    PLS SANA PO MASAGOT : YUng computation po ng penalties na 2% per month additional is san po ba binabase yung pagcompute? Dun sa total amilyar na dapat babayaran sa taong yun, then add 2% per month interest?

Tanong lng po ma'am. kung nkatanggap n po ng Warrant of Levy pero nkasulat is up to 2021-4 ang tax coverage, ibig sabihin po b nun until December 31, 2021 p ung effectivity nung warrant? At ano po ang dpat gawin ng owner. Hindi kc alam n hindi pla nababayaran nung mga nkarang taon. Maraming salamat po!

    Hi maam this is the first time i purchased a residential land with a FMV of 682,450.00 base on your explanation, ang amelyar na babayaran ko ay 2,729.80/year, after a year of purchase, i decided to build a house on that land that i purchased, tataas po ba ang aking amilyar? Bali same ba ang formula at method ng ang gagamitin para bahay, yung computation sa lupa? Hoping for your answer, thank you.

      Same computation method pero ang assessed value ng structure ay depende po sa assessment/valuation ng assessor.

    Mam sa municipal.ng cainta every 5 ng dec nag babayad kami ng amilyar pero this yr 2023 hindi sila nag bigay ng 20 % discount ang sabi nila wala na daw discount pag na i lipat na ng developer yung property sa mismong owner kaya hind na muna kami nag bayad and ito lng today nagbayad kami ng amilyar may 10% penalty na sila anu po masaaabi nyo dun mam, condo po yung property. Salamat po.

    Kapag po b ngpaimprove o ngpaextend ng bahay after ng assessment ng local government tataas din ba ang Real Estate tax kc matic tataas din ung market value ng bahay? May mga follow up assessments din bang gngawa ?

      Yes po any improvement will increase the assessment value. Reassessment & tax mapping depende po yan sa mandate ng LGU.

    Thank you po sa napakainformative na video! Question lang: May nabili po kaming lote at napatayuan na namin ng bahay. Di pa sa akin nakapangalan yung lote at mahirap ng icontact yung napagbilhan ko. Bali kami na talaga ang in charge sa pagbabayad. Pag nagpunta ako ng city treasurer, para malaman ang real property tax ko, sasabihin ba sa akin yung amount na babayaran ko kaht di talaga ako ang nakalagay na owner pa? Wala din po akong authorization na mappresent. Thanks po.

      Anyone can pay the Amilyar po. Request lang kayo ng updated tax dec sa assessor for amilyar purposes lang sabihin. Then proceed sa treasurer.

      Sa assessor's office po request kayo. Kailangan walang utang sa amilyar at bayad ang current year para makakuha.

    Hello po ma'am, sana po masagot nyo ang aking katanungan. May lote po kami sa isang subd sa city, bale po lot lang ang binili namin dati sa developer at paunti unti na namin pinagawan ng bahay. Actually until now (2022) hindi parin po completely finish. Last year binayaran namin sa cityhall ang lote at mga around 2k - 3k para don sa 150sqm. Tapos nung tinanong din naman kung pwede na namin din bayaran ang house, sabi samin the following year nalang daw para ideclare na namin ng house and lot. So nitong pagpasok ng taon gusto na namin bayaran ang house & lot na taxes, at nung inassessed na nila yung bahay palang ay magbabayad daw kami ng mga around 11k at discounted na daw yon at di pa nga kasama don ang sa lupa. Ang tanong ko po ngayon ma'am ay - yung amount na yon na sinasabi nila ay sakto lang po ba yon na tax? Syanga nga pala ma'am yung structure mismo ay 70 sqm lang pero ang lupa mismo ay 150sqm. Maraming salamat po.

      70sqm, bungalow lang po? Pwede nyo po ireklamo kung hindi tayo kunteto sa assessment ng property. Ito po ang rule 👇👇👇
      It provides that no protest shall be entertained unless the taxpayer first pays the tax, where the words “paid under protest” shall be annotated on the tax receipts. The protest in writing must be filed within thirty (30) days from payment of the tax.

Sabi pa nga po nila dapat aabot daw ng around 16k tapos nireduce nalang nila hanggang around 11k. At ang pinag tataka ko po ma'am nung pinuntahan nila eh susukatin daw muna, bakit nila pa sususaktin eh may record na nga sila ng plano at andon ang size din ng bahay.       Zonal Value po ang galing sa BIR and they are not the one assessing for the RPT collection. Check the latest tax dec para ma-compute ninyo ang RPT.

      Isa sa requirements sa transfer of title is Tax clearance, kung mabayaran na ninyo at nakuha na ninyo TCT, most likely kayo po ang magbabayad ng unpaid tax para makuha ang tax clearance.       Hindi po naniningil ang assessor ng amilyar. Assessed value lang po ang binibigay nila. Sa local treasurer po kayo magpa compute ng amilyar.

    Ask lang po, Buyer po ako, May Extrajudicial settlement of estate March 2021 - (hindi po na publish ang EJS)
    and deed of sale May 2022 (separate documents). Ok lang po ba ito, o dapat mag ka pareho po ang date ng extra judicial settlement at ang deed of sale.
    EJS 2021 (wala po bang penalty ito sa BIR)
    Concern ko po: yung lote lang po ba na Nabili ko sa seller ang Subject sa estate tax. Hindi na po ba Masasangkot ang iba pa nilang property. Please advise po. Maraming Salamat po.

    Not that i can afford, magkano kaya estimated amilyar ng isang bahay sa Ayala alabang that sold for 150M?
    My guess is 500k/yr.

