Hi Rhett, need your expert advice. Much appreciated😊
1. If rooms don't have light switch & light fixture because they use lamps as light use, would that be pass or fail?
2. If there is a light switch present in the room, however the light fixture has been removed and drywalled over. Would this be pass or fail, since they can still plug in lamps?

That shouldnt be an issue at all, as long as there is a functioning source of electrical that can provide lamp access. HOWEVER some authorities will require outlets to have switches, even if they are made for lamps. But overall, shouldnt be an issue

Hey Rhett, got a question. I know you recommend a lot of what needs to be done to meet Section 8 requirements, but what if we, as clients, want to spend the money in areas you may not mention. Like new kitchen cabinets in this instance in the video or exterior fixes. What are your thoughts on those recommendations from clients?

Hey Kevin! I will always back you 100% on upgrades to make the units nicer, and add value, like adding all new kitchen cabinets. I will dissuade you against certain upgrades if I think we're wasting money and not adding value, but adding maintenance problems in the future. For instance, if you told me you wanted to put new washer and dryer in the unit, or toilet/bidet combos, or new tile flooring. I would love to have you put new cabinets in!
