    This is the second time I am commenting on TH-cam and both times at Josh Tan (I am subscriribed and also in your paid channel) . You are a good man whom takes the time to educate. I started working at 1984. What life has taught me is low and slow works. Will be retiring in 2024 simply because I don't own any debts and there is actual money where I want it to be - not money that will be there in the fuiure which is good but not a surety. We don't know what the future holds. If money was so easy to make we'll all be multi millionaires at the very least😂😂. Keep preaching brother. Hope our paths cross someday. You and your family stay blessed.

      World economic woes will come to haunt us, as Spore is the most exposed economy to global economic events. With stagflation that will last 10 years+, many middle class on mortgage loans servicing interest payments, will suffer.

    It's easy to claim 'owning' a 3+m property, when in fact the bank owns it. She has probably taken a 30 year term loan and is no where near paying up fully. It'll be a dangerous situation when there's an unforeseen event e.g. Retrenchment

    I can never understand how legit are these videos. For my case, I stayed in a HDB for close 13 to 14 years, it was our first home and brand new. After which, feeling comfortable with our expense and also some help from my parents. We bought a private apartment and paid off the flat. We've been renting out our flat since we moved into our current apartment. I guess we were lucky at that time as the government had not implemented ABSD at all. Even at this point, I am happy with my current situation.
    Can never understand how people can be flipping this and that in this day and age. Worse of all, with no numbers to back it up.

    All these sounds like for events like subprime mortgage crisis back in 2007/8 big recession. All need to learn to be prudent. Don't be greedy.

    For me its every simple.
    I look at where my family is at in terms of HH income percentile and look at that percentile's housing type and also no of properties.
    Eg, I know about 15% of HHs in SG has >1 property. Thus if my HH is top 15% in HH income, it is quite safe to have 2 properties.

    typical salesman talk - very likely learnt from iquadrant gang. there is a chinese couple (previously attended many iquadrant seminars) shared similar story - from hdb to landed in 5/6 years. if not wrong, the chinese couple used the rent from their condo to cushion the rent from the landed, forgot the exact details.

    Hi, i just want to say i see that there are lot of negative comments saying that she is overleverage, etc. We dont know her financial situation. But from what i can see, she is a super good agent and if she continues to see the kind of success that she has as a agent , she can easily meet the loan requirements. So we should not assume she has not done her due diligence. And she did mentioned she took a bank loan. So we can also assume that the bank would not have issued such a loan if the bank did not think that this loan can be serviced. Yes, the path she took may not be the cautious kind but she took the risk and she is now reaping the rewards. In addition, if you see her video, she has done a great job in her video so her skills in marketing and sales is really top tier and not many agents can replicate her success. So , yes while i dont think everyone can replicate her success like she did and it is really not for everyone, she is just saying she did it and we do not need to rain down on her success. I am not paid to do this and i dont know her personally but i wanted to voice this to balance the comments raised here.

    The annual income consideration of CPF's guidelines in purchasing a property seems difficult to attain in today's property prices i.e. $250k per year in annual income should only buy $1.25M of property.

      It could be more of a everyone’s too used to big leverage. Annual income is only part of the mortgage equation, if a buyer has capital, the equation can change

    I got a feeling they made paper gains on the 99-1 first property. Then they used the paper gain cashed out to pump into the landed. Over-leverage, quite scary. Secondly where can I find 2 properties a 4 bedder dualkey and a freehold landed combined at 3.7m? Unless lease hold landed.

      "paper gain cashed out to pump into the landed" can't do in 1 year. Usually theres a loan lock in and theres a min term equity out that needs years to build up

    I have been a real estate agent for 16 years transacting 900 sales and rental. I only say many Singaporean are super risk takers and many have lost money. Earning $7k and buy $1m…I super disagree that this person should buy a private property and what can they buy with $1m today? 1 bedrm? For a couple to stay in a 1 bedder? I suggest this couple better get a HDB.

    I see a lot of ads on TH-cam by this clown Marco and Friends too... Claims that one can own 9 properties in two years (although it seems like most are also factories). Quite interested to understand that business model, is it for real or garbage...

    [Video 1] I agree that having a $7,000 monthly income for a $1 million property is too risky, especially for a family. [In Video 2] I also agree that the title "From 370K to 3.7M" is quite misleading, in my opinion. The second video doesn't clearly explain how they made the money. I know who's in the video you're talking about. I researched her and her background. In one of her Instagram photo she said that she has been investing since her schooling day. She also has side businesses, not just her nursing job. Her husband doesn't have a low income either (based on the photo, just guessing). Starting around 2021 or early 2022, she became a property agent and it looks like she did many successful deals. So, what I'm trying to say is that her increase in wealth from 370K to 3.7M isn't only from property deals (and I think she also did not say that as she said they are working damn hard and because of His blessing). She has other sources of income that she didn't talk about in the video. One thing for sure, both she and her husband seem to work hard, and I am guessing that they have a high monthly income. Therefore, they should provide more details in the video to avoid misunderstandings. 🙏

    Nobody in their right mind will buy a $1Mil property with a combined $7 K income,also a responsible real estate agent should not even recommend that unless the buyer has monetary support from the parents for sizeable down payment. I will only carry a monthly mortgage of $2100,leaving $4900 for other expenses. Buy only what you can afford if it’s your first home…leave the speculations to others till u r in a position to join the flipping game…. Chance upon your YT Josh, nice content even though I m not a local….

    I always regard tik tok as ENTERTAINMENT or a platform for bragging ...............So easy for her to tik tok on million dollar investments within a couple of minutes. Talk is very cheap . 😏😏😏
