    You can have crappy tenants anyhow - Section 8 or not. If Anything, Section 8 folks have to be careful not to be kicked off the program, appreciate our landlords…..and are very grateful for our homes. Unless they’re asshats - but any tenant can fit that description. 🤷‍♀️

    I have a section right voucher but can not find a owner/agent to rent to me because they don't want to take it. Because no one will take it I live in substandard housing that would be condemned if I let code reinforcement in. There no heat no inside water die to plumbing issues. most windows are plexi glass and all window frames are screwed shut. No cooking. Every toilet has pluming issues and every sink pours water
    from under the cabinet, doesn't drain, fixtures legal or are not secured. Cabinets are rotted from water damage. The roofed was tauby inside for years. Blackberries are growing inside. Other windows are broken. doors have huge gaps no dead bolt. Some floors are concrete. Rodents their urine and fevers are everywhere. Mold mold and mold. walls made if half inch plywood textured and painted. A RAMP get in but tk real steps. berries cover the entire window of the room I stay in all the way to the roof and there likely 15 feet deep. It's absolutely terrifying to live here . but if I leave I have to sleep out side in the ground. I'm in Caifornia I have a credit score of about 780 no debt fixes income and 3 vouchers but .ca t find a hole. I am lacking in that I have no recent rental payment history. I have a savings account as well what can I do?

    I need a home so badly. gwasher dryer a place to wash and vacuum my vehicle.

      On disability, same place over 20 yrs, section 8. Have inspection in week. Must be state to state. Oregon it is illegal to refuse section 8

    I enjoyed this video. You guys are doing the right thing, buying cheap, fixing up, placing a tenant, and then selling. As a long-time investor and landlord, I have learned to shy away from Section 8. Renting to people who are dependant on the government for their basic housing needs is a recipe for disaster. I am from Baltimore, and it's bad enough there, but anyone who would rent Section 8 in Detroit is truly a brave soul.

      Hi Jimmy. We do fix and flip, yes. Detroit is a great market for it. Want a house? You think we're brave souls for renting to someone with Section 8? think renting to someone without Section 8 is more brave. With Section 8, I do the same background check I did for anyone else. I see how they live now. If they can keep their house in order without ripping off doorknobs, holes in walls, junk in yards, etc., then they're a safe bet. Then I sit back and let the government pay the rent. I also don't accept people who are 100% government subsidized. I prefer when they have some cash coming in. There are lots of clever entrepreneurs who are able to cover their yard care and when their kids punch a hole through the screen or whatever else. And it's rare to evict a Section 8 tenant. Right now, at least in Detroit, the evictions are costing an extra month or two of lost rent because the courts are so backed up. If I did a nonpayment eviction, it's at least 3 months to get the person out. How are the courts in Baltimore? Are they caught up yet?

    I am on Section 8 and have lived in this place for 16 years which has always passed inspection. During Covid the inspections were stopped but this last one was from Hell and I have never had an inspection like that one. The most recent one failed due to grounding wire problem. My landlord had an electrician come in last week but was unable to fix the problem. According to him, my landlord will need to wire the whole building and handed in person to me on October 1 a vacate notice but is giving me until Feb. 2022 but I know housing won't and I am 70 living on very little Soc. Sec. retirement and I am freaking out. I am suppose to have the re-inspection on October 15 but it won't pass so why bother. I have already contacted Northwest Justice Project and spoke to an attorney on this matter. I will appeal as often as I can to buy me sometime. This killing me right now.

    I love this video very detail! I’m having my inspection Monday & I’m so nervous 😬 took my a little over 5months this year to found a place with my section 8 voucher. Do you know if I can be present during the inspection? My section 8 voucher is through Livonia Housing Commission

      By now you're already in. Sorry for my delayed response. But how did it go? Were you there? I always tell my tenants to please not be there for the inspection. It's too crowded. You will be there for the rest of the inspections once you live there though.

    Why would you want to? I'm trying to sell off estate rentals and I would never keep one, especially subject to those rules. Never, they get trashed.

