Does Friendswood have Flood Risk? There are 2,779 properties in Friendswood that have greater than a 26% chance of being severely affected by flooding over the next 30 years. This represents 42% of all properties in Friendswood.

Keep in mind that Harvey was a historic flood and the entire city flooded. We had highways under water. Also, in some areas, if the hurricane didn't flood your area, then the city engineers might have to save downtown. Flooding is a concern for all of Houston but Friendswood is closer to.thw coast. You might have a slightly higher risk there but just in general Houston is a flood risk period.

Additionally, the materials exterior and interior need more quality.

Typical Toll Brothers home, overpriced due to Covid. That plan is all over Houston and is by far not the most beautiful home in Houston! This home is over built, it's everywhere. That home was basing in the low $800K before Covid, and for that $1.3m to $1.5M price point, they are not giving any additional upgrades to distinguish this home from the cheaper pre-Covid home! It's still pretty basic home, unless you will spend an arm and a leg in the design center! EVERYTHING that you would want in your home to make it look like the model is an upgrade!

Just look at this house, it’s basically a box, 2x4 construction, post tension slab, tyvek sheathing, pink batted insulation, a/c system with flex duct hanging everywhere, Home Depot particle board cabinets, hollow core doors, cheap plumbing fixtures, super cheap ceramic tile, very little trim and yes you saw it, CARPET up stairs.
