  • Touring a Japanese $4.5 MILLION dollar mansion in Las Vegas! The entire home was built by Jewel Homes and designed by famous landscape photographer/artist Peter Lik. There are less than a dozen homes designed by Peter Lik. This $4.5 million dollar mansion is located in Las Vegas, really close to the strip!

      Good news is the house is North-South facing so sun intrusion isn’t an issue, that with double panel glass and solar panels will improve energy efficiency.

    I saw this one on the market 2 years ago for significantly less money. Very beautiful home. I would personally find it hard to integrate my personal style (goth) into this architectural style, maybe Spanish Revival would be the closest fit for me. Also I'm about 4.4 million dollars short. But you never know!

      @@avilesandres It is a nice structure (it should be for $4.5mil) but an over-the-top design in what looks like a suburban gated community. And the photographer is talented but more of a marketing genius than a "master" photographer. Also, he owns Jewel Homes and their site is filled with CGI design treatments that are far from restrained.

      @@jimjimgl3 Plus, the home is NOT worth it. Look online for what you can get, NEW! for that amount or less in Las Vegas! Plus, the area is SKETCHY and UGLY! I wouldn't walk my dog around the block!

      @@hemaccabe4292 Thanks... all kidding aside, the minimalistic finish of this kitchen might give the impression that is "all show no go" but it is well equipped for any homeowner to prepare a multi-course meal for their family or guests.

      It was for sale for 2.9M in 2019. SOLD for 3.8M in 2020. And since then it's been listed several times by different brokers with the latest list price of 4.29M.

    I know the area it’s in-but didnt know the details of this exact house. The area is not for everybody. However, the home clearly looks top notch and some very impressive finishes. I personally enjoyed Jonathan’s tour-I felt like he did a nice job showing off the home. I’m certainly no realtor-but just a general question: what impact would staging this house have? I only ask because I just wonder if it would make the house feel a little less sterile in the tour. While it is clearly a nice home-it almost plays and feels like a museum more than it does a home without it being furnished. Is staging high end custom homes a big “no no” in the world of real estate? Genuinely curious.

      I'm not even from Vegas and just stumbled in this video and just seeing the drone of the surrounding area already gave my spider senses a tingle to question the area. It just doesnt fit in (this house) with the other homes and area. It's like selling a ferrari or bugati on a used car lot full of $10-20K toyota honda ford, etc. And yes I agree, its a beautiful home, like artwork, but doesnt feel like a home. Staging MIGHT change that. Sterile was a good word you used. I feel minimalist and futuristic type homes like this do need to be staged, because its not common for most to see. The typical contemporary style homes can get away without staging because people can already imagine it in their heads. Jonathan really needs to be on top of his game to try and sell this home. I've seen a lot of 4.5 mil homes in vegas I rather have than this thats for sure in nicer areas. This home is very niche and will need to find a specific type of person who would bite on it.

      Great suggestion Jeff! To answer your question, luxury homes that are vacant typically shows better when professionally staged, this home is no exception. In fact, it’s been suggested to the owner and is being considered. Traditional staging is effective, but also very costly, so some owners may not necessarily want to cough up the big bucks, even if the realtor splits the cost. Not saying this is the case, but since you’re curious thought I’d shed some light on how staging works behind the scenes.

      Moi, great observation. Just to give you some perspective, homes in that neighborhood (not counting these custom homes) has an average sales price of 700-800K; that’s 200-300K above an average home in Las Vegas. But the contrast of this type of home right next to it makes the other homes look inferior. In addition to the homes itself, the other value is the land they sit on. Land is becoming more valuable in Las Vegas because we’re landlocked. And it helps that the main Las Vegas attraction is just 10 minutes away.

Awesome stuff and I totally understand your explanation of how sellers might not fully understand that sometimes it requires spending money to make money. I really hope that this seller does consider it-as I can tell you that I feel like not having it staged is really creating a lot of lost opportunity. For example-that enclave where the bed would go in the primary bedroom could be a dramatic moment for a potential buyer if they saw a lovely bed that fits into that scheme. Also-the wonderful indoor/outdoor dynamic that is created by those custom pocket doors would also be one of those breathtaking moments for potential buyers with proper staging. In any case-maybe the input here in the comments could be shown to the seller to perhaps motivate some potential staging. I really think it would help it garner more attention and potential buyers.