      @@MoniqueBurns I think you missed the main point. I would never want to be a landlord and would never have taken it on by choice. Most renters in the areas the homes I have been responsible were repaired beyond the standard rental and became damaged even by 1 year renters. To have extra rules on top of local codes is insane. God forbid someone has retail space. Renting is a great way to go under in this day and age.

    it sounds like the poorest people have to jump thru hoops they may not even have enough education to understand. I live in another state and own my home ,thank God I am staying put.

      Hi Patsy. Yes, poor people do have to jump through hoops. I spend a lot of time on the phone with applicants teaching them how to understand their voucher. I've tried to figure out why they're sent out there not comprehending it. I think the agencies supplying the vouchers are just overwhelmed and underpaid.

    Your comment getting in there before it’s torn up is a wide open comment. You know many Sec 8 tenants are wonderful tenants. In California I was in Property management for 25 yrs. Now I’m in a situation where I’m going through that process myself. I never thought Ide be in this position. I’m in Texas now. I’m 73. Your comment was a little punch in the stomach.

      Not all my tenants on Section 8 tear properties up. I apologize if I offended you. My properties are in Detroit. I don't see a difference in how people treat properties whether they have Section 8 or not. I wish you the best going through the process. You'll be a dream tenant for someone.

    OK I have a question I moved into a place. I agree to it. I see are in a lease. I’m waiting for the church to except it but I have mildew in my cabinets. I have mildew in my sink. I have mildew in my bathroom cupboard I had holes in my screen. The flies were coming in, and my house smells what is a specialist do I have carpenter ants in my plugs and they don’t work how did this apartment pass?

      I have that question too. Applicants show me all the time their units that passed inspections and I'm blown away. Something is fishy about it.

    I would rent from you and your husband I have children but I tell them do not write on the wall use papers ,I keep my apartment clean and I hold high standard for my apartment.

    Ask yourself why do we need magic to get through an inspection especially if the tenant calls for the inspection the inspection fails and then you get yelled at and kicked out listen you see the car you're sitting in you have a place to live do you have people coming in checking up on everything you know if you did maybe you'd be gone too

    You should be telling this to people BEFORE they move in. I wonder how many people finally got their voucher and come inspection they don't pass.... What then?

      If it fails the inspection, which happens more often than not, the owner is given a repair list. The inspector comes back and makes sure the repairs were done. If they were not done, the applicant needs to find a new house.

    Do you visit the property more then once a year to check for damages from tenants?

      Usually there are repair calls between Section 8 inspections. It's a good time to see how things are. We have some tenant who never call, but those are the ones who are really good to the properties anyway. The repair calls tend to be tenant caused damages often.

    Apparently I have done everything correct because I find myself at the end of this exhausting process waiting for HUD (I think it's hud) to inspect the apartment I am told will be mine. It. Is very hot in Houston and do to my health it is becoming imposable for me to tolerate the heat. I have been waiting 25 days for the inspection. I am able to pay for a motel (I am on disability) for the begining of the month. I run out of motel 5/13/22. I am 55 and my health is failing. I am told there is nothing that can be done to hurry this inspection along. I have no idea where to go or what to do to keep myself inside. I am going to wind up in my car please advise me. Also I have no friends or family that can help me. Thank you in advance

      I hope by now you're in the property. Had I seen this sooner, I'd say to check in with your Section 8 caseworker as often as possible. It could have been that the property wasn't ready for the inspection yet. Or it could have been the caseworker has other priorities at the moment or other applications that came in first.

    How long after a pass inspection can a person actually move in?

      The day it passes or the day after, depending on the rules of the housing commission. I let tenants know I start the lease the day after. I don’t hold a passed house open not collecting rent. So be ready! They usually are ready anyway.

      In Detroit it’s a must. The courts have changed since COVID so now cash-paying tenants can’t find anywhere to live anymore. Section 8 tenants have a lower chance of eviction. Evictions went from 45 days to an extra 60 days on top of that. It must be easier to evict where you are.

      Funny guy! You sound like some people I know. I was born to be a producer and not a consumer. I'm baffled by people who don't find producing to be fulfilling. It's a privilege to be able to work. How boring otherwise!

      @@MoniqueBurns I find being a producer to be rewarding; I work to provide for my family. I work only 4 days a week because if I work a 5th day, taxes would consume the revenue. These taxes support societal parasites. Work hard because million on welfare don't appreciate your work, but it supports their idle lifestyle.
