    The lady is a gem! Sweet, smart, actually cares about her tenet. She follows through on details, I knew the moment each step happened on my washer install the next day as I couldn't be there. No train noise as of yet, minor rooster crowing, but I spent six months in Mexico before coming here, so that's nothing. So far, I'm loving the place.

      I don't mind the noise of trains passing by, it's the horn blowing. But they usually only blow it near crossings. Be interesting to know if they blow those horns on a set schedule.

      I live exactly 1 mile from a railroad crossing. Every time there is a accident or definitely a death on the tracks near my home. They will blow their horn for at least 1 mile while traveling through my portion of town. It will last for months. Then it calms down again until the next accident. A few years ago I installed double pane windows. If I’m awake at 4 AM in the morning I can hear it blowing its horn but it’s not loud enough up to wake me out of a sound sleep.
      But for the last year or so no horn.

      @@julianweekes honestly, I think you'd be better served by using Lou's Survival Guide. Many of the little things you need for Thailand are not shown in TH-cam videos, there's time constraints. Fortunately for me Lou took me under his wing and taught me, it's because of him I learned how to make my own way and find a condo. 👍 These condos Su has available will go quick, where would you look if they were gone? Right, it's that old teach a man to fish thing.....

      I'm learning that some provinces are lot easier than others. Sounds like yours is very good. Did they have the same requirements as outlined by Locus? Did they request a police criminal report? They do in the UK.

    Hi, this video was a great help. I pitched up at her offices and found that i didn't have enough cash but Lana still started the bank acc and visa process. After a visit to bank and immigration her driver took me to my hotel to collect cash.Definitely recommend.

    Always love to see the penthouses. Those are some of my favorite videos. My retirement income will put me in that range, so always appreciated. Thanks! Edit: My favorite penthouse so far was the quite large, and older one that you showed a couple years ago, with the hot tub and entertainment space. I believe V's friend's daughter was in that one and that you stayed there a night or so. Great video!

    Hey buddy. I've been lurking your videos for a long time and just subscribed. Man, I appreciate that penthouse tour and wish you'd do more in this price range. I'm retiring end of this year in Patts and am looking online constantly for what i might expect (of course i expect what i'm seeing now to be gone, but just getting a feel for things). My limit is 50K baht monthly for a place and am considering both nice condos and pool villas. More of these please! Thank you for the work you do there. I hope to cross paths someday.

    I used Lana this past Wednesday to extend my tourist visa. Excellent service and a much better prices than I was quoted by other agencies. I went to her office without an appointment and within 2 hours my passport was stamped with my 30 extentions. HIGHLY RECCOMENDED!!!! THANK YOU

    Greetings from Pratumnak Hill, Lucas!
    12,000 baht per month on a 1 year lease in that building - is a TERRIBLE DEAL! No water views, No Gym to speak off, no Sauna, no Rooftop Swimming Pool...I pay just 13,000 baht per month and I get all that and I am not in the Dark Side, but in Pratumnak Hill - next to the Chocolate Factory, with Direct Water Views from 31 floor!

      He's paying for the privilege of a new build and the opportunity to see it fall apart right in front of his eyes. Hell, the penthouse even has the sam plastic flooring, colour and everything, just another cheap build. If he moves out in a year or two and he likes the location etc I think he did ok but it's no steal in my book.

    Hi Lucas, I love your channel and have probably watched every video you posted in the past year and so. Love your suggestions and the places you visit and have tried a lot of them. But, I have to say that I had a really bad experience with Frang Thai Visa. I thought to pay a premium and get a professional service for a visa on arrival extension to save me the headache of doing it myself, boy was I wrong going to these guys. Totally unprofessional for the high premium they charge for the service. The whole process was a big cluster you know what. It was much harder dealing them than actually doing the work myself at the immigration office. Hope to meet you one of these days as I truly value your work and the content you bring.

    The 20 year Thai Elite visa comes out to 4,166 Thai Baht a month over the 20 year period. Money well spent to avoid the bank/immigration/re-entry hassles as well as the ever changing rules. Thats $118 USD per month at today's exchange rate.

      Yes I have been going back and forth for months with the Thai retirement visa and the Thai Elite Visa. I know I can afford the 20 years Thai elite visa for $28,825. But at the same time my cheap ass tells me to go the other way. If you look at the 20 years Thai Elite in 20 years time day by day you only pay $4 a day. 😅. Most people forget to look at things in real long terms.

    50k a month for a 2 bedroom penthouse? Sure, but only if it was at The Base or another central Pattaya condo. 50k a month can get you a 3 or 4 bedroom HOUSE with a private pool in a gated community. Condo building in the middle of nowhere? Hard pass!
    I will say the 38sqm condo was nicely laid out for the size, I'll give it that. Better and bigger than a 15k condo I rented off a side street of Boukow last trip.

      agreed. 50k is a crazy price for that condo. even if it is a penthouse. Great houses available for half that amount here on the Darkside.

