The lady is a gem! Sweet, smart, actually cares about her tenet. She follows through on details, I knew the moment each step happened on my washer install the next day as I couldn't be there. No train noise as of yet, minor rooster crowing, but I spent six months in Mexico before coming here, so that's nothing. So far, I'm loving the place.
I don't mind the noise of trains passing by, it's the horn blowing. But they usually only blow it near crossings. Be interesting to know if they blow those horns on a set schedule.
I live exactly 1 mile from a railroad crossing. Every time there is a accident or definitely a death on the tracks near my home. They will blow their horn for at least 1 mile while traveling through my portion of town. It will last for months. Then it calms down again until the next accident. A few years ago I installed double pane windows. If I’m awake at 4 AM in the morning I can hear it blowing its horn but it’s not loud enough up to wake me out of a sound sleep. But for the last year or so no horn.
@@julianweekes honestly, I think you'd be better served by using Lou's Survival Guide. Many of the little things you need for Thailand are not shown in TH-cam videos, there's time constraints. Fortunately for me Lou took me under his wing and taught me, it's because of him I learned how to make my own way and find a condo. 👍 These condos Su has available will go quick, where would you look if they were gone? He's paying for the privilege of a new build and the opportunity to see it fall apart right in front of his eyes. Hell, the penthouse even has the sam plastic flooring, colour and everything, just another cheap build. If he moves out in a year or two and he likes the location etc I think he did ok but it's no steal in my book.

But, I have to say that I had a really bad experience with Frang Thai Visa. I thought to pay a premium and get a professional service for a visa on arrival extension to save me the headache of doing it myself, boy was I wrong going to these guys. Totally unprofessional for the high premium they charge for the service. The whole process was a big cluster you know what. It was much harder dealing them than actually doing the work myself at the immigration office. Hope to meet you one of these days as I truly value your work and the content you bring.
The 20 year Thai Elite visa comes out to 4,166 Thai Baht a month over the 20 year period. Money well spent to avoid the bank/immigration/re-entry hassles as well as the ever changing rules. Thats $118 USD per month at today's exchange rate.
Yes I have been going back and forth for months with the Thai retirement visa and the Thai Elite Visa. I know I can afford the 20 years Thai elite visa for $28,825. But at the same time my cheap ass tells me to go the other way. If you look at the 20 years Thai Elite in 20 years time day by day you only pay $4 a day. 😅. Most people forget to look at things in real long terms.

50k a month for a 2 bedroom penthouse? Sure, but only if it was at The Base or another central Pattaya condo. 50k a month can get you a 3 or 4 bedroom HOUSE with a private pool in a gated community. Condo building in the middle of nowhere? Hard pass! I will say the 38sqm condo was nicely laid out for the size, I'll give it that. Better and bigger than a 15k condo I rented off a side street of Boukow last trip.

Before I had to move back to Indiana to care for mom, I was living in Spokane. Right in the downtown. and there was an elevated trail track that was like a parking lot away from my building. I swear I never thought so many trains would go by in a day. LOL. I tried to do the "no cable/HDTV antenna" thing. Always better to get someone to do paperwork for you. I did like to explore the housing options. Heaven knows there are enough condos and houses to double the country's population. On my trips I would sit on the balcony and count the number of lights on (occupied) vs the never lit ones.
retirement extension is very easy to do for yourself if you have the correct funds in the bank, marriage extension slightly more difficult but no need to pay agent, but like they say ,up to you
I did the visa renewal myself last time but it was a right hassle. Got the paper work wrong and had to fill it out again and get back in the long queue then when I did I had forgot something so had to go back the next day, nightmare 😂 definitely worth paying a bit extra for someone else to do it!
im not sure if the railroad will be an issue i spent about 6 or 7 months in pattaya on the dark side so was back and forth over the tracks and never saw a train in all that time LOL
Yeah, it is rare to see a train but I've stopped there on several occasions and it was always a passenger train. The bad ones are the freight trains but don't see many.

The condo for 12k is priced in the range but the penthouse is extremely overpriced in my opinion. That area requires your own transPortation. He is a brave soul. Now may not be the best time to be entering the rental market. Prices have jumped in many cases by 15k or more on the belief that things are returning to normal. I rather walk to the supermarket or restaurants or cafes, but that is my way of living comfortably. There are a few residential places that meet both criteria but they may not meet everyones budget or lifestyle. One place I found was almost perfect. Only missing a tennis court. Another in jomtien had the court and tennis wall but the markets were not as good. Sometimes, we compromise. That is part of my life, i love the crazies but only for a whike. Have a good one.