      150M is the selling price.
      For the amilyar, Kindly check the latest assessed value (tax dec) and multiply by 3%.

    Sir, ask lang po. Namatay ang decedent sa US (Los Angeles), sa death certificate walang nakalagay na address, blank ang space for address, Saang RDO pupunta para magbayad ng estate tax.
    Ask narin po, pwede po ba ang ako (buyer) ang magbabayad ng estate tax thru authorization letter from heirs (ama at 1 anak)
    May EJS with sale napo, authorization letter., need pa ba ang publication sa BIR.

      Local Treasurer lang po kung saan located ang property. Kindly check kung meron silang online payment or contact someone in the area to pay on your behalf.

    Naintindihan ko po ung pag bayad ng tax sa lote pero Bakit po pati ung bahay na tinayo sa lote is May tax Tapos yearly din, hindi po ba sobra sobra naman ung sinisingil nila? Hindi ko naman hiningi sa gobyerno ung pampagawa ko ng bahay so bakit pati un lalagyan nila ng tax?

      Lahat po mam part ng real estate meron pong tax. Nasa batas po natin yan kaya wala po tayo magagawa.

      Depende po sa agreement ninyo ng owner ma'am. Kung room lang naman hindi po magbabayad ng amilyar ang tenant.

      @@brokermerlynbalili Nagrerent po kami ng bahay and walang agreement po or pinapirmahan na kahit anong contract po sa amin. 500 po lagi ang tinataas niya sa amin pati sa ibang nangungupahan din po. Bale 6 na bahay po pinapaupahan niya sa iisang lupa.

    Ask lang po, im the buyer, may deed of sales na po kami ng seller, may tatak na po sa BIR at sa Assessor's office already settled all taxes. CGT at doc stamp, Released narin ang CAR nasa amin napo.
    But Registry of deeds said, magpagawa daw ng extra judicial settlement (dahil patay na ang asawa)
    Kung magpapagawa po kami ng Extrajudicial settlement, ano po bang Klase
    EXTRAJUDICIAL SETTLEMENT OF ESTATE or
    Extrajudicial settlement of estate with absolute sale
    Alin po dito
    Magbabayad ba ulit ako sa BIR ng mga taxes, cgt, doc stamp using EXTRA JUDICIAL SETTLEMENT OF ESTATE WITH ABSOLUTE SALE. (kahit processed na sa bir yung deed of sale)

      Unfortunately, hindi ninyo natanong kung buhay pa ang owner ng property. Magbabayad pa po ng Estate Tax para matransfer sa tagapagmana ang ownership ng property or mabenta nila.
      Ang exta judicial settlement ay isa lang sa requirements in paying the estate tax.
      Dahil may ibebenta nila sa inyo, gagamitin nyo po ang Extra Judicial Settlement with Deed of Sale para derecho na sa inyo ang title.
      Dadaan po ulit sa BIR gaya ng sinabi sa inyo. Kailangan nyo po ng lawyer para magawa ang extra judicial settlement kasama na din ang publication.

      @@brokermerlynbalili Salamat po Ma'am.🙏 Confirmation lang po. Extra judicial settlement of estate with absolute sale, ang babayaran lang po namin ulit sa BIR is ESTATE TAX, at hindi ang capital gain tax at doc stamp, tama po ba, nasa akin napo ang CAR, using yung deed of sales.
      Dahil settled ko napo yun at same property naman.
      Hindi po ba mababalewala ang deed of sales namin, dahil may tatak na ng BIR at assessor office. Kung magpapagawa kami ulit ng EXTRAJUDICIAL SETTLEMENT WITH ABSOLUTE SALE.

      Pag may protest po sa local treasurer po tayo lalapit. Usually, bayad po muna para maaccept ang protest.

    Yung property po kasi nakuha namin from pagibig foreclosed properties po and na award samin ng 2015.
    Sad truth po, recently ko lng nalaman ung regarding sa property tax which is di namin nabayaran since mag move in kami ng septemeber 2015.
    Ang tanong ko po is ung property tax na babayaran po ba namin is from the time na nagmove in kami which is 2015. Or pati po ba ung mga years na hindi binayaran prior sa move in namin? Thank you po.

    tanong po, nakuha namin ang title ng lupa nong 2015 kaso dipa namin nabayaran ang amilyar to present. Sabi to pay real proprty tax need daw ng tax declaration..Ang hawak po namin tac declaration is yong dati pang naissue ng assesor office nong 2015 habang prinaprocess ang title. Valid po ba ipakita sa assesor office ang dating tax declaration nakapangalan sa dating owner pero same propert y lang naman or need pa ba naman magapplt ng updated tax declaration. tnx

    Hello po .. salamt po sa video pero pwede po magtanong yung nabili ko pong lupa pero portion lang po sa heirs ng lola ko sa mismong tito ko binili 62 sqm lang po ang binili ko tapos nakalagay mo sa tax dec 1,062 sqm. Tapos medyo matagal tagal na po hindi nabayaran ang lote ng amilyar 2022 ko po nabili ang lote then since 2016 pa po hindi na nabayaran ang lote magkano po kaya ang mababayaran ko 1,380,600 yan po ang market value niya base sa update tax declaration niya salamat po sa makakasagot

      In papers, yung nagbenta pa din po ang may legal rights sa property. Kung patay na ang nagbenta, kailangan po magbayad ng estate tax. Mag execute kayo ng extra judicial settlement with sale para malipat sa inyo ang ownership. Better to consult a lawyer po para maayos ang papel ninyo.

      Expect nyo po na mataas na ang babayaran ninyo since naipon at meron ng interest at penalties.