      Not a good deal for the other side of Sukhumvit .A similar Condo in Jomtien can be got for B8,000 a month.He pays B12,000

    Fun video! The visa info is helpful too. (Though it seems like there are always changes!) I know what you mean about the railroad track thing. Before I had to move back to Indiana to care for mom, I was living in Spokane. Right in the downtown. and there was an elevated trail track that was like a parking lot away from my building. I swear I never thought so many trains would go by in a day. LOL. I tried to do the "no cable/HDTV antenna" thing. Every time the train went by, my tv could lose the picture! haha. had to get cable:) Glad Terry got a place he liked. it looked great! anyway, hope you guys have a great weekend!

    Always better to get someone to do paperwork for you. I did like to explore the housing options. Heaven knows there are enough condos and houses to double the country's population. On my trips I would sit on the balcony and count the number of lights on (occupied) vs the never lit ones.

    retirement extension is very easy to do for yourself if you have the correct funds in the bank, marriage extension slightly more difficult but no need to pay agent, but like they say ,up to you

    To make a multiple re-entry stamp worth while you would need to leave the country three times in a year. If you only plan two trips a single entry twice is still cheaper.

    I did the visa renewal myself last time but it was a right hassle. Got the paper work wrong and had to fill it out again and get back in the long queue then when I did I had forgot something so had to go back the next day, nightmare 😂 definitely worth paying a bit extra for someone else to do it!

    I don't see the point of putting 800,000 baht into a Thai bank account or paying for insurance, it's all dead money. Why not pay a visa agent 20,000 per year to do your visa (no deposit required), and keep the 800,000 in a safe at home for medical bills, you could even top that up with the amount you pay annually in insurance premiums (average 40,000 baht per year), so it's growing every year, but at least it's still your money. Many Farangs and Thai's don't realise how difficult it is to get funds from a single named bank account in the case of death, or if you choose to leave the country. A solicitor has to fight for the money in the case of death and generally after that, there is very little left if any, as it can take 1, 2 or even up to 3 years to sort out. Don't believe me? ask your Thai bank. You may say once i'm dead who cares, but many people have partners and/or children that they need to consider, so keeping access to your funds could be important for you.

      I know exactly what you're saying because I personally had to go through it. My mother owned a condo and lived in Pattaya for many years. She developed Alzheimer's and I had to take her out of Thailand because she needed full time care. Getting her money out of the Thai bank that was in her name was a complete nightmare. Depositing money in a Thai bank is no problem but try taking it out especially if your name isn't on the account.

      @@lockieharris2005 Having visited there many times I think it's best just to go there on a tourist visa and that will give you at least 30 days there to just go into one of the many offices there and they will help you extend your visa and tell you what options for living there long term.

      Absolutely correct it happened to me in Pattaya when I attempted to withdraw money from a bank account. Easy to deposit and a real nightmare to withdraw your own money.

    The condo for 12k is priced in the range but the penthouse is extremely overpriced in my opinion. That area requires your own transPortation. He is a brave soul. Now may not be the best time to be entering the rental market. Prices have jumped in many cases by 15k or more on the belief that things are returning to normal.       @@Roof_Pizza i agree with not being in the center of things. It is too much mentally to be around it for more than a couple weeks. I rather walk to the supermarket or restaurants or cafes, but that is my way of living comfortably. There are a few residential places that meet both criteria but they may not meet everyones budget or lifestyle. One place I found was almost perfect. Only missing a tennis court. Another in jomtien had the court and tennis wall but the markets were not as good. Sometimes, we compromise. That is part of my life, i love the crazies but only for a whike. Have a good one.

      Yes, correct, just drop your passport off at the office, then pick it back up the next day. They take care of the reporting.

    Sorry but it takes me less than 30 min: to do my 1 year visa. Cost 1.900bht. Just do it yourself and save 6kBHT. Mind you I don't live in Pattaya. Even if I did I would still do it myself and spend the monies saved for something else.

      @Mark Seymour How is it relevant ??? I would have thought that was simple to work out. Making a vlog on how to waste monies, after you had done all the work yourself. Bank, Pictures, Forms, Then spending another 6100 BHT because you can't be bothered to go the the I/O seemed a bit crazy to me. Having dealt with Pattaya I/O myself before, I found them very efficient with sorting Visas. The sorry bit was for having to reply to a person that doesn't mind throwing 6k+ out of the window.