If you apply for a retirement visa through one of the visa agents here in Pattaya - No background check is needed at all. You don't even need any money in the bank or any proof of your income, whatsoever! For around $1,000 you can get yourself a 15 month retirement visa in Thailand. ... And Next year extension of your visa is around $450
To make a multiple re-entry stamp worth while you would need to leave the country three times in a year. If you only plan two trips a single entry twice is still cheaper.

ah yes, visa renewal time.. surprisingly, it's gotten quicker and easier post-covid... My last renewal took under an hour (from entering the bank, to leaving immigration; pp pickup next day after 2p)... Learned the front immigration check in desk closes early, so don't rush in @ 4p, expecting to get a service number... lol Had to come back the following day (after pp pickup) to do the multi-entry permit... That penthouse looked nice, but a lot of wasted space... Check out some of the ones at LK Legend... lol above my pay grade...

They have such a horrible immigration system there and Ive experienced if first hand. The Philippines now seems to have a simpler less hassle immigration.
I don't see the point of putting 800,000 baht into a Thai bank account or paying for insurance, it's all dead money. Why not pay a visa agent 20,000 per year to do your visa (no deposit required), and keep the 800,000 in a safe at home for medical bills, you could even top that up with the amount you pay annually in insurance premiums (average 40,000 baht per year), so it's growing every year, but at least it's still your money. Many Farangs and Thai's don't realise how difficult it is to get funds from a single named bank account in the case of death, or if you choose to leave the country. A solicitor has to fight for the money in the case of death and generally after that, there is very little left if any, as it can take 1, 2 or even up to 3 years to sort out. Don't believe me? ask your Thai bank. You may say once i'm dead who cares, but many people have partners and/or children that they need to consider, so keeping access to your funds could be important for you.
I know exactly what you're saying because I personally had to go through it. My mother owned a condo and lived in Pattaya for many years. She developed Alzheimer's and I had to take her out of Thailand because she needed full time care. Getting her money out of the Thai bank that was in her name was a complete nightmare. Depositing money in a Thai bank is no problem but try taking it out especially if your name isn't on the account.
@@lockieharris2005 Having visited there many times I think it's best just to go there on a tourist visa and that will give you at least 30 days there to just go into one of the many offices there and they will help you extend your visa and tell you what options for living there long term.
Absolutely correct it happened to me in Pattaya when I attempted to withdraw money from a bank account. Easy to deposit and a real nightmare to withdraw your own money.
I recall an Immigration officer, I think it was in Pattaya, telling me to go back to Chiang Mai to renew my visa. ( I am in Massachusetts now - expect to be in SE Asia next month). I was hurt that he refused to just stamp the dam paper which he could have done.
I think that if you pay an additional 200 dollars (7000 bhat) there are agencies that will get you the visas without you doing the banking statement requirement and the insurance requirement. Maybe she can do this as well. I did some research as well. There are agents who will do the 90 reporting for free if you use them to get your yearly visa. 200 bhat is a cheap price relative to other agents that charge for the service. How long has she been in business and does she accept credit cards? At least she has an office which is a good sign. I talked to a few without offices which is a no go for me. Thanks for the video.
There are Visa Agents who can do that but usually it is because they have a "connection" in a particular office. A lot of people who went that route have reported problems later on, especially if they change location, say for instance they move from Pattaya to Phuket. The office in Phuket (or wherever) can and sometimes do refuse to renew the visa because it lacks the proper chain of documentation. Just because one office pushed the rules doesn't mean other offices will carry it on. One can end up stuck with the same agent and find every time you need a renewal, you have to travel back to that location to do it. It's a slippery slope.
I know two agents in the area who do it. They have local connections and I will not give their names, but they have been doing it for over 10 years and their service is extremely professional. The thing is that some people would rather be making money on that cash than having it sit in the bank gaining a very low interest rate. If you gain 500 or more dollars a year then it may be the right choice for some individuals. Not to mention the wasted time in banks. My time is worth more than waiting in line for hours to find out I did not dot every i or cross every t. I have heard far more horror stories from the DIY group needing to go to offices 5 or more times because they wanted to save that little money. If you are that tight on money then retirement will be challenging. I rather spend money in Thailand than go on the cheap. Everything has risk in life. As long as no crime was committed then you have options. I will not expound.

im not sure if the railroad will be an issue i spent about 6 or 7 months in pattaya on the dark side so was back and forth over the tracks and never saw a train in all that time LOL
Yeah, it is rare to see a train but I've stopped there on several occasions and it was always a passenger train. The bad ones are the freight trains but don't see many.

The condo for 12k is priced in the range but the penthouse is extremely overpriced in my opinion. That area requires your own transPortation. He is a brave soul. Now may not be the best time to be entering the rental market. Prices have jumped in many cases by 15k or more on the belief that things are returning to normal. There's always taxis. I'm like the renter, I'd prefer not to be right in downtown Pattaya as well.

@@Roof_Pizza i agree with not being in the center of things. It is too much mentally to be around it for more than a couple weeks. I rather walk to the supermarket or restaurants or cafes, but that is my way of living comfortably. There are a few residential places that meet both criteria but they may not meet everyones budget or lifestyle. One place I found was almost perfect. Only missing a tennis court. Another in jomtien had the court and tennis wall but the markets were not as good. Sometimes, we compromise. That is part of my life, i love the crazies but only for a whike. Have a good one.