    It's a great house, but I don't like the kitchen and the bathroom being black and dark. the house overall would look better with a clearer wood and white/beige tones

    I think I would prefer to own 10 450k homes. I feel like this is more appealing to new arrivals to Vegas because if you have lived here forever you're a little over the desert vibe and would prefer palm trees to cacti. Cactus and desert landscape just remind me of how hot it is.

    its a beautiful home and more like an art installment than a home so its a no for me even if I could afford it. Also i dont like having a 4.5mil house next to mediocre homes just across and down the street. The neighbors may see me as being pretentious building this home in this type of hood. I'm not from Vegas but the drone video of the surrounding area tells seasoned people who have been around enough. Kinda crazy they even built this there.

      That was my point to Mr. Chao, this was my dream house, and my realtor did NOT inform me it was in a type of rural preservation area where most homes are 500k with roosters and broken cars on cylinders, and NO ONE walking around. I was so angry, it was so scary and ugly, and then THIS house! The TARGET! I would not let my kids walk the dog in Front of the house. But I thought for 2.9 and the view it might be worth it-- but "Supposedly," it was "bought," and now it's 4.5! My husband and I laughed for like an hour!

      I agree that there’s more artistic value than practicality, most things deemed “luxury” tend to share that commonality. As for the neighborhood, being in the rural preservation area, it attracts certain types of residents. From what I’ve gathered from the owner and the neighbors everybody keeps to themselves for the most part, but also very hospitable amongst the neighbors. Works for some, not for all.

And I think it just feels like a mistake in that area... is like one Mercedes in a parking lot SEA of 1990's Toyotas! What car is the thief going to target?

    This house is in an UGLY SKETCHY LOOKING neighborhood, I went to see it in October, and the area was not maintained; it looked BAD and very GHETTO! All 3 homes look abandoned, and yards were NOT maintained when I visited! My question is, Mr. Chao, it was at one point listed for 2.4 or so... How can they dare charge this much, the 10-ton ROCK? It might sell to another corporate investment property. NO HOA, BUT the area looks SAD. The home seems DIRTY! And the BARN HOMES! The Jewel BARN home won't even sell in LA, THEY WILL NEVER SELL, and if they do, I'd love to know who was the FOOL! How can a company be so clueless about the demographics of Las Vegas? MAYBE for under 2 million, a competent person might buy it! STICK TO PHOTOGRAPHY

      As for the sales history, it was for sale for 2.9M in 2019. SOLD for 3.8M in 2020. And since then it's been listed several times by different brokers with the latest list price of 4.29M. Here's the thing, the rural preservation area isn't for everyone, and like any community that is absent of an HOA, the standards can be hard to set. The Jewel homes aren't like anything else in the area, but I do see the pride of ownership in most of these neighboring homes. Institutional buyers wouldn't touch this type of home because they need consistency for better ROI. This is a unique property fit for a very specific buyer, and I don't think it'll have any problem selling given the proximity to all the current and future main attractions.

However, my realtor NEVER mentioned it was in a "Rural Preservation Neighborhoods" -- I just learned that NOW, FROM YOU! And let me tell you, on paper, the idea of "Rural Preservation Neighborhoods" seems reasonable. But in reality, my 2.9 million dollar home (NOW a ridiculous 4.5) seemed to be Bourgeoisie and "privileged" for the area, and for me to feel SAFE! Do you genuinely believe ANYONE coming out of that house would let their children walk their dog? NO WAY!

    The modesty and economy of Japanese house designs is not good for expensive homes. After 1 million it's better to switch to different styles like minimalism or even something classical

      Non-gated, rural preservation area. I encourage you to checkout the Google Maps street view to get a feel of the area. The average sales price in that neighborhood (not counting the Jewel Homes) is at $760,000. The average sales price of a single family home in Las Vegas is $525,000. Just to give you perspective.
