Very knowledgeable. I am only 18 and have no real experience with real estate yet but am looking forward to creating a portfolio in the future. Starting just seems as the hardest part for me
Do you target specific areas or zip codes based on the HUD FMR chart for the region? Looking for high rent zip codes? Or do you target homes based on their condition, and regardless of the projected rent? Great video! Thanks for the info.
13:03 - god damn, the amount of valid information just from one photo... I need to now carefully view all of these details now, it's all about the science and physics of things. Can you explain why SECTION 8 Rental is the main objective to buy a house? Is it because you'll get long term valid cash flow as opposed to private rent cash flow?
I live in NC and I can’t find anyone that will accept the government 100% payment for two years!!!! My landlord sexually assaulted me after living in his home for 5yrs. I am now homeless and nobody will accept the subsidy!!
Rhett is there anyway you can make a video about where to buy section 8 properties. I'm close to Birmingham so I see a lot of properties that fit into a sub 80k price range but they are also in very dangerous parts of town. Is that a concern when purchasing, renovating, and placing tenants? Thanks

Akron has negative population growth, year over year, since the 1950’s. Why is it considered to be a sound investment location for real estate investors?
The seller doesn’t pay the buyer rep commissions. The seller negotiates with the selling agent. The seller pays the seller agent. The seller agent gives a portion or their commission to the buyer agent.
I’m 20 saving my money I’m thinking I want to get into this especially since my father works construction he knows guys for anything I could possibly need done to rehab a house
@@section8guy WOW! Interesting indeed! The snow has to be a contributing factor to roof replacement as well. Anyway, good to see what Rhett might consider pulling the trigger on!
3 prongs are great! You just need to make sure the house is GROUNDED. That means that the 3 prong outlets, which conduct more electricity than a 2 prong, have the right surge protection and connection to the ground in the event of an electrical surge or overload. If a 3 prong outlet isnt grounded and is trying to create to conduct too much power, it can start an electrical fire. A good rule of thumb is: if the unit is ungrounded, put a 2 prong outlet, if its grounded, go 3 prong! Good question!!!
There aren’t many rental properties available in Philadelphia for those with low income 1bedroom is over 1000+ . Most Asian prefer not to have the drama of dealing with roommates
They can break and then tenants expect a new replacement. They can also become a liability issue if children jump on the bed and get hit by it. Tenants can supply their own fans if they really want one.
No donald trumps dad Fred trump left him hundreds of millions of dollars. Also trump didnt do any low income rentals. He actually didn't want low income poeple renting from him.

hey what about crime in the area? some of these areas youre looking at when looking at it has very high crime around it.