I don't really care about old builds or new builds - I only care for what I consider to be the best!     100% if i was lucky enough to retire in Thailand, i'd go the same way you did Lucas on the subject of visa's .What a Nightmare if i did it alone 🤦‍♂One pet hate of mine when staying in a hotel is the aircon units pumping hot air onto the balcony .Lovely place though for a single bloke ,Wish you all the best Terry, We are here on this earth only the once mate 👍

    ah yes, visa renewal time.. surprisingly, it's gotten quicker and easier post-covid... My last renewal took under an hour (from entering the bank, to leaving immigration; pp pickup next day after 2p)... Learned the front immigration check in desk closes early, so don't rush in @ 4p, expecting to get a service number... lol Had to come back the following day (after pp pickup) to do the multi-entry permit... That penthouse looked nice, but a lot of wasted space... Check out some of the ones at LK Legend... lol above my pay grade...

    Great info. Hey Lucas, on another vid you said you tried to do online reporting but it didn't work, I've found some possible issues with that. I'm no expert so bear with me.
    1) your first one has to be in person
    2) you can't do it from outside of the province you reside in
    3) were you using a VPN?
    4) if you're too close to the 90 day period.
    As I say I'm no expert.

    I have lived most of my life in the close vicinities of airports, and it is something that you don't notice after a while, unless the 4.30 Concord doesn't fly over at 4.30.

    Two-story (1 and a half) floors "penthouse" doesn't justify the price.
    -- Perhaps trying to emulate big city "lofts"(converted factories) ??

    Looks like a nice condo. I think I would also prefer a low building. 8th floor and still got the top floor. No noisy neighbors upstairs and little to no street noise being 8 floors up. Oh and yeah, Loucous the Rebel. Didn't follow in the family trade. Totally still enjoying your videos.

      the upper floors actually get more noise. Not from neighbours, but from any bars, music, loud exhausts, etc. this is because there is no noise insulation from the surrounding lower buildings that you get living on a low floor. I am speaking from my own experience.

    Wow! That’s a lot of trust to give someone your bank statement, your personal documents and passport for a few days. I’m surprise they don’t go and drain you bank account and open up credit cards. Not sure I have that much trust in anyone outside my immediate family member.

      The business has been there several years i think ,so i would trust them.I always did visa renewal myself though .Its not that complicated if you have the necessary requirements .

    Really good condo Myself as I stay in most nights I would like to know how much electricity as each condos vary My Thai house is just over 4baht a unit but I believe some condos charge 10 baht per unit

      The fair price for that condo is 7,500 baht per month. Electricity and water depends on your usage, of course, but mine is around 2,000 baht per month.

If you come into Thailand on a Tourist Visa with the Intention of converting that into a O- A retirement Visa can she set that All up for me ? Finding me a Bank to set up a Bank Account and all the other requirements for the Retirement Visa ? Or do I need to go to an Agency like Baan ??? Please Reply!

    I could never see the value in paying an agent when the paperwork is not complicated. Mind you I had a Thai wife who is an accountant and she completed all of the required forms.
    One correction regarding the re-entry permits. You said 2 trips would make the multiple entry permit worthwhile. That is not correct. The single entry permits are 1000 baht and the multiple entry permits are 3800 baht so 4 trips would be required.

      But the cost of the visa is already 1900. You are getting that anyway, for the additional 1900 you get re-entry so in 2 trips you are already up 100 baht.

      @@Rides4Kickz Not sure that I can follow your line of thought there. The cost of the visa extension in 1900 baht. The cost of the multiple entry permit is an additional 3800 baht. You certainly can't buy both as a package for 3800 baht.

    Informative video 👍Can you get a re-entry visa outside of the renewal process? Do you just leave the 800k in your account throughout the year to avoid issues? Seems like it might be a problem waiting to happen. Thanks 🙏

      to my knowledge you can only get that multiple entry stamp at the renewal point, but you can get a single instance re-entry permit any time. No, I think the intent is you are using that money to live off of during the year, so it is like a money trail.

      @@Rides4Kickz One can get either a single or multiple Re-entry permit stamp at the airport (passport control) as long as you have a boarding pass. Same price: B1000 (+B200 for photos if needed) for single entry, B3800 for multiple entry. They automatically fill out the form. I've done this at the airport many times and never had it take more than 30 minutes, more often about 20 minutes. Open 24/7 at BKK, Area-2. Not sure about Don Muang. At Don Muang, they share space with the overstay office so when you go in and if a line, make sure you tell them you are there for re-entry permit and not the overstay line.

    Why not just get the Thailand elite 20 year visa? My buddy got his and paid a one time payment of 30k and he gets in to stay in Thailand and leave and return when he wants no issues… its priority also and no need for all this proof of funds or health insurance etc