If you apply for a retirement visa through one of the visa agents here in Pattaya - No background check is needed at all. You don't even need any money in the bank or any proof of your income, whatsoever! For around $1,000 you can get yourself a 15 month retirement visa in Thailand. ... And Next year extension of your visa is around $450

To make a multiple re-entry stamp worth while you would need to leave the country three times in a year. If you only plan two trips a single entry twice is still cheaper.

ah yes, visa renewal time.. surprisingly, it's gotten quicker and easier post-covid... My last renewal took under an hour (from entering the bank, to leaving immigration; pp pickup next day after 2p)... Learned the front immigration check in desk closes early, so don't rush in @ 4p, expecting to get a service number... lol Had to come back the following day (after pp pickup) to do the multi-entry permit... That penthouse looked nice, but a lot of wasted space... Check out some of the ones at LK Legend... lol above my pay grade...

They have such a horrible immigration system there and Ive experienced if first hand. The Philippines now seems to have a simpler less hassle immigration.

I don't see the point of putting 800,000 baht into a Thai bank account or paying for insurance, it's all dead money. Why not pay a visa agent 20,000 per year to do your visa (no deposit required), and keep the 800,000 in a safe at home for medical bills, you could even top that up with the amount you pay annually in insurance premiums (average 40,000 baht per year), so it's growing every year, but at least it's still your money. Many Farangs and Thai's don't realise how difficult it is to get funds from a single named bank account in the case of death, or if you choose to leave the country. A solicitor has to fight for the money in the case of death and generally after that, there is very little left if any, as it can take 1, 2 or even up to 3 years to sort out. Don't believe me? ask your Thai bank. You may say once i'm dead who cares, but many people have partners and/or children that they need to consider, so keeping access to your funds could be important for you.
I know exactly what you're saying because I personally had to go through it. My mother owned a condo and lived in Pattaya for many years. She developed Alzheimer's and I had to take her out of Thailand because she needed full time care. Getting her money out of the Thai bank that was in her name was a complete nightmare. Depositing money in a Thai bank is no problem but try taking it out especially if your name isn't on the account.

@@lockieharris2005 Having visited there many times I think it's best just to go there on a tourist visa and that will give you at least 30 days there to just go into one of the many offices there and they will help you extend your visa and tell you what options for living there long term.
Absolutely correct it happened to me in Pattaya when I attempted to withdraw money from a bank account. Easy to deposit and a real nightmare to withdraw your own money.

After arriving in Thailand with an O-A retirement visa, can you do a 90 day check in from any Thai Immigration office near where you live?
I recall an Immigration officer, I think it was in Pattaya, telling me to go back to Chiang Mai to renew my visa. ( I am in Massachusetts now - expect to be in SE Asia next month). I was hurt that he refused to just stamp the dam paper which he could have done.
All I gotta do now is win the lottery and I be there, in the penthouse, with bells on!

I think that if you pay an additional 200 dollars (7000 bhat) there are agencies that will get you the visas without you doing the banking statement requirement and the insurance requirement. Maybe she can do this as well. I did some research as well. There are agents who will do the 90 reporting for free if you use them to get your yearly visa. 200 bhat is a cheap price relative to other agents that charge for the service. How long has she been in business and does she accept credit cards? At least she has an office which is a good sign. I talked to a few without offices which is a no go for me. Thanks for the video.
There are Visa Agents who can do that but usually it is because they have a "connection" in a particular office. A lot of people who went that route have reported problems later on, especially if they change location, say for instance they move from Pattaya to Phuket. The office in Phuket (or wherever) can and sometimes do refuse to renew the visa because it lacks the proper chain of documentation. Just because one office pushed the rules doesn't mean other offices will carry it on. One can end up stuck with the same agent and find every time you need a renewal, you have to travel back to that location to do it. It's a slippery slope.
I know two agents in the area who do it. They have local connections and I will not give their names, but they have been doing it for over 10 years and their service is extremely professional. The thing is that some people would rather be making money on that cash than having it sit in the bank gaining a very low interest rate. If you gain 500 or more dollars a year then it may be the right choice for some individuals. Not to mention the wasted time in banks. My time is worth more than waiting in line for hours to find out I did not dot every i or cross every t. I have heard far more horror stories from the DIY group needing to go to offices 5 or more times because they wanted to save that little money. If you are that tight on money then retirement will be challenging. I rather spend money in Thailand than go on the cheap. Everything has risk in life. As long as no crime was committed then you have options. I will not expound.
Condos hmm many around for the right price most times better to let your hands do the shopping and look for oneself it's not hard.

could you apply for Thai Citizenship? is that something someone can do, it seems to be easy by what I have read, and I'm sure there is some kind of work around for reading and writing Thai. and do you get your new passport over there when it's time, are do you fly back to the states?
There is a process to apply for permanent residence, not sure about citizenship.
