they are very high end looking, not sure if they actually are high end though. They cool great and A frames are very cool.
      A dome it’s cheaper and much larger. It’s also a much easier structure to build in my opinion. I would like to connect and talk some more about your plans and we can share our experience so far. I will see If I find you on Instagram or Facebook so we can connect there

      My fist tip would be to go much simpler than we did.
      We are actually now looking to add some bell tents that will be almost off grid. Much simpler in terms of construction so most people could do it after watching a few videos and/or get the help of a handyman.
      For more involved builds the best option here is to get a few bids for what you want done. That way you can compare one another and as you walk with contractors you will be able to learn a ton because they will ask you a lot of questions. I would recommend though that you start watching construction videos for what you want to build so you can learn a ton and be able to qualify the contractors.
      What kind of set up so you envision? Tiny home? Tents?

      @@raazali4190 we are only 1 hour away. Have you looked into the codes at all for that county? You will probably have to go with a commercial property if you want multiple units. And then quite a bit of research on which structures the county will allow for short term rentals.
      We really like the sheds to give us the framework for our build. They are going to last a long time and they offer you a waterproof shell really fast.
